10/28/2024: [3 stars] UPDATE: I felt compelled to give an update to this review as I now hit my about over 2 years time here at the apartment. I've left my previous 10/22/2023 review's text intact as the bottom half of this review.
For this updated review, I unfortunately downgrade my review down to a 3 of 5 stars.
As many other review posters around this 2024 time have mentioned, the apartment complex has had an still ongoing extensive construction project spanning many months, that has involved alot of noise during daytime from hammering, construction vehicle noises, and so on. This construction fortunately is mostly on the exterior, so it's not too invasive to the interiors of the apartments, although I did have a nail hole get punctured into my bedroom wall earlier in the year.
The construction noises are quite bothersome, though thankfully they are restricted to daytime hours, though unfortunately they extend into Saturdays when I normally just want to sleep in for the day, but find myself wakened weekly by the loud noises.
Nails and other debris that other reviews have mentioned are also a problem, as well as a clearing of the picturesque brush and trees around the property, now leaving a "barren dirt" scene around the buildings. Unfortunately much of the cleared brush has had their stems and trunks left intact, effectively creating a dangerous "punji stick" jungle booby trap hazard for anyone choosing to walk off the paved pathways.
The limited parking space and hazardous crowded parking situation that many other reviews have mentioned is also a problem.
It is unclear if the cause is construction or just aging infrastructure, but water outages for about 3 to 5 hour spans have seemingly been noticeably common throughout this year. They are not super common, maybe happening once every few months, or at worse once a month, but they are still noticeable in comparison to past apartments I've lived at. Few other things create a sense of panic than feeling the urge to use the bathroom and finding that the water has suddenly been cut off due to emergency water pipe repairs for the apartment complex.
As a few other reviews have mentioned, I have also noticed a new influx of a few loud neighbors, which I suspect was not the situation two years ago when I first moved in, at least if I can remember properly. Whether it be loud yelling during evening and night hours, to loud "boom box cars" arriving to park during night, I've noticed an increase in such neighbor noise disturbances.

10/22/2023: [5 stars] I've been a resident here for about over 1 year now. My first priority when looking for apartments in the area was somewhere that is quiet and where I can catch quality sleep at night! So far this apartment has not disappointed! The community itself is reasonably removed from traffic noises and I haven't been hearing much midnight music blaring from the residents. When I lay down and bed and hear silence, that is golden! Mind you I live on an upper level apartment unit so I can not say how footstep noises are or aren't.
The community seems fairly secure from crime rating maps as well, and I have not heard of any incidents in my 1 year here thus far!
The reception staff and friendly and open to any questions; maintenance requests are also swift to act, with most of my maintenance requests submitted through their online portal being acted upon by the next business day.
The only downside I can think of is that the infrastructure is on the older side, however the units seem to be going through constant renovations in that regard.
As a side note the apartment is located in a shady wooded area with many trees. This may be either a pro or a con depending on the resident! The sunlight is certainly shaded when walking around and...
Read moreI’ve lived in many different apartment complexes over the past 8 years or so because my husband travels often for work and his work requires him to relocate approximately every 3 to 6 months. Just as a side note we also have two children with Autism so our family has “special needs” as a whole. We were lucky to have spent a totally of 7 months at The Park on Memorial (I’ll call it PoM for short, lol) before having to relocate very recently. I’ve never felt more at home at an apartment complex as I did at the PoM. The staff are truly nothing short of exceptional. Jessica, Leslie, Alex, Amanda and Joe are the staff members I had the pleasure of interacting with the most. They have been the kindest and most understanding people in regards to our needs in so many ways, like allowing me to stop by the office to pick up a package 15 minutes after closing because I couldn’t get the boys out the door fast enough, or running my packages out to me really quick because my boys were having a bad day and I couldn’t make it into the office. These might be small things to many people but the smallest acts of help and kindness make all the difference in our day to day lives. I don’t know if I can really put the experience into words but they made our living experience personal. Every time I saw them they’d ask how my children are doing or ask how my day was and every time I spoke with them I’d leave with a smile on my face. They truly made us feel like a part of the Park on Memorial family. All of my neighbors were very friendly and polite when I ran into them wether while I was out walking around the complex or swimming at the pool and they seemed understanding and accepting of my children’s “quirks”. I couldn’t attend all of the monthly community events but the ones I was able to make it to I definitely enjoyed (I was only able to make it to the movie night at the pool and the luau). Now the apartment itself was not absolutely mind blowing because the complex is a little older but it was great considering it isn’t brand new. The maintenance staff have been excellent and fast. I’ve seen them making upgrades all over the complex like installing new AC units. Something my husband noticed is that the maintenance manager preferred to replace things that broke as opposed to trying to make things last long at possible to save money (e.g. a dryer or fridge). Our apartment there was worlds better than where we’ve just moved, makes me miss the PoM all the more. I loved the way the grounds have so much plant life, it really made it feel private and peaceful. My boys practically lived at the pool for a while there and I really enjoyed being out there so much because friendly neighbors or staff would be passing through and the pool area is beautiful (it even has a small waterfall from the smaller pool to the larger pool!). Read morePlease read and think carefully before making major decisions on where you reside. This property used to be managed by the Fingers Companies, but has transitioned to being managed by Greystar. I lived there for 3 years, but have seen a significant decline upon Greystar taking over.
First and foremost, the ongoing construction has been a huge disruption and inconvenience to any resident. During my stay, it wasn't uncommon to have 1/3 of parking spots taken up by construction. Many days it may take 10-15 mins to even walk to your apartment given the available parking spots. However the worse part is that you run the risk of hitting a nail. I had to get my tire repaired due to hitting a nail on the property.
There seemed to always be persistent issues my last year staying there. Anything from my apartment getting flooded to due a misstep in appliance installation to a tree falling on my car. With my apartment flooded, my couch got damaged and I had to air dry many of my materials that got soaked. It took 2 full days to have the apartment dryed out where a large fan has to be blasting throughout the day. I am not lying when I say a tree fell on my car. Take a look at the evidence.
As for the inside of the apartment, the walls "shifted" causing cracks that begin from the base of the ceiling down to the door causing the door to be unclosable. The outer tub had black residue which was reminiscent of mold. The paint on the soap holder in the tub is just simply painted over and will chip over time which is a potential health hazard. The toilet is low pressure so you'll need to flush wait 1-2 minutes to flush again. Also, you would not believe me, but I even had a bat laying in my bedroom one day when coming home from work. It is beyond me to understand how a bat gets in, but it happened.
Last but not least, you will have to make multiple calls, send multiple emails, and make multiple trips to be able to try to get your deposit back. Someone name "Tim" who manages the deposit, will leave your emails unread and end up blocking your number so you will go straight to voicemail. If I still didn't live in the city and didn't drop by to remind the team for a status update I'd likely would never hear from Tim. The ETA for a getting a deposit is 5-10 business days, but has been about 3x the estimated lead time. I'm still awaiting to get a status update from Tim to this day.
