I’ve been a resident since April 2024 and I can say my first year here was honestly decent. The only cons up until now were the gate being broke very often to the extent that a predator lured my neighbors daughter to kidnap her which caused me to get multiple cameras. This was an open This was an open investigation with Atlanta PD, And after all the trauma that happened, it caused my neighbor to move and get a lawyer. The gate also damaged my car by closing on the vehicle while I was waiting for the traffic to stop coming both ways out the exit gate. The apartments want you to file a police report and a claim to insurance before they help you. The laundry room can get messy due to uncleanly residents washing dog items in the same washers we wash our towels in; there is a pet washroom Where you think that’s the area to wash pet items or either put a washer specifically for pet items, and the washers kept breaking which I will say has gotten a lot better. There’s also a man who is always seen posted up at the nearby gas stations who goes into unlocked vehicles and peeps through all vehicles to determine whether or not he wants to pursue it for goods. Also I was told by a property manager KENNETH that the apartments are not made for extremely cold winters meaning your heat bill may be outstanding and the heat will not blow actual heat once temperatures drop too low for the apartment to withstand; prepare to have heaters especially if you have young children. There was also a unhoused man staying in the gym room for quiet some time.
Year 2 As my second lease signing, i’ve experienced the absolute worst. Lord knows I regret signing this second lease. They officially arrested both of the dope boys that were living in the complex, allowing their customers to come in and out of the gate when it would be working using our Passcode to get through the walk-in which I will say is the only Pro that has happened after my second lease signing. I do not recommend moving here after We now have roaches. The apartments never used to have roaches until the last three months. I’ve asked for pest control to come spray every Thursday until I give a move out date. I’m very disappointed because I was looking forward to starting school, but instead, I have to take the time to find a new place to live for me and my Family. Nobody, especially children should live with roaches, especially not caused by them. There is an official infestation of roaches. KENNETH tried to pass off the roaches as water bugs, or some other. I’ve spotted all different species of roaches. I will say Mr. Cruz is a caring property manager as he offered to reimburse me for Any pest control items I have to order out of my own pocket. He also came by to caulk all the holes underneath the sink himself. While that was nice all is Said and done, these are clearly roaches and now I am spotting baby roaches every night, which is what I took a picture of on the napkin attached to this review. I will upload more pictures of adult size roaches for reference as I find them. I’ve tried to talk to management about the problem and it doesn’t seem like there is much They can do although they have identified the source and resident who is causing the trouble for everyone else. They don’t seem to much care. If you are touring these apartments, I would say to find somewhere else if you have family or a child. No children should be living with roaches. If you’re just looking for a temporary spot for yourself, I would say go for it if you’re OK with A couple of roaches. It’s really disappointing how downhill these apartments are going. Pros: •The location is 15 minutes south of Midtown and 18 minutes north of the airport. •The community itself has an artistic aesthetic, including hammocks, and a campfire pit/bar grill for guests. •The apartments have been recently renovated so the appliances are updated, and don't require much maintenance. •All of the apartments are identical and spacious with great lighting. •There is a mini gym on the property. •Near the belt line. •Gated community.
Cons: •The neighborhood is in the process of gentrification, so the area is very impoverished, with the occasional crime.
•The apartment walls and ceilings are very hollow. Meaning you can hear conversations, TV, loud music, and walking. Because there are vinyl wood planks as flooring, ceilings are very squeaky and the wood echos the impact of foot walking louder than in a usual apartment.
•Not ideal for families with children. The space is not ideal for children to play outside or ride bikes/scooters, etc.
•The closest Publix and Walmart are 20+ minutes away.
•Do not recommend the fast food in that area, due to very poor customer service, and/or how customers behave in the establishments.
•There is a Kroger nearby, however, Because there is high theft at this Kroger, and a lack of needed workers, be prepared for what would be a quick stop for bread to be extended to a 20 - 30 minute stop.
•If you live on the 1st floor, be prepared for loud disturbances above you to interfere with your sleep, or day-by-day routine. •If you live on the 2nd floor, be prepared for possible conflict with 1st-floor tenants.
•The community doesn't have a code that does proper background checks on those who move in, so there are disturbances from neighbors that include loud screaming, arguing, and partying on a week-by-week basis.
•Parking is not ideal; $25-$30 for parking with no assigned spaces, meaning, if there are no available spaces near your apartment, be prepared to park at some distance.
•Laundry is on-site, however, they charge about $2 per use and there are 3 washing machines, and 4 dryers for a community of 50+ tenants, so laundry is not ideal.
•Property management is active regarding maintenance requests, however, disturbances and safety concerns are not prioritized or attended to.
If we were to compare properties to airlines, this property would be like Frontier/Spirit. Meaning: the more you invest in your rent, the better the amenities and specialized safety of your environment. Read moreI like the apartments for what they used to be worth. The amenities included do not total up to $1600 but I understand inflation. The laundry services are very little for 52 units. Only 3 washers and 4 dryers. There is no pool, the gym is bare, and maintenance is scarce. I loved when Canvas owned these apartments. But the new management is quiet and shows little concern. The proximity to everything is nice and I havent had bug or mold problems. Its not that bad of an area either. There is no visitor parking yet they are/will enforce towing.
