5/29/19: In hindsight I wish I wouldn’t have moved here. To begin I am not the type to complain but there are a couple key things that happened that made my experience here not so great. 1st on the day we moved in on 5/30/2018 we were asked to give them a couple more hours to finish up cause they had a carpet company come finish laying carpet because there was a pipe that burst and there was a bad leak. This wouldn't be a big deal but 1. They pressures me into moving in on that day otherwise my rent would have been like $90 more a month, but it wasn't even move in ready at open of business but I let it go. A month later they were repaving the lot and since we have 3 cars, one was left there and that was our fault. However Stephanie called us and said we needed to move it which i appreciated, at the time I worked one hour away and my wife worked about 20 minutes away. So my wife tells her she’ll be there in 20 minutes. Candy calls back and says “if your not here in 15 minutes were are towing your car”. Really? Who does that? But again we let it go. The carpet in the bedroom had mold in the corner where they had to fix when we moved it. Literally they fixed it in march 2019 along with the broken pipe. Thats 10 months after they knew it was a issue. They also said it was a 1 day job and it ended up being 3 days. Once again I didn't make a fuss. In April 2019 they repaved the lot again, this time the 3rd car is in our garage and my car is in the lot. As i come out to go to work a tow truck is rolling away with my car. I wanted to freak out on the office because i received no phone call & they hadn't even started paving yet! The people hadn't even shown up to start on the lot. But instead I walked to the office, asked where my car was cause I had to work and they said “its somewhere in the parking lot & your gonna get a tow fee cause we had to tow it & I don’t know how much itll be.” Ok so your charging people a mystery fee and not sure where their car is? Awesome. Terrific customer service. At this point I am super excited for my lease to be up. My wife and I ended up purchasing a home and closed early May so we gave our notice to vacate. Our renovations were completed sooner than expected so we called and asked if we could move out sooner and Stephanie was very nice and explained the process and told us what to do. We gave our revises notice on 5/21/19 for today 5/29/19. On 5/28/19 we turned in the keys because we were both off work and had the carpets cleaned because we were told if they could rent it out before our actual lease date was up 6/29/19 we would get a pro rated reimbursement. So we thought we would help by getting the carpet cleaned. We were both present in the office and were told everything was ok. At 3pm today I received a call saying that we needed to pay the balance up to 6/29/19 by 6pm today or we would get a $375 fee. Woah what? Where did that come from? So i called and Candy reiterated that $375 fee would be tacked onto the account if we didn’t pay in the next 3 hours. My wife and I were very upset because rent is due on the 1st and no one told us we had to pay by the 29th. We were actually in the office yesterday so why didn't anyone tell us then? So i asked if there was anyway I could just pay on the 31st or the 1st. I was told yes, but itd have the $375 fee. This made me feel like she (candy) felt as if I wasnt going to pay it even though ive never paid late. So i say ok, can I pay it online, im at work. The response was “no”. So needless to say I had to abruptly leave work to get a money order so I would not get this $375 mystery fee that still hasn't been explained to me. I just don’t understand why this wasn't communicated yesterday when we were in there face to face. This could’ve been handled better in my opinion. I understand she has a lot going on, but it made us feel like the mafia was giving us 3 hours “or else”. I went and paid it and I am glad I am done. All the little things just added up. Read moreWORST PLACE TO STAY!!! We had a horrible stay at this place and we were so eager to finish our lease and get out of here. CANDY is a worst person and a worst manager with zero empathy for residents. Our nightmare with her started even before moving in.
Please read rest of the reviews before signing up your lease here, the candy menace is for real. It is not worth to loose out on a year or more of your life by staying in these apts that are run in a prison like style.
I am sure, I will see a useless follow up from the management saying “Oh, that’s not what we strive for etc..” but it doesn’t really matter now that I lost so much time staying in that horror. They do not care for you after you’ve signed up for a lease. No matter what, I am not getting my lost time staying at that horrible place, this was a reason why we preferred staying away from other Oakwood properties that are in the vicinity. If you value professionalism, communication, and a safe, habitable environment, I strongly recommend looking elsewhere. No renter should have to go through what I went through here.
Flood #1: Maintenance cracked a pipe while turning on the outdoor spigot and left the water running for over 8 hours. Several inches of water spread through nearly my entire apartment and into the unit next door. Their response? The bare minimum. I had to beg them to replace the carpets that reeked of mildew and beg for another place to sleep. I was given one night in a model unit with no running water (illegal), and was even told “not to go crazy on the snacks.” Seriously?
Flood #2: About a year later, the property flooded again — this time from a drainage issue I had already reported. Because my door sits at a downward slope, water came rushing in under my door after heavy rains, carrying in mulch, dirt, worms, and filth. (See photos for the color of water I extracted from my carpet.)
Instead of treating this like the emergency it was, management and corporate ignored me for more than a week at a time. There was no urgency, no compassion, and no accountability. As a result, I spent multiple nights effectively homeless — staying with friends and family while still paying rent for an apartment I could not safely live in. Every interaction was a battle, and when they finally did respond, it was often with hostility rather than professionalism.
Aftermath: Eventually, they released me from my lease because I begged them to, due to the uninhabitable conditions of my apartment (mold, mildew, soaked carpets). You’d think that would be the end of it — but instead, they sent me a bill for $275. I called many times to speak to the property manager about these charges, left 2 voicemails, and requested a phone call back, but waited 18 days to hear back from them, demanding that I pay the fees.
Between the unsafe living conditions, lack of communication, and unprofessional staff, Oakwood Management and Polaris Place have been a complete disappointment. In my opinion, low rent is not worth the stress and mistreatment.
I will never recommend Oakwood Management — especially Polaris Place — to anyone I care about. There are far better, safer, and more ethical places to live with people and management companies who actually care.
