Long review here, but don't TLDR if you're even considering moving here.
I've been apartment-hunting in the area, and the Connor Group's 3833 Peachtree Apartments was initially high on my list of my prospects, partially due to all of the positive Google reviews. The location is also a plus, with adjacency to Kroger's and a short hop to the Lenox/Phipps area and MARTA. The leasing agent, Lackeycha, is a dynamo when it comes to making a sale. She was willing to do a lot of horse-trading to get me into a unit, and I was willing to write off the negative reviews because they were all so rabid (cool-headedness = credibility).
THE FIRST SHOE DROPS when I tell her I'm going to see other apartments. She tells me I can deposit $100 to put down a "hold" on a unit here. What wasn't made clear until after I'd signed was that the hold only lasted about three hours, and if after looking at the other place, I could just decide then to have the $100 refunded. I did call back to get the refund, but she would tell me that she (and her boss) would just keep extending the hold as I kept looking. Since I was still considering 3833 and Lackeycha was taking my calls when other agents were rolling to vmail, I kept letting it go every time we'd talk over the next couple of days. I was trusting and easy-going, and she is a sales machine. Do you think I got my $100 back? Kindly read on.
THINGS COME TO A HEAD when I call to ask if I can swing by and actually see the unit that I paid to hold; she tells me that I cannot see the unit, and she is about to be gone for several days, so my window to apply is about to close. I agree to go ahead and have the application form sent to me, and I receive an application from The Connor Group and a receipt for a $250 fee (my credit card number was previously given for the $100 hold). Now I'm concerned. I was letting the $100 go to move forward with the application process, but was not sure how I could have given consent to be charged $250. I'm concerned now, and I start to look at the negative reviews more closely, notably those on YELP, where it is harder to post phony shill reviews.
THE NEXT DAY I come by to check out the surrounding area and talk to anyone in the leasing office. Nobody's there, but I do start to ask some residents about their experiences. The most positive thing I heard was "you get what you pay for". Everyone did seem rather miserable and angry. One person whipped out his phone and showed me a picture of what looked like a smashed crack pipe near the pool. I heard commentary about dog feces going uncleaned, air conditioning being broken for months, shopping carts in the halls, and I was invited in by someone to stand and watch the elevators. Sure enough, it opens and it is jam-packed with ten angry residents, and I find out that for weeks only one elevator is working at all, and that one gets so overloaded that it get stuck and the fire department gets called.
NOW I'M NOT A TOTAL DUMMY. I'd previously asked Lackeycha about these things in the negative reviews, and she was dismissive of their sincerity. I called Saturday and explained what I'd encountered to one of and told Lackeycha's associate that I wasn't going to move in. She said I would get my $250 back.
NO DICE. I sent Lackeycha an email letting her know I wasn't going to move in after all, and she said that there was an applicaiton agreement that allowed the Connor Group to charge me $350, none of which I would get back.
THE CONNOR GROUP reps sometimes reply to these reviews. I don't know how far what I experienced aligns with company policy. Do they really care if people move in, or is getting $350 a goal unto itself? Seems like a practice that cannot survive forever in the world of social media.
UPDATE: I was indeed contacted by a representative of The Connor Group. The form I signed to put the unit on hold for $100 did in fact also allow me to be charged $249. Well-played, Lackeycha and Connor Group. Fool me once, shame on me.

[Oct-2018] In this review, I will try my best to give the complete picture mentioning everything in my mind. The apartment building in general is good and like other places; has pros and cons.
#On one hand, there are advantages in living in this space:
(1) Everyone I met in the leasing office was polite and professional. They always greet you when they meet you. Starting from Lakeycha to Kelley to Kelsy, I have seen them all working hard to answer our concerns. I am really grateful for their fast response whenever I send an email. Lakeycha did an exceptional job facilitating our move-in. Kelley and Kelsy helped resolving all issues I talked to them about. All others were cooperative and helpful.
(2) Maintenance is excellent. They fixed all issues I had in my apartment. Rico is doing his job very well.
(3) Location is perfect. Kroger is next door and MARTA is nearby.
(4) The view from the balcony is nice. It was one of the points that made us decide to move-in here.
(5) There is an app that you can do everything from. You can submit a maintenance request, pay utilities and pay the rent through the app (with an extra fee of $3). I personally prefer to save this $3 and pay in checks to the leasing office.
#On the other hand, unfortunately, there are few things that make living in this building a little frustrating:
(1)The biggest current disadvantage is the problem of elevators. Sometimes, you have to wait for a long time (10mins+) before going up or down because only one elevator is serving this big building. The other two elevators are either locked or broken.
(2)Second issue was the carpets. When we moved in, carpets inside bedrooms looked old, dirty and definitely should had been replaced.
(3)When I contacted the leasing office before moving in, we agreed on a certain rental rate. In an email, I asked if that the rental rate included everything and no reply was received. Later, on the moving in day, I was surprised that I had to pay extra for parking, washer and drier. For me, this extra $85 per month is something considerable.
(4)The fourth thing is the very expensive water+trash bill. They really need to install water meters for all apartments. Utility bill (without electricity) for September 2018 was $175 !!!!. With electricity, I paid $300+ !!! To be fair, before signing the contract, I was informed that I should expect a $150+ every month. Which was fine for me until I was surprised with the second point mentioned above.
(5) The AC is super loud. It sounds like a diesel engine of a truck when accelerating.
(6) The people living above us, when they open their balcony sliding door, it sounds as a jet-fighter flying above us. I wish I can send an email to all residents that we should be considerate to the people living below us and open the door quite slowly. My daughter had been awakened a couple of times after midnight because of this sound. She had troubles going back to sleep crying and fearing that the sound might come again.
I believe all of these issues can be solved. There was a 7th point which I erased because they fixed it. Usually, in the weekend, the parking building gets very dirty and messy because the staff member is on a holiday. Now they hired a new person to work in the weekend to keep everything nice and clean. Finally, I would say that my family and I are enjoying our stay here at 3833 peachtree apartments. I tried to mention everything I could to present a complete picture about this place.

Ā Ā Ā Read moreVery unprofessional place to move I honestly believe with all the construction happening around the building, so they can entice new residents, that the utility bill went from $75 to $160. They do not charge the residents by their own usage but allocate the entire amount regardless if it is the resident usage or the company just being wasteful with water. Do not believe the property manager Rebecca about anything I have her recorded stating, "the utility bill should not go up, but it does fluctuate" which is understandable, but all I have since living there is the bill steadily increasing. Expect the concierge to harass all guest even when you state to just let the guest up. Best to go down and get the guest yourself. Move here at your own risk, this place is no longer secure as it once was if an individual just acts as if he/she lives there, they can easily just walk past the concierge and call the elevator without a key fob, or come through the side door when another individual is leaving since it is motion sensor and close slowly. If you read any reviews with a resident stating they are happy living here it would be lies more than likely it is management doing it themselves. The clean crew that was there before the connor group took over is no longer there, which have most hallways smelling like mildew because the hallway carpet was never correctly treated after a heavy leak in the building. They took away many of the pleasures and securities that made the building worth paying that amount in rent and gave the residents even higher bills that they are allowed to change at anytime. So be careful. I wanted to place another review but unable to do so only edit I notice many good reviews which I know is only a lie great location for people that walk constant traffic with a blind spot. I suggest to all current residences record your phone conversations and in person conversations with management. I paid a deposit with the management before connor group and I do not understand how this building is continuously calling me about cost that should have been covered with that deposit. I suggest if you really want to find out how it is there whatever move in special they have make them triple it I bet they will do it to trap you. Also take a hint and notice that their review are one star or five stars only and think what it really takes to earn 5 stars from you would you know that before you even move in? Dear Adam P. Instead of the mediocre apology towards charges and placing my move out month and year on here, it seems you did not apologise for any of the key issues discussed in my review.
