Let me start by saying, if renting our rental property cost us $250/night I would have less of an issue with our stay, but it wasn’t. The grand total was around $13k with added fees and prices. My family (7 adults and 9 children) stayed at Marine Manor East and West (Duplex Unit, separate rental properties) for a week. Upon entering the ocean front abode, we were greeted by dirty laundry from the previous renters left immediately outside our main door for 36 hours, corroded doors that hardly locked, an overflowing hot tub that wreaked of pond scum and was the color of algae, dirty silverware, zip tied railings, flaking Teflon pans, poorly cleaned crooks and crannies accompanied by other renters hair ties, hair and long-standing dirt and grime from a dire need of updating and thorough cleaning. Oh, but take heart. If you find out your fridge is broken after it spoils your entire grocery pick up for the week, EIR will replace it with a dented $100 mini fridge without a freezer for the week because the original fridge (checked and approved for the new renters) actually needs a new part ordered. The fridge, only to be repaired on the last day ended up defrosting and failing once again shortly after they fixed (fixed uh hem) it. This is unacceptable and these “maintenance issues” should be completed prior to the new rental week. The only reason we were able to refrigerate food for our entire clan is because we “happened” to have rented both sides of the duplex unit. When we complained they handed us a prepaid visa in a prepared envelope for $100. Seems like they’ve been through this before! We paid the fee to enjoy the Atlantic Ocean and expected a platinum experience. The nails on the decks were upheaved around 1/4-1/2 inch in which my niece sliced her foot on one. The child locks on the gates were broken; ie. lawsuit waiting to happen. They came to pound the nails and fix the gates, but had to order “supplies” and never came back to fix the gate that goes to the driveway and the “fixed” gate required some finagling and lifting to properly engage the latch. Maintenance issues should NEVER occur during the renters stay. The one maintenance worker after egregiously pounding the nails with a hammer for 30 minutes said that ultimately all the nails need replaced with screws. I guarantee EIR will not do that for years. They can’t lose a penny when they are robbing a fortune. It’s as if they cannot “afford” a day of rest to actually take care of their units. The toilets had rusted chips and rusted handles in the bathtub. We never showered indoors and used the outdoor corroded shower with missing locks that left 1 inch of water on the deck for the next hour or so because of lack of drainage. I showered my 23 month old son by holding him outside because there was no way in heck I was going to bathe him in the outdated/rusted/yellow tub inside. Bottom line, DO NOT rent from Emerald Isle Reality. If the price was more affordable, our experience would likely be different, but it is absurd the amount of money we spent for the lack of quality and poor upkeep of the property. From reading other reviews there seems to be a common theme; high prices, platinum EIR ratings that they likely gave themselves, unkempt properties, poor customer relations and ultimately the robbery of hard working families of their precious EARNED money. Have some respect and a level of pride for your rental properties. Hard work typically pays off, but not with EIR. In this type of economy, it is difficult to afford these vacations and families save for YEARS to experience the ocean. With the prices of EIR we thought we were getting that. This entire experience has been incredibly deflating, frustrating, infuriating and ultimately EIR profits at the end. Do yourself a favor and rent from smaller renters and not big ole’ realty companies / vacation rentals because they rob you hand and foot and then leave you with left over scraps and rations. We will never rent from this company again and I’d encourage you to do the same.

I am going to do my best to stick to the facts, but long story short, a super 8 hotel offers more in terms of hospitality. The problems I had with our 1700$ a week rental that we had to book 6 months in advance at unit 2108in queens court. Shoddy maintenance and electrical work abound. No complimentary items: No toilet paper or paper towel No hand soap, dish soap, or laundry detergent No general purpose cleaning products Had trash can but no bags WiFi password given did not work, had to look at the back of the router. Cookware was teflon and inoperable, no thanks to forever chemicals Tv keeps randomly losing picture (screen goes black for 2 seconds every 3-5 minutes or so) Thermostat is some annoying smart model, says 67* but I can’t feel anything coming from the registers… AC filter 20x20x1 appeared to not have been changed in some time… Light fixtures have different kelvin settings some are set at 3000k others at 5000k basically one light has a soft warm light the other has a bright white light. Bathroom light fixture has a bulb out Under cabinet light is severely outdated using a fluorescent t8 lamp that needed to be flicked for the gasses to ignite. Ivory devices with white plates, certain devices are also damaged. Just leading the way for an electrical issue. Plus some plate screws have the slot vertical as they should be but clearly some jack leg did the work Farm sliding door conversions have been installed on the bathroom and they are very annoying. The bathroom itself is a Jack and Jill type with two entry points, one from the hall the other from the bedroom. The sliding door to the bedroom has no locking function. Not everyone defecates in the wide open. The pillows in the bedroom are essentially pointless as they are flatter than a piece of paper. Door lock is having issues as the key would get stuck or not turn the knob. That is too many issues to be present for the amount of money paid to lodge at this location. I do not know if this is the case for all of queens court as some units seemed to be owned and others rented out for vacation. It appears a couple named Hines owns unit 2108 and it is pretty obvious they are not familiar with hospitality standards. But this is really a massive flop for ERI to let vacation rental properties run wild. For how much people pay, you need to offer more than a super 8 motel. A beachfront property doesn’t allow a business to negate hospitality standards.

Can you imagine a realtor who encompasses all the benefits of a realtor, a professional home inspector and an expert general contractor? I couldn’t imagine such realtor even existed, until we met Dennis Blazer! Dennis represented us as the buyer in this sale. If we ever sell he will be our seller’s agent. To say that he went beyond the call of duty is an understatement. The deal would NOT have happened if it weren’t for him. He kept us informed and explained every step along the way, always returned calls and texts promptly. Always courteous, kind, and professional. With his background as a home inspector and previously as a general contractor his attention to detail and professional insight was invaluable. He saw things that we overlooked. Although he was unable to be our home inspector, because it’s a conflict of interest on the sale. He recommended another inspector who was incredibly precise and Dennis was even present at the inspection since we were unable to be there. The home we purchased needed a few cosmetic updates. We are new to the island and Dennis has been instrumental in introducing us to quality craftsmen. Have you ever google search and called for a home repair, because you didn’t know who to call? I have. I’m aware of what a headache working with contractors that haven’t been vouched for and vetted can possibly be. We didn’t have to worry, because Dennis had our best interests at heart, setting us for renovation success! Dennis is genuine, kind, and caring. He really cares about his clients, he wants them to be happy. Dedicated to his work, he will help you any way he can. He doesn’t give 100%, he gives 200% excellence. With the real estate market extremely competitive, Dennis’s presence is grounding, peaceful, and joyful. Words will never express my gratitude to Dennis Blazer in representing us. I wanted to write this because I had such a marvelous experience and I want others to have the same. Call Dennis if you’re looking to buy or sell, trust me you’ll be glad you did!

My family and I made our first ever group trip to Emerald Isle Beach in June 2017. We had the most amazing time together and hoped it would be something we would continue. When the patriarch of our family died unexpectedly 6 months later, we knew we must honor him and the love and joy we shared on our family trip so we booked a second family vacation at the same home on Emerald Isle Beach for June 2019 minus one. We booked both vacations with another rental company and we had such a positive first experience we had no reason to worry. Two days before our week vacation in June 2019, I learned that the house we had rented had been sold and the new home owner would continue vacation rentals but with a new management company. That's where Emerald Isle Realty comes in. I strongly believe in business reviews. I read them, consider them, use them in my decision making and most importantly, I write them. I would have never chosen EIR based off the reviews I have found here and my story fits alongside all of the other negative reviews. I will keep this as brief and factual as possible and just share the take home points of what I learned. My first and most important lesson learned is that you have no protection in the state of NC in the event something goes wrong with your vacation rental. (I filed a formal complaint with NCREC). There is a large part of me that has felt bad for EIR as they were handed a very difficult situation that was no fault of their own. It was how they handled the situation once it fell into their hands that matters. They declined to honor my rental contract but rather followed the instruction of their new homeowner in a small but important matter to my family. Their first instinct was to mislead me rather than remain honest at all times. Someone from their staff showed up to our property 5/7 days. I had advanced notice they were coming once. I requested no further work take place during our week stay but rather wait until we had checked out. This was supposed to be noted but apparently never made it very far as work resumed within the house 2 days later. Which leads me to communication. It is poor. This is not that surprising to me as I am well aware when you perform a root cause analysis after things go wrong it will almost always lead back to communication and its breakdown. The employees of EIR will value their days off and vacation more than yours. Here are some of the responses I received when I attempted to remedy issues in my week and after: "Since I am out of the office tomorrow I am copying our customer service team on this email so we can confirm this one way or the other prior to your arrival on 6/8." "Please note that I will be out of the office until Sunday 6/23 but feel free to call my cell if you still have questions or concerns. I will not issue the refund until I return." And my favorite- "I wanted to let you know that (owner) is out of the country and I will not be able to discuss this with him until we are able to meet; which will be on or around 9/6/19. " EIR is very good at apologizing and when a company is good at apologizing it means they issue too many of them. Businesses that are truly customer focused and quality driven do not have to apologize this much. And profit is heavily valued. Our family rented "Sea Worthy" for $3000 less than what it is now renting for with EIR during the same week.

The two stars are to acknowledge that I received a refund in my requested amount as well as a small voucher to use on a future rental with EIR. The second star is for the owner and her personal letter that she attached to the refund. I have been working with a lady named jessica , who has kept my property rented! She is very efficient and responds.Quickly and she is very knowledgeable. After my after my property was rented there was a big spot on the ceiling. Emerald Isle realty already gave the security deposit back And they said the spot was my problem. But I don't think it was.I had a brand new ceiling put in just before.I gave it to Emerald island realty.They didn't have my property 6 month.And there was a huge watermark on the ceiling. It costs about Seven or eight hundred dollars to have the ceiling fixed And that was a brand new ceiling. It was very discouraging. The repair Came out of my pocket. Then they rented my place to Someone else and they said they did not have pets. I asked to see my property and there was a little wooden gate Add the bottom of the stair steps as if there was a dog in the house. When I got my house back.I found dog hair in my house. When I asked emerald island realty about it they said there was no dog on the lease. The tenant was supposed to stay through december. I drove by my property around thanksgiving and it looked like nobody was there. I called Emerald island realty and asked them to check on it.They said no, it was fine.I told them no it really looks like nobody is there. As it turned out , the tenant had left and left the water turned on and the heat turned off! I could have Have had burst pipes! I also had my property listed on furnished finders. Emerald island realty wanted me to take down my furnished finders advertisement After I had paid the one year subscriptions.So I just lost my subscription cost. They also lost my bed spread.So now the pillows that I have do not match my bed spread.

I think they should pay for a new bed.Spread , and I think they should pay for that ceiling repair , they all They also insisted that I get a water tank repair At one point when the house was empty. Nobody was living in the house at that time.I wanted to do the repair when I had a tenant moving in so I could have taken the cost out of the rental income but as it was.It came out of my pocket.And I did not have a job at the time.

It's like Emerald Isle realty was running the show.

And did not care about me and I am the owner.

They did not care that the cost was coming out of my pocket and I didn't have a job at the time.

That repair did not have to be done at the time.Nobody was living in the house at the time and then emerald Island stupid plumber left my water tank valve in the off position.

I had a 2 pay two hundred and sixty seven dollars for somebody to come back out and turn the water valve back on when Island realty Was the one that hired the plumber that left the water tank valve in the off position.

When I called emerald Island realty up and talked to them about it, they said it wasn't them, but it was.

There were other problems as well.

They did keep my property rented.

They move quickly and they really can get things done.The cleaning ladies were great.

But ultimately I was so beaten down and discouraged After dealing with emerald island realty , because they always made me feel like I was in the way. I let my property sit empty Because I was so Discouraged After my Experience with Emerald island realty.

They treated me like I was a problem to them.

Like I said , they did keep my property rented and they are good at doing the paperwork. They seem to be well connected in the community. If you want your property rented they can do it but I have been a landlord for awhile and I felt the worst when I dealt with them. My other property managers and my other properties are so much nicer so much more reasonable.And they get my properties rented and they don't make me feel bad or that I am asking for too much or that I...
