Update 2024: The property was purchased by a hedge fund a few months ago so the rent reflects the new ownership. Positives: 5 stars to Jose who has been my main maintenance guy has consistently done a great job at timely repair the unit. He's respectful and always takes off his shoes before entering. The parking lot has been repaved recently as well as some pathways. I wish the complex added more ramps for more accessibility (eg by the tennis court) while making these repairs however it's really nice to have even pavement. The leaves were cleaned from the rain gutters well before rainy season started so water doesn't pour into the patio! Negative: Monthly rent is high. The leasing office employee Nainita easily loses her temper and disrespectfully raises her voice making any contact with the leasing office very uncomfortable.
Update 2023: Someone drowned in the swimming pool a couple months ago shortly after that common area was reopened. This is very scary. The unit is falling apart which is not only frustrating but dangerous. The overhead cabinet door fell onto my head this morning. The front entry door needed three maintenance fixes since moving in since the door is wearing away. The bathroom plumbing is interconnected heavily with other units so the water temperature will spike and drop if your neighbors are using their water simultaneously. Lastly, The fence is full of whole because of the carpenter bees and the pest control guy was laughing at how the entire fence needs to be replaced due to negligence.
The positive: the tennis court has been repaved however not done by a professional so the uneven surface affects the ball's trajectory. The swimming pool and jacuzzi is maintained pretty well however the in-between tail end of maintenance periods are questionable. The gym is decent however the sanitary wipes run out quickly. The common area around the pool's outdoor fireplace is esthetic however the fireplace has not worked once yet and the children in the neighborhood constantly play with the ground glass leaving the surrounding area a hazard to walk barefoot. Mind you this is the pool area so it is very disruptive. The BBQ area is perfect, the only downside is that the office only allows each unit 2 guests so there's no way in properly enjoying the space. All of this costs about $2300 per month for 500 sq. feet.
I feel like a fair market value is $1600 since the unit is in such poor condition and needs regular maintenance every couple of months at the very least. If you do move in try to avoid older units and be prepared for because simply opening and closing the cabinet could cause it to collapse on your head.
Previous 2021 - 2022: Living here is pretty nice because it's across the street from Apple Headquarters but I've had over $1000 worth of packages stolen from off of my apartment doorstep...over less than a six month period. It's been quite frustrating because as a resident one isn't allowed to install security cameras... The rent is overpriced for no a/c, no microwave, nor proper windows which allows winter's cold air to seep inside the unit, spiking one's electric bill. I can't say I'm going to resign my lease despite the great service from Rob in the...
Read morehad a very disappointing experience with The Villages at Cupertino (managed by Prometheus).
When I visited the property, the staff was extremely pushy. They convinced us to put down a $500 deposit on an apartment that wasnât even ready, while also trying to steer us toward another unit that wasnât the one we were originally shown. We were told we had to make a decision ASAP because the apartment was âso popular it could be rented anytime.â We accepted the risk and placed the deposit on August 4th, trusting their words.
R, one of the staff members, confirmed in writing via email that if we canceled by EOD August 9th, our $500 deposit would be fully refunded to the original payment method. We canceled on time. However, it has now been almost two months and we still have not received the refund.
I followed up by email on September 15th, and M from their team replied saying she would check with accounting and get back to us. Weeks passed with no response. On September 30th, I called the office, and M not only seemed unaware of my earlier emails (she was in the email chain) but also tried to deny the written commitment that we would receive a full refund.
This entire experience shows a serious lack of professionalism, accountability, and honesty. Whatâs worse, Iâm truly disappointed that a company as large as Prometheus would treat potential clients this way.
I would strongly caution anyone considering this property: be very careful before placing...
Read moreUpdated 7/1/2020 Regional manager has reached out to me and resolved the issue very quickly. Her approach was very sincere and apologetic, I was happy with that. Although the leasing office needs to improve on their communication, their upper management works efficiently.
AVOID THIS PLACE AT ALL COST. You might hear from a collection agency many years later after moving out.
I lived here for 6 months, they took my entire deposit and failed to notify me that I additionally owe (for living 6months, I know right? Who charges for carpet/painting etc other than normal wear and tear? âanother red flag). 21 days after moving out, I even checked in with them to follow up but they never got back to me with an answer. And 3 YRS LATER, I HEAR FROM A COLLECTION AGENCY that I owe money! They never talked to me about this in past 3 yrs, although I reached out to them multiple times. Know your rights, according to CA tenant law, if you donât hear about security deposit from a landlord within 21 days after you move out, they need to pay you 2x of your deposit. But, instead in villages at cupertino, they turn you into a collection agency with the debt you never heard of or owe. Iâll update the review as things...
