I've only been a tenant for 1 week and 3 days and I am regretting signing a 6 month lease. Let's start with the initial issue, you arrive to the property it has a nice feel in the front, but then once you get within the property deception is the only way to explain. Even though the apartments are older the upkeep is poor. But that's just the beginning you are taking to the clean model home, where if you are like me your aaking a multitude of questions, such as is this unit the exact replica of the unit I'm applying for "yes minus 35 sq feet" says the leasing agent. Untrue fact, the first unit that I was placed in was not even remotely in comparison, plus it was unliveable, infested with Blattodea also known as cockroaches.... I refuse to live in filth so I had to get a hotel and pay extra monies to keep the uhual overnight. Talking about inconvenience. Spoke with the leasing agent who has been assisting me through out this whole leasing ordeal. He apologized and offerd me another unit he could promise it was clean because he had personally been several times , I agreed because we had no other living arrangements at play. I view the unit to the max , yes no roaches. Resigned lease but this time rather than 12 mnths, 6 mnths was more realistic for me. This environment screams somewhat hoodie for me. Don't get me wrong the hood isn't always bad but because I on a different path with kids I never want to stay in the gates of the hood. So I signed another lease on 12.28 get the keys I was told my washer and dryer order would be put in that day.... welp today's 1.7 and I still do not have a washer or dryer but subsequently I have been charged for it.
I emailed the agent to see if I could possibly pay rent on 1.6 since I had to utilize my funds for inconvenience of the initial unit he responded ok. Welp that again was not the truth I received a notice order to pay or vacate... totalling 1,465. Immediately I'm confused my rent with the washer and dryer included was $1070. Well evidently the ok that I received from the agent was okay you can pay late but you still will be charged late fees etc.. not only were those fees allocated, when I initially was approved the agent told me there was a condition with my application I could either pay 2 moths of rent or pay $300 non refundable risk deposit. Naturally I agreed to the risk. He advised me it needs to be paid Before I could move in well when I came to view the unit on 12.22 i advise the agent in the office that I had to pay the $300 risk deposit she never responds to me and states well let me pull your file she pulled my file and there was no notations in the file stating that I had to pay risk deposit so naturally I'm like okay well maybe the other agent made an error. Then I come back on December 27th signed a lease for the initial unit which was 2505 she stated again you have no deposit on the legally binding contract there's no stipulations are notations in that contract that states that I had to pay a $300 non-refundable deposit so again that was validation that I did not have to pay a deposit. Came back on December 28th signed another lease this time with the initial agent that was helping me he stated I had no deposit that was due and that my account was in good standings again validation that I did not have to pay a $300 non-refundable deposit. So for me to receive a bill totaling up to $1,465 I was taken back why am I having to pay the $300 non-refundable deposit because again initially I was told I could not even signed the lease nor move into the property without paying that deposit . Immediately notify the rep, which was my initial contact, he stated that he would forward all the information over to management management nor him ever gave me a call back I end up calling back and talking to a lady named Nancy in the office Nancy try to utilize the play on words . Ridiculous property. Take a bulldozer to this complex, rebuild them & hire a new staff: Fresh Overhaul is severely needed! Absolutely worst complex I’ve ever resided in. Don’t even give a generic reply b/c you really don’t want to hear what I have to say. Trust me!
I wish there was a -0 scale b/c this complex deserves every negative rating. For starters Tiffany was the best manager, but they ran her off b/c she tried to make the property better. Kelesia is another kind person & if you’re blessed to meet her you’ll understand. Didn’t find out there was another manager named Kim until I went in the office & she’s very nice-nasty & has NO clue what she’s doing, but I can tell in the 1st two minutes of meeting her she won’t last there! Ana the, “Asst. Manager,” is a joke, she’s rude, always in a stank attitude & doesn’t understand the meaning of customer service. She assumes tenants are all dumb & their complex & her small-minded way of thinking is the accurate way. Good luck on trying to establish any rapport with her & her nasty attitude.
The last leasing consultant was there for a few months & recently left. Now they use temps & the temps have even changed. I can’t stress enough when there’s a shift in immediate mgnt that’s always a tell-tale sign that there’s something wrong internally & externally. This complex is quick to attach excessive & unwarranted late fees or point out things you aren’t guilty of, but slow to fix issues in dire need of assistance. I really didn’t pay attention to the google reviews, b/c I knew nothing about the Katy area & just wanted to be closer to my job, but this place was HELL on earth.
Car was stolen here b/c the left gate upon entry is always open, be it the exit gate or entrance gate. If that side is closed (A True Miracle), then you better know the Right side entrance or exit gate will be open. Anyone can come on property/destroy/vandalize & take vehicles, which they did to me. It inconvenienced myself & child & do you think they cared or was concerned? Nope, but wanted their rent on time! I always paid for a hotel or crashed at my parents due to roaches & bad management.
Roaches crawling on our bed, toothbrushes, combs & brushes & we aren’t used to that. I spent money on Raid Roach traps & faithfully went through 3 cans of Raid in 2 weeks time! The sad part is the carpet is brown so when you see roaches & they crawl on the carpet you can’t see where they went b/c they blend in w/the stupid carpet. What a bright (Dumb)idea!
You’ll always get emails about the Water being shutoff while you’re at work & it’s off for several hours about 3x a week. Water pressure is always off, water is more times than not brown & dirty & when showering or running shower the water goes hot & cold & never stays at the temperature you turn the knob on. The pipes & plumbing is deplorable & all this complex does is patch up things.
As an apt complex should be held to livable standards & Gallery at Katy doesn’t & won’t ever measure up, b/c they’re lacking in areas they think are flourishing. American Landmark is a mess & I would never recommend anyone searching for a nice apt to reside at this property/property w/ the same management.
I was advised by a lawyer they’re very familiar w/ this complex & is notoriously known as the worst in Katy. I lived in my recent complex for almost 6 yrs & had it not been for my job relocating, I would’ve NEVER moved let alone moved to this dump! I should’ve known when my apt took 1 month to get ready after already signing my lease things would go downhill. I never stayed here a full consecutive mth. A 12 mth lease & only was there 2 mths. Gallery at Katy is a complete nightmare disguised as “luxury apartments.” They charged me $150 to be added to the lease, delayed the process for months, and left us month-to-month without a valid lease—forcing us to pay over $300 extra through no fault of our own. They promised reimbursement, but of course, never returned a single cent. Later, when management changed, they conveniently claimed there was “no record” that I had ever been added to the lease—even though I had already paid. Their only “solution” was to charge me AGAIN for the same process.
When my roommate first moved in, they demanded two full months of deposit upfront, and of course only accepted money orders. That meant there was no bank statement proof. When we finally moved out and ended the lease, the new management once again blamed the “previous management” and said there was no record of that deposit. My roommate lost her entire deposit—thousands of dollars gone.
The parking situation is a scam. My car was towed TWICE even though it was registered. The same happened to my roommate. They constantly change the parking rules without notice, making it impossible to keep up. Guest registration is chaotic, and honestly, the staff is rude and unhelpful every time you ask for assistance.
The living conditions are appalling: cockroaches everywhere, the hot water would go out for days in the middle of winter, and I had to heat water just to shower. The air conditioning would constantly break down in the middle of summer, and sometimes they took days to fix it. If it happened over a weekend, you were left suffering in the Texas heat with no A/C the entire weekend. The entry gate was broken for months, leaving the property completely insecure. Trash overflow was constant, neighbors crammed 8+ people into one unit, strangers slept drunk in the stairways, and the smell of marijuana was everywhere.
To top it off, someone was literally found dead in the trash area—yes, DEAD. That’s how unsafe and neglected this property is. The so-called gym is disgusting: broken machines, dirt everywhere, and it’s always locked or unusable.
There is absolutely nothing positive I can say about Gallery at Katy. It is unsafe, filthy, dishonest, and run by staff who blame everything on “previous management.” They stole our money, our deposit, and our peace of mind. Do yourself a favor—stay FAR away from this place.
