A very unfortunate experience. We made a week long reservation by phone after finding the number on Google. Photos and reviews made it seem like an RV Resort with plenty to do. The staff member on the phone assured us that this was a great park for kids as we were traveling with our 4 and 6 year old boys. This is not an RV Resort but a trailer park. The only people we encountered were permanent residents, whom were friendly people, but we were there on a Friday, and the park had heavy traffic when residents were coming home from work. The site next to us was empty so they used it to cut through to the street behind us. We were not able to let our young boys play freely. Sites are small, about a two foot strip of grass which was unusable, due to the fact that the neighbor’s septic was overflowing. No fire pit or area that would be nice to sit outside. The pond is a retention pond and not usable in any way. There was no park except for a small dog run. This is next to a large highway interchange so traffic is loud and can even be heard over our air conditioner through all hours of the night. Due to all these conditions we asked for a partial refund. We wanted to pay the nightly rate for the one night we stayed. This was refused. Staff said that they had a no refund policy, which was never expressed to us at time of booking. We asked corporate and after deliberating with management they again refused to issue a refund. We did not return for a second night, there was no place for our kids to play for an entire week. When we expressed this concern at the office while trying to cancel, they told us we could let our kids play in the dog run. This was over the top insulting and eventually the staff agreed that this was not a place for small children. The next day I could not reach anyone by phone after 4 attempts, so I emailed the manager asking again for a refund and politely listed my reasons why. I was ignored. I have made a dispute with my credit card company, and have repeated to management that I am more than willing to pay for my one night at the higher rate. Read moreEdit: rent is $650 for 3 weeks. Not a full month. I’m gone for 2 out of those 3 weeks. I pay $800. That means either my electricity is $150, or you have large amounts of fees. As far as the favor, I had called to ask if y’all could help me by shutting off the water to my camper during an unexpected freeze, while I was out of state. I came back to a busted water heater and water all over my home. I’m not sure what policy that refers too. The truck and trailer, I didn’t argue with that. I got in very late and just needed to park for 3 hours. Would have paid for it too. But you gave me no option, so I didn’t argue with that. Or If you’re referring to the 2 days I needed for rent, and you said “No we will shut off your water and electricity”. I didn’t argue with that either. Still wasn’t late, and I’m not even broke, yall charge for 3 weeks, not a full month, that is abnormal to me. I’m not going to go running every time someone isn’t paying attention, flying through the park. The amenities are a nightmare, and are absolutely on a schedule to be closed at inconvenient hours. This isn’t a rare occurrence and you know this. It may not be your fault people can’t be trusted, but closing everything when the office closes, is tough. Most people don’t get home until 6 or 7 and need to do laundry. I asked about the music, was told “I have no idea what you’re talking about”. I asked my neighbors, and I’m not the only one. Most people on that side hear it. Inside the campers. Turns out, the dealership keeps music on over night, to keep a certain group of people from bumming there over night. It’s not a nice area, and if the prices reflected the quality, then it might have been a 4 star review. Removing star because I had to come here to explain.
Rent will go up about $30 every month until you leave. There is also no regulation of speed. I was almost ran over more than a few times. Read moreI was at USA Houston for 2 1/2 years. Suzy and Vaughn are great folks. Very kind and very respectful. The spots are big enough for a large fifth wheel, the truck to pull it, and a small car. As far as I know the pool, hot tub, and exercise room are all well maintained. Now the rest of the story: The rent is on a 28 day cycle. $740.00 thirteen times a year. Electricity is .15 cents a kwh. @ $200.00 a month from May thru September. My rent increased by $105.00 in the time I was there, but increases are expected. $635.00 Jan 2020 $740.00 May 2022 There was $25 veterans discount but they took that away back in February 2022. They charge $15.00 a month for a mailbox, of which they have @50 in a park of 157 spots. They used to allow 3, or 5 packages free per month but now they charge a minimum of $3.00 for everything that's delivered to the office. This includes envelopes. They have recently implemented two more fees. A 3.5% "convenience" fee for debit/credit card for rent payment, and my personal favorite, the one that made my decision to move. Any vendor to enter the park MUST stop at the office and pay a $50.00 dollar fee just for the privilege of entering the park, which in turn is passed on to whomever needs work done. They got me once. They require vendors to show proof of workers comp and 2 million dollars in liability insurance, so the 50.00 dollars is nothing more than greed as they carry no liability. My truck was gotten into SEVEN times. There were several vehicle break ins while I was there. Guns, laptops and a few wallets/purses were stolen. There were a few shootings but I never heard of anyone actually being shot; however, several trailers were damaged. Due to the proximity of I-45 and Beltway 8 the traffic noise is constant. As I said, I was there 2 1/2 years, but that 50 dollars they stole from me will cost them thousands as I'll be here at least five more years.
