I really wanted to give the management a chance and well they blew it.
To start off let me say we have been through 3 different management companies. Costs go up with each transition. New mandatory internet fees of 45 a month. Which isnt bad if its a private network with use of modems and not a community WiFi. That brings you to a grand total of about $140 a month of mandatory fees including renters insurance.
2.5 years ago my rent was $910 a month. It's now at $1070. This isn't including the fees above which have increased about $65 a month. Take that as you will.
These apartments are old. Everything is painted over with shotty cabinets. Apparently they are updating units as tenants move out. I don't see how it's fair that those of us with outdated units pay the same price. I mean there are not even GFIs in the kitchen or bathroom which I am sure is a violation of some building safety code.
You are no longer allowed to carry weapons on the premises. Neither concealed or open carry.
For my one bedroom townhouse my electric bill averages about $225 a month. I keep my thermostat (which is analog) at about 76. This is through Gexa. The AC units are a mix of new units and some that look 30 years old like mine. Water, gas and sewer averages about $75 a month with my highest bill being $112. That's just for 1 person. No washer, no dish washer.
Work orders. In my experience, not a single work order has been completed since the new change of managment. I have submitted three with multiple repairs. All three came back as complete. All three, not a single repair was done. I have had a hole in my bathroom ceiling for over 8 months.That's just been my experience.
Water. Water goes out at least once a month. Last month for a week completely without water. This month a week with no hot water. Just seems like there is no sense of urgency when it comes to repairing the water outages.
Communication is non existent. They dont reply to messages or emails.
I could go on but I think if you made it this far you get the picture. Could it be worse? Yes. Is this everyones experience? Probably not. Is it all bad? No. The amenities are OK. Valet trash and laundry service is nice but not free. Everything is accessible through your cell phone to include the gate but that's been broken for the past month so doesn't really matter. This management team needs to get it together. Communicate with your tenants. Ensure work is being done. Follow up. They are returning tenants rent payments without explanation and telling them 10 days later, they have to pay a return check fee and late fees, when fund are definitely available. Plus maintenance never fixes anything and resident cars are constantly broken in to. Just whatever you do, avoid Mainstream or you will regret it. No matter what kind of move-in deal they give you, Don't do it!!!. The gym is never open and the pool in always closed or dirty.
New update. The new management company is trash. They are trying to raise the rent by $125 with no updates and they also want to charge a $60 property damage waiver fee which protects and benefits the company's property and not the resident. Before they only charged a $16 valet trash fee. Now it's $60. Think about this. It's per resident, so they are going to make a lot of money and get residents to pay their insurance to cover their interest and not the resident's The new rate they offered is $1250+$60+ utilities. Which will easily = $1400 or more. Who pays that much for no washer dryer or no covered parking. By all means please avoid.
The other management team was better by far. This new company is trying to raise all the rates and nothing has changed. Oh they fixed all the broken lights, which should be done for safety reasons anyway. Also all the post that are 4 stars are fake. The create those to boost ratings. Before you apply talk to a resident. They are the worst. Management is very rude and out of touch with the demographic of the community. They should have purchased a property in Pasadena.
Why do they have contractor and lawn crews working so early? It seems like they cut the grass and trim every week. I get woke up by jackhammers and leaf blower once or twice a week at 7 am. This is some BS. I can't wait to move.

While I was in town I came to visit and I was told there weren’t any apartments to look at and I was told to come back. I couldn’t but for about 2 weeks straight they called me everyday and emailed me often asking me to apply. I really didn’t want to go to these apartments. I asked my friend to view the apartments that live in Houston. He toured the apartment and told me not to apply. He sent me video and he saw a dead roach in the tub and said it was ghetto. Plus he said a tenant had issues with her apartment with a foul smell in it. I applied because I didn’t want to pay a remaining balance I had on my credit and the leasing agent told me it would be okay. I applied and I called to check on my application and nobody picks up the phone I left a voicemail and nobody calls back. I emailed and nobody responds. All of a sudden it’s like ghost town when before they wouldn’t stop blowing my phone up. They denied my application and gave no real reason. It said unidentified verification and the online application didn’t even ask for my social security number or proof of income anything. I want to know how they verify and how were they able to deny an application when I didn’t even put any of my personal information on the application. Also they charged 200 for the application only 50 dollars was the application fee and 150 for an apartment hold. Why they charging for an apartment hold up front when they could deny, that’s stealing. I’m glad I am not going stay their my friend said I definitely shouldn’t stay there.
