To truly appreciate staying here, you have to first understand this hotel is nothing like the chain hotels. So there is no front desk clerk, there is no bellboys, and there is no elevators. Coming here is more like going to a Airbnb. Everything is done by online communication, and by text messages. The day before arrival you will get a call or text confirming your stay and payment details. You soon will receive a text message with your codes. One code is for entry into the building, and the second code is for your room. I book the loft 210 and immediately you notice how huge the studio room is. Next your in awe of the way this room is set up. Your literally in a old class room that was converted into a studio loft. You have storage space (doors slide up to reveal storage) that use to be student closets. There is multiple chalkboards in this loft. I wish they actually had chalk so you can write on them. It would've been nice if the staff, wrote on the chalkboards to let you know what was what. I loved the open space concept and the fact there is a kitchen area. I do wish they had a microwave and dishwasher though. There was even a sleeping area that overlook the whole room. Only thing is, you have to climb a ladder to get to this small space. I think kids would love it up there. I found that for the space and price of this loft it was well worth it. Pro's- Spacious Reasonable priced Unique convert building Kitchen Con's- No microwave/ dishwasher Walls are thin, can get a little noisy Could update the wooden floors to minimize squeaking

This place has so much potential. My room was booked weeks in advance and i got a smaller room. Liked the room the bed was nice. Had a old claw foot tub and that's were the problems began. There was water all over the floor under the tub and i called and they came and cleaned it up but the drain was clogged and the pipe underneath the the tub was leaking. Told them and they said no one was there to fix it. They gave me another room which is great but this room had a open bathroom right infront of the windows overlooking the courtyard. Not something i wanted yo deal with plus the room was smaller and the bed. I wasn't trying to get anything free and they told me they were going to give me the penthouse. Now this room is amazing. But i had moved my things 3 times now and i did appreciate the upgrade but they told me after the whole 3 hour moving process that i would be moving back to my original room the next day. "Seamless" as they put it but they weren't the ones moving all my things each time. Now the penthouse was great but the hot tub has a nail sticking out and the wood is falling off and water damaged. My point is after i told them about the first room i was in that they check everything after every guest and then i go to the best room in the hotel and there is some dried white substance on the couch and a nail sticking out in the bathroom to cut yourself on is just ridiculous. As I said so much potential but house keeping was really lacking and maintenance as well. Plus there were sewer flys and other bugs throughout the penthouse. Some alive. But the dead ones seemed to have been there a while along with the dust that was everywhere. Don't recommend this hotel. Hope they do step up and make this place everything it could be.

I would give this 6 stars if I could! The renovations of this old school house are nothing short of AMAZING! The studio apartments are modern, yet Steve has managed to keep the charm and feel of the historic building in each room. A fully functional kitchen is provided which includes a full size fridge and stove, along with a household sized coffeemaker. There are pots and pans provided along with dishes, glasses, coffee cups w saucers, cooking utensils as well as flatware. With 14' ceilings and lots of windows, the 2 person studio my husband and I stayed in felt like a home not a hotel suite. Ample closet space is provided. An established living room and dining room spaces are accomplished without walls or made to feel cramped. The same can be said of the bedroom space with a memory foam king sized bed and 2 nightstands with lamps upon each. Steve is always on premises and if he is not there, responds within minutes to a text (the email was having issues, so he gave us his personal cell phone number!!) As large as the building is Steve has made it feel quite homey...we barely knew we had neighbors! We couldn't hear anything through the walls, we met them in the hallway. This is a one-of-a-kind find on Air bnb in the heart of the southern part of Rochester! We will surely be back as we have family there.

I was hoping for an amazing stay in an amazing space, but that did not happen. The people who spent a ton of money on the renovation of this put more into the props and concept than the nuts and bolts of functionality. For example, the bed was wedged so tightly between the designated nook that my partner and I could not easily get in or out. The bed was horribly uncomfortable and already had a "divit" in it from previous guests, there was no bed spring or any support, just a "cute" orange painted pressboard to coordinate with the room. The shower fixture was confusing to operate, too short for my 6'5 husband, and wasn't fully attached to the wall. The tub was a fantastic touch, but leaked when we used it and soaked our bags. There is NO privacy for bathroom functions!!! Lastly, we could hear a neighbors loud music playing through the walls at 12am. I did call the management and left a message, as no one is actually on duty to answer a call. It was rectified, but I am sure I am not the only person who called. Overall, great idea, but poorly executed. Thankfully it was only one night or else we would have left.
