This is the most honest review as someone who’s been here 4+ years, both with old management (Quail Heights) & JP management.
Understanding the old & minimal investment from Quail Heights (prior management), JP management taking over certainly looked great at first (new laundry, new carpeting, re-striping of parking spots, redone parking lights, mail receiving machines & further inspections.
Quail Heights (prior management) certainly left a horrendous mess as their last years owning the building wasn’t an easy takeover for any type of management to invest & reestablish “rebuild”. There’s just a severe amount of things that had to be done with the property & still unfortunately does.
Yes, there’s new renovations for balconies, prior mice issue (fixed as far as my floor (been 4-5 months now), security matter, limited visitor parking for a massive building, constant water shut off schedules (max 1 day notice, minimum emails of 3 hrs before notices), and constant new rules restricting tenants choices to enjoy their amenities or feel more at home.
These are certainly big issues yet we can’t avoid the issues that are caused by outsiders & tenants here at this property such as not taking out trash properly, not respecting other neighbors, not using the laundry machine properly and always dirtying up the hallways & also not following assigned parking protocols; I don’t mind people overriding the visitor parking protocol (cause that’s just plain atrocity asking residents to submit vehicle info & time for visitor tickets, just can’t work that way)
There’s a lot of improvements to be made & certain steps that JP Management has taken the steps to improve that, but of course with the good apple of tenants, the bad apple of tenants steps us back to a fair maintainable progress. Also, I know the ladies & staff could be tough & thick skin but unfortunately they need to be. I’ve worked in hospitality knowing an old building with an old management that also came in with a new management to replace & having to rebuild a lot of things and it is not a 12 month project & could be 2-4 years to genuinely balance things out & certainly requires thick skin staff to keep restraints & push forward knowing the issues & acknowledging it’ll take time. The staff is not blind, they know, but unfortunately its their job as management needs to get what they need to do.
It’s a 3 star review for me because I seen the whole progress & I can relate both with tenants and staff.
I can’t say JP management will perfect this property even after 4+ years from now but I can surely say they’ll do what they can but again, the tenants must cooperate & understand the progression. Yes, there’s a lot of us that do so, but reasonably like anything a few bad apples can make the whole thing look bad.
Overall, location is phenomenal. Right by the NYC buses 163, 162, 164, 161, 178 & Hackensack Bus Terminal minutes away & near by GSP, Bergen Town Center, American Dream, bunch of restaurants & hospital & etc. You get the whole point.
Trust me too on the car thieves, packages thieves thats mentioned on the reviews. Again, management didn’t hire these people, these are either bad tenants & bad outsiders. Gate has been fixed multiple times but bad tenants break them. I swear, you will realize its both ways.

Read moreI have been living at Summit On Prospect for 9 months and I absolutely love my apartment!! JP Management acquired this property a few years ago, previous to them purchasing the property I would have never lived here. The property was called Quail Heights and whomever owned it did not run it properly, I have lived in two other buildings on Prospect and I always thought it was such a shame the Owner allowed the property to go down hill like they did (most complaints were probably true but please don’t believe everything you read!)
Last Spring I was looking for an apartment and after seeing a billion places in Hackensack and a lot of towns in Bergen County I was getting very concerned. Imagine having a agent taking you to see a apartment and you enter the bathroom and the behind the shower curtain you see at least a inch of blood in the bathtub…this literally happened in a building in Hackensack that was described as a luxury mid rise!! The entire building gave me the creeps and I couldn’t believe what they were asking for rent!
One day I decided to take a ride down Prospect Avenue to see if any of the buildings had signs that they had apartments available. I didn’t think I would find anything I could afford, I noticed Quail Heights had a new name and as I called the rental office I prayed it also had a new Management team that possibly dealt with the issues that gave Quail Heights the bad reputation. I was helped by a warm woman who showed me around, I knew instantly JP Management purchased this property a few years prior and had already made huge changes to better the environment. I was shocked at how nice the apartments were, they have done a beautiful job renovating and modernizing the apartments. I was aware when I moved in there would be construction but I knew it wouldn’t last forever and when it’s completed it is going to be amazing so for me it was worth having a little construction going on.
Reasonable rental prices, a beautifully renovated apartment and a fresh Management company that has already solved most of the issues you read about.
The maintenance department has a group of great guys that truly care, big big shout out to Jay thank you for being patient and kind. I was very impressed with Jays knowledge and his ability to solve my issue and the effort he put in to make sure I was happy.
Kia in the management office is the sweetest person I have spoken to in a long time, it’s obvious she cares about the tenants and has been there to help me with any issue I have had.
Roxana works at JP’s office on Main St, I can’t say enough about her. Roxana has gone above and beyond to help me and after dealing with her and seeing the major major improvements that have happened in the 9 months I have lived here I have decided I will be renewing my lease when it’s up.

Read moreProjects on Prospect I am currently a tenant at Quail Heights. Here is my honest review please read before considering to move here. Don’t be fooled by the positive reviews. • Parking You pay a monthly fee thinking your car will be safe and secure. Unfortunately, that is not the case here, there will also be times where people park in your parking spot. If you live here or are thinking of living here please lock your cars and don’t leave anything valuable in your vehicle. Cars are vandalized and management tells you to report it to your insurance company. There have been several break-ins and multiple cars have been stolen from the parking lot. A police officer informed us that within 10 days 3 cars were stolen from the parking lot. Management is aware of all recent incidents but have failed to inform us. Some of the paying tenant’s parking spots were turned into visitor parking spots without even notifying them. Management’s response “it was a mistake they don’t have an updated list of all the cars that park in the garage.” • Packages About 60% of my packages are stolen. I have spoken to management nothing has been done. They also refuse to look at video cameras. I have spoken to several tenants they also have this issue. • Management The employees at the management office are unprofessional and they all have a nasty attitude. They don’t answer emails, only answer phone calls when they feel like it or when you contact the head office. If you try going in person they either leave early or they are in a meeting. Jennifer is condescending, rude, and speaks over you. I emailed the management office about a few concerns on 10/9/23 today is 11/6/2023 and I have not heard back from them. On 10/31 I went to the office to voice my concerns and ask why they haven’t bother to answer my email and the regional manager, Lily she said she will get back to me and I am still waiting. The office employees here are worse than the ones at the welfare office. • Building The carpets throughout the building are dirty and stained. There is dog poop everywhere. The building stinks. Rats and mice everywhere. Don’t move here thinking you’ll have a balcony because they started balcony renovations. The balconies are being removed and renovations will take up to a year. We constantly get emails about water shutoffs. About 2-3x a week the water is shut off. The lights on the top of the garage have not been working for over a year. I have emailed them several times and they still aren’t working. Its completely dark 3 weeks ago there was a mask man with a possible weapon stealing from the cars. The cops had a hard time apprehending him due to the lack of visibility. People smoke in the staircases and elevators. The gates have been broken for over a year. Nothing has been done. The week they inspect your apartment they email you demanding to crate your pet for the entire duration . • Security There is no security in this building. Once my lease is up I will...
