🚩irresponsible landlord🚩 Water is constantly being turned off without notice, Rent has been raised far above the current market value in the last year leaving many longtime residents without a place to live, and the website doesn't even let you log in to pay rent, you just have to google AMC Rent Pay. The apartments interiors are dilapidated (partical board cabinets are falling apart from previous water damage, some walls in apartments are just painted over wall paper Tub is chipping paint. (I recommend asking them for a letter of recommendation from a former resident, before making your decision to move in here)

If you want to live in the ghetto, this is a place you have homeless people living underneath. Your steps management does absolutely nothing to help you. You have your packages stolen constantly. If you need a maintenance man, you'll find them sleeping in their cars in the parking lot.

AC not working It's the summertime hot as hell so we call the office and tell them our AC is not working they said they would get somebody to come fix it 4 p.m. came nobody was still here so we called and asked they said someone would be here tomorrow so we asked why aren't they coming now they proceeded to tell us it's not priority so when it's 92° to 100° degrees outside it's not priority for you guys to fix your residence air conditioner also we're supposed to be a gated community but we're going on whole month of the back gates being open I have had and also have seen people's packages being stolen because of this.

Update my first complaint was because of my air conditioner well it went out again it took them about a whole 2 months to fix it this time the craziest thing is how they wanted to comment and clap back and say the gates are always closed yet the gate has been open for about a month or two now it's never working now we have homeless people coming in here and sleeping in here at night just today when I was going outside for my morning walk I see a homeless person shooting up some heroin right inside the apartment complex and what do you know did they throw their needle away know they threw it right on the floor where dogs play I said it once and I will say it again don't move here and another thing any good review that you see was a bribery they have two notes at the leasing office saying one if you leave us a good review will give you a $40 gift card then they have another one that says if you refer a friend you'll get $400 off your rent for that month at first you think wow that's a deal but then you start really putting the pieces together it's because people are moving out of here faster than they're moving in that shows you how terrible this place is and instead of them trying to fix the problems they rather clap back with your little snobby remarks and try to make it seem like they're doing no wrong the rent is going up to $1,200+ for what it's supposed to be a gated community which the gates are always broken water gets shut off sometimes without any notice you can't even work out at the gym because it's filthy I seen how the cleaning lady cleans it she doesn't even wipe down anything you know it's bad when somebody walks in supposed to clean up a small area but all they do is just walk around with their cleaning equipment and then they walk back out and the other big problem with the gym is majority of the equipment is broken I brought this up to management months ago nothing got done so I'm not going to continue to keep on bringing it up like how they would probably come back and suggest I do I learned what these apartments there's no point in saying anything because it falls on deaf ears I hope everybody has a safe and blessed day please save your money and move somewhere else STAY AWAY ❗❗❗❗❗

Update number three , I'll give you another Reason on why you should not rent here They sent out little flyers today. Telling us when we go renew our rent that because they're partnering with xfinity. Everyone that lives here will have to have xfinity like that's crazy. I've never heard of an apartment complex forcing guests to get any internet provider It's nice to know that this country is being ran by a dictator and the apartments are following suit. What's next? You're gonna tell us that y'all partnered with Toyota so we can only have Toyotas here. This will be our last year here and I'm glad because the people that they have been letting rent here lately are crackheads or drug dealers the gates don't work. Homeless are consistently walking around at night. If you have a dog or children, don't let them play in the grass or dirt areas because there's needles. The gym that you I see on the pictures is completely different than what it looks like in real life equipment is destroyed equipment has also been stolen and they have yet to replace it. ‼️‼️ALSO ‼️‼️ Anyone that leaves a good review. The reviews shared really surprise me, so much so that I decided to write my own review. I am a current resident. I've lived here for 1 year. I have lived in the smallest 1 bedroom and now I live in the large 1 bedroom with study.

I really enjoy living here. I feel like the office does a good job of screening residents. People are not always moving in and moving out. It's a rather quiet complex. The residents are a mix younger people, perhaps students, working class people, young professionals and some older retirees. People are friendly but not in your business. Mostly people just go to work and come home. During the summer I can sort of hear some noise coming from the downtown bar scene but not so much that it interrupts my sleep. When I lived in the smaller 1 bedroom, I could sometime hear my upstairs neighbor moving about his apartment but not so much so that it bothered me. Now that I live in the larger one bedroom, I never hear my neighbors. I'm actually more concerned about them hearing my 3 small dogs. They can be barkers but no one has ever complained.

It's a gated complex and like any gated complex, if someone really wants to get in, they will. I have never felt unsafe and I have never heard of an apartment being broke into. I have never had any problems with my vehicle being messed with in the parking lot. Basically, it feels safe.

We have a small gym, a laundry room, a pool, and hot tub. Everything seems to be in working order and clean, at least everytime I have used any of the amenities.

The grounds are well kept. There is established shrubbery and landscaping. Maintenance has a always been responsive. As for the water being shut off often, they do shut the water off from time to time but they always give notice and they try to do it during the time that most people are at work. It's a large complex and water/plumbing issues are bound to come up. They don't shut it off any more than any other complex that I have lived at.

As for the price, its fair for what you get. If you want less expensive, it can be found in Albuquerque but it won't be in the nicest neighborhood and you may not feel safe. Fact of the matter is that bad things can happen in any part of Albuquerque. Again, cheaper is likely not going to have the amenities, it won't be gated, you won't have established grounds, etc. For the downtown area, its a fair price, not overpriced and not inexpensive.

I have never had any problems with the office staff. They have always been nice, professional and straight forward with their answers to my questions. I've never had any problem understanding the billing, the rules, or the lease and I've never had any problems with a maintenance request. My apartment was clean and move in ready. I don't have bugs and have never had a bug problem. I like the staff enough to go in a just visit sometimes. I really like that they are not all in residents business. They do their jobs but they also don't get all in your business.

They are pet friendly. Lots of people have dogs. They have an area for dogs to go potty in and they are pretty good at keeping it stocked with bags. Most people pick up after their pets. They make accommodations for emotional support animals.

I live just a few blocks from work so being able to walk to work is great. I even get to come home for lunch and walk my dogs. I was without a car for awhile so having access to the bus was important. Alvarado transportation center is close and so is ART.

If your going to pay your rent late, it's late on the 3rd, you will incur a late fee. If your going to break your lease, don't move here because they will enforce the terms. If you can't follow basic apartment living rules, don't move here.

I don't know what else to say. I like it here. It's the nicest place I've ever lived in Albuquerque. I've lived at a lot of apartments. I'm really enjoying my new larger apartment with washer dryer hook ups. I don't have any complaints. This has been...

DO NOT RENT FROM THIS BUSINESS!!! With every review left by their residents they enter a raffle for the opportunity to win a $50 gift card, this is a management strategy to fake good reviews. Do not be fooled.

If there was a possibility to give a negative rating I would. Reina Acosta, property manager, is the most disrespectful and rude individual I have ever had the displeasure of knowing. Not only does she never answer voicemails, when you show up in the office she acts and treats you as if you’ve offended her with your presence. DO NOT REPLY TO ME WITH THAT AUTOMATED “that is uncharacteristic of our staff” WRONG! Look at how many people have had issues with her and then you tell me if that’s uncharacteristic. She needs to be fired. She is untrained and has no idea how to properly address paying residence when they have concerns.

OH they also love hiding fees from their residents until the very last moment and refuse to take any accountability for their lack of communication that results in hundreds of dollars in added fees for their residents who are barely getting by with how much they have raised the rent with NOTHING to show their residents.

When I first moved in, 2 weeks after our official move in date, there were multiple boxes of dishwashers and stoves just sitting in our living room. The office stated, “oh well, someone will move them in about 2 hours”. They never installed our dishwasher and when they did it flooded our floor on the first day because they didn’t hook it up to the drain. They “fixed it”, and this same incident happened 2 more times and each time they REFUSED to purchase a new dishwasher. The complex was built very haphazardly and it shows! Do not be fooled by a “fresh” coat of paint.

I lived here for over a year and here are some incidents the apartment complex does not deem acceptable to purchase parking lot cameras or a better operating gate system; 1. multiple car break ins a week (I had my vehicle broken into), and 2. multiple homeless people coming on the property at night (gate open). The gates never worked, and one of the two on the north side campus were always open. They had “parole” at night, supposedly they came twice a night, I never saw them. When I did, rarely, they just drove the small parking lot and left. Never exited their vehicle to check on cars or the condition of gates or fencing. AWFUL. They also lied to their residents saying they were, “looking into pricing for parking lot cameras”. NEWS FLASH!! That never happened and they refused to give any justification as to why they do not take the safety of their residents as a top priority. For a downtown apartment complex, they have the least amount of security procedures EVER, and I was raised in an actual big city.

They inflate the rate way more than this complex is worth and have the audacity to not put the safety of their residents first. But they can raise the rent as high as they want without us seeing of the payoffs. AVOID THIS PLACE LIKE...
