This hotel is beautiful, and bills itself as a luxury destination, but I had a very different experience. The location on the beach is lovely, and has some stunning views at sunrise. The room I stayed in (213) was nice but unremarkable; it could have been in any three-star hotel, but it wasn't missing any necessities other than the issues I write about below: heating/cooling, and noise.

I arrived very late (3 am) on a Sunday night/Monday morning after flying into Boston Logan, and received a call before arriving that they were having some issues with their HVAC system, and they would be placing a space heater in the room in case I needed it. For my entire stay (4 nights), there was no heating, cooling, or ventilation, save for that heater. I reported the issue several times, and the front desk would call later saying it was fixed, but the issue remained broken.

The room I was staying in was on the back side of the hotel ("City View"), and proved to have another issue: noise. The hotel backs up to a lobster company that receives trucks at all hours (as early as 3am), and loads them with a forklift. This means there is a large amount of diesel noise, beeping from the forklift, and loud bangs as the forklift enters the trucks. In addition to this, my room was directly above the hotel loading dock, where deliveries are made first thing in the morning, and garbage is picked up. When the garbage is picked up, a sickening smell of trash would enter the room and persist for a while. The windows only open 2 inches, so there wasn't a lot of ventilation to clear this odor once the truck was gone. When I reported the noise and odor to the front desk, the staffer was courteous, but said she could only move me to room 215, which was two spaces over and the smallest room in the hotel. Because this would still suffer from the noise and odor, I opted not to deal with moving.

On the first night of my stay, I woke up very early to the sound of a large crane loading HVAC units onto the roof, which was impossible to sleep through. It was just outside my window and very loud. I understand that sometimes maintenance like this is unavoidable, but it got things off to a bad start, and it would have been nice if it didn't occur first thing. I would expect a first-class hotel to schedule maintenance for midday or otherwise take care of guests so they aren't inconvenienced by the work.

The noise issues persisted even when the windows were closed, as the windows did not seal well, and the room appeared to have poor sound isolation. When closed, the windows would whistle with the wind, and I could feel cold air coming in.

The shower in the room suffered from poor water pressure, so showering required huddling under the showerhead to stay warm. The toilet was poorly mounted and rocked a bit, but this was a minor issue.

The hotel restaurant and bar are very comfortable and serve good food with pretty reasonable prices for a resort hotel. I did order room service my first morning and it was prompt. The iced coffee was really bad (extremely acidic), but the avocado toast was excellent.

The hotel charges 10 dollars a night for parking. Because I was on business and needed to be flexible with departure times, I opted to self-park. The hotel has limited self-parking that was frequently full. The large hotel garage is designated valet-only, and depending on who is on valet duty, they wouldn't permit self-parking. I ended up parking on the street at times.

I've stayed in some pretty terrible places, so none of this was unendurable, but if I had been paying hundreds per night to stay in a resort hotel, I would have been furious at my experiences staying at the Beauport. The issues themselves were pretty serious, and the staff's lack of empowerment to fix issues was disappointing and made the negative experiences worse. All told, the experience felt like a cardboard façade with the looks of a luxury hotel, without the follow-through that makes fine hotels a world-class experience.
