I was really happy with this accomondation! I would 100% recommend this, especially for international students. I would say it was worth it to pay a bit more for this. Good things: - super quiet and peaceful environment (maybe not the best if you are an party animal) - kind staff and maintenance people who were always happy to help with anything - modern and clean kitchen areas (and with only 3 flatmates!) - spaceful rooms and good en suite as well - I felt always safe with 24/7 reception - 25 minutes walk to uni/5 minutes walk to bus stop - 10 minutes walk to Lidl - quieter neighbourhood with greener areas and mainly students living in this area Things that could be better: - no common room for all residents, allthough most res life events were organised in the manchester gardens student accomondation basically next door - the water pressure in shower was not the best but i got used to it quite soon after moving in - and water temperature was always good!! - if you want to be super close to uni or good night life, this is not the best location for it. Tho uber from city center to Daisy Bank is around 4-5£ so I didn’t mind - the heater was always at 18 degree temperature (i could adjust it up to 23 degrees but it always came back to 18 after 5 minutes), so sometimes it was a bit cold in room

It's a quiet, good house, worth living in. The team members are all very professional and friendly, especially Claudia and Mario. The five-star rating is all because of them; the housing experience would otherwise deserve at most four stars. Objectively speaking, those one-star reviews are a bit exaggerated. The house is indeed a bit far from the school and the city center, and there are few shops around. However, there is a bus stop with the 50 route right at the doorstep, so it's not particularly inconvenient. Regarding the WiFi, it's true that it's very slow for gaming, but it's fine for attending classes and watching videos. Throughout my communication with Claudia and Mario, they also helped me clear up many misunderstandings. Overall, the feeling was quite positive. In short, I would give Claudia and Mario a five-star rating.

It's a quiet, good house, worth living in. The team members are all very professional and friendly, especially Claudia and Mario. Stayed here for my first year at uom and had a wonderful time! The bedroom is spacious, the en suite bathroom so worth it’s and big nice kitchen. Will also compliment the garden which I really appreciated during the warm weather during the exam season. I don't know if this review will be deleted but still, I'll share my experience. I am just sharing my personal experience and opinions. I really wish I could give this place a rating in NEGATIVE!!!!! My experience has been AWFUL! I would recommend don't waste your money at this place (More than £9k for the year). DO NOT COME TO THIS ACCOMODATION! However, if you have no other option, here are a few things you'll be signing up for the entire year:

  1. The location is terrible. Absolutely everything is far from this place. Here is some idea of distance (one way):

University of Manchester = 20-25 mins walk on the website of University of Manchester, it says that students can take bus 147 for free. BUT THE CLOSEST BUS STOP FOR THAT BUS SERVICE IS 10-13 MINS WALK! ALSO, THE BUS IS PACKED IN THE MORNING! at this point just walk all the way to the university.

General grocery store: 20-23 mins walk Closest GYM = 25 mins walk Closest railway station: 40-45 mins walk Big retail shops for clothes, etc = 55 mins walk

IDK why would anyone make student accommodation at such an isolated place, far from everything!

  1. The accommodation has 3 FLOORS. NO LIFTS! So if you get a room on top floor (like I did), Good Luck carrying your bags to your room. Also, on the top floor, THE WATER PRESSURE IS UNACCEPTABLY LOW in the shower. It takes forever for a simple morning shower. Upon reporting the issue, the maintenance first said THIS PRESSURE IS 'CONSIDERATE' then said THERE IS NO SOLUTION as it is on the top floor. You are paying for ensuite but not really getting the proper ensuite experience. WASTE OF MONEY!

  2. The Wi-Fi is UNREALIABLE. It keeps on disconnecting, or the internet suddenly STOPS. Upon reporting the issue to onsite staff, they said THE INTERNET IS PROVIDED BY 3RD PARTY SO CAN'T DO ANYTHING. Good luck! Giving online job interviews because you are sure to miss the job because of internet.

  3. This accommodation has NO COMMON ROOM! You can say goodbye to making friends in your 1st year because there is NO COMMON SPACE. Kitchens have some sitting but NO TV. if you are an introvert and love to be alone with no friends/ human interactions then this might be your place.

All these issues are after I have lived here less than a month. IDK What more problems are on the way!

Initially, all this might look something you can handle but remember this is your life for next entire year.

I have already applied for accommodation transfer as a last resort to get out of this place (with no guarantee of transfer). But you don't have to end up like me. BE CAREFUL! KNOW WHAT YOU'LL BE...

This accommodation isn’t worth the stress. It’s far out unsociable, only area on site to socialise is the smoking area as they took out the social areas. Just feel like you could get better value closer to centre, with better facilities and overall a better first year uni experience. As well as this I had friends who had money held from them for months when she was relying on that finance which I believe is unreasonable as it was her money.

This place makes it harder to meet friends, as flats are usually unsociable which makes it harder and is different from a traditional uni accommodation. The only social area is the smoking area, which is a dirty bench in which people would crowd around as there was no where else to meet people. Just pick somewhere else, you’ll appreciate it.

The location is also incredibly annoying. You spend so much money on bus passes and day passes which is around £5 a day. This does get expensive. And due to the accomodation not being on Oxford road you don’t have 24 hour buses. This means you either have to do a long dark walk, by abandoned houses which is about 10 minutes if your coming from the stop where the 24 hour buses are. This isn’t something you’d want to be doing, especially when your coming back from town late at night. The 50 bus stops just past midnight which is annoying meaning you do end up ubering if you don’t want to do the long dark walk. This means that this accommodation does add up, you spend a fortune just on getting back from centre and town.

Also the noise!!! Don’t even get me started on how loud the labourers can be like it was a joke. In the last few weeks of this accommodation they were making so much noise, during exam period? Drilling from 9am, when I’m paying to be there and live there. It was a joke, I was finishing work at 2am and I would get home sleep for a few hours and drilling would wake me up so early. This is a refurbishment project I get, but so loud and obnoxious whilst we were living there isn’t fair. I had constant issues with this as I had to stay there to work and for exams and for a good few weeks there was nothing that could be done. Couldn’t they have waited until all the bronze contracts had ended until they started refurbishing. The side gate was also broken for at least 4 months, and when I left it was still broken, meaning anyone can walk in. Not worth the money. Parties would be shut down an hour later without any complaints. Having people visiting was embarrassing since they would be rudely questioned by security, and even had friends denied permission to leave for several minutes while security play at making their mind up, having visitors was painful. There is loud labourers working which make it extremely difficult to focus on work when they are laughing outside your window. We were also pressured to complete long surveys for IQ when collecting parcels in reception, and when asked if I could do it later they said no, regret completing it since I rushed through it giving them positive feedback after only living here 2 weeks. It only got worse from there. We could not socialise in big groups outside either since security would send us back inside yet, we could not be inside a flat as a big group and I was even yelled at for holding the door open for my flat mate's friend whom I knew was coming to visit. Back benches were removed after the second week leaving people with nowhere to socialise other than the filthy smoking area(Not great for non smokers). Recently, I was gone for a week to be finally coming back Monday night after a 3 hour drive, to then being woken up at early hours of the morning by staff through till Thursday, and being called rude for wanting them to come back later, they reduced my sleep to 3 hours per day since I work late shifts till early hours of the morning doing deliveries, and even missed out on work due to not being able to go back to sleep after being woken up by staff. Friday I was told to clean the kitchen mess not even created by me which i had already cleaned and put in bin bags and then being threatened with £200 charge for cleaners if the bin bags were not taken out. Overall, will never be back here again. Overpriced and not great place to hang out with friends. Only a couple of people in the staff were nice, funniest thing was security asking for your name and then when asking for theirs, they not giving it and asking 'Why do you wanna know my name?'....
