Living at this apartment complex has been without a doubt the worst living situation I've ever had. I hate being hyperbolic, but everything I've written here is true.
As a resident who has been living in the Serena building for the past 6 months, I've had a seemingly never-ending stream of issues which the resident services department which has either said they can't help, or that they can't until COVID is over.
In my 6 months living here I've had:
a HUGE ant infestation on my third floor apartment for seemingly no reason. Literal hundreds of ants are crawling on my wall as I write this review, I'm looking at them as I type this as a matter of fact.
CONSTANT fire alarms. The alarms go off at insane hours of the night, most recently being 12:30 AM, which didn't stop until 1AM, and then they resumed after a 15 minute break for another 10 minutes. If you are like me and are sensitive to loud noises, absolutely DO NOT move here. The fire alarm in each apartment is a very loud droning beeping sound, which will give you a migraine in about 2 minutes. Needless to say, this alarm should only go off when there is an actual fire, but it's obvious this issue has been persistent since before I moved here, since there are multiple other reviews saying this, as well as the fact that about 60 percent of the residents here don't even leave their apartments when the fire alarm is going off. I think it goes without saying that this is an unbelievably huge safety risk.
My car was towed from the parking garage without any notice from the resident services department. Because of this, I filed a police report thinking my car was stolen, but it was actually because the team who manages this property had my car towed and then couldn't even keep good enough track of whose cars they've towed that they even told me to file a police report. After having a very long and frustrating call with resident services, they agreed to pay half of it. Which, I will remind you, isn't even covering the Uber I had to take to the tow yard to pick up my car, nor is it covering the amount of time I lost that day picking up my car from there, due to me having to cancel all of my plans for the day until I found out that my car in fact wasn't stolen, it was just negligently towed by the administration of this apartment complex.
Don't be surprised if anyone you call in administration of this building never answers the phone. Regardless of which business hours you call at. I've called the resident services office so many times, which usually isn't something I even like to do once, but during the many times I've called, I'd say about 20% of the time they even pick up. They'll return your message but then it'll continue to be incredibly difficult to get in touch with anyone who can help you.
When I moved in, every single screen for every single one of my windows was either broken or distorted. The issue is, shortly after I moved in, COVID happened, which made it so the team has refused to send anyone in to fix my screens. I understand that it's in an effort to keep everyone safe, but there have been ZERO attempts to make this situation or any of the above right except for the very minor attempt when my car was towed.
When I moved in, the individual who was supposed to tell me how to use the facilities, didn't even bother to tell me how to use my thermostat, they didn't tell me how to get delivery drivers to my apartment, they didn't tell me how to allow guests in without meeting them downstairs, and so, so, so much more.
I'm not a hyperbolic person, and I hate writing reviews like this, but I am in absolute disbelief that this is how I've been treated while living here. The rent I'm paying is very high, and it hasn't even been discounted due to the amenity closures because of COVID, so I'm paying for amenities that I haven't even used a single time, due to me moving in a week before everything closed.
Regardless of if COVID is a factor with your move or not, I urge, if not BEG you to think very carefully before...

Only the remodeled units look nice, but everything still breaks down despite being in a remodeled unit and you have to wait at least 2 weeks to schedule a maintenance request. If you have an emergency maintenance request, you could have to wait up to 3 - 4 hours.
The people that live here are inconsiderate. It's ALWAYS noisy. People do not follow the rules. There are always parties at the pool. People will reserve areas that are not reserve-able by leaving a towel there at 8am in the morning and bring in people who don't even pay rent to use the pool. Good luck trying to get a spot.
Neighbors are RUDE. They let their dogs pee and poo in the hallways and will not clean them up. They will smoke inside their unit or on the patio even though this is a smokeless property. It's even worse when it smells like weed inside my unit because of a neighbor. Neighbors will throw things off their balcony into other people's units below and no matter how many times issues are reported, the leasing office will do absolutely NOTHING to stop this behavior besides giving them a phone call because of their "process". They will continue terrorizing neighbors and never get evicted. It's absolutely ludicrous.
People will leave trash in the trash room floor and not actually put it down the trash chute. It smells putrid in the trash room so I avoid having to take out the trash too often. Tenants are instructed to put oversized trash in the parking garage, but they are always too lazy to do that and pile it in the trash room. People will leave their trash in front of their door for days and not take it to the trash room. None of these things are enforced. The property has become a pig sty.
Your packages WILL get stolen. Some delivery couriers will not put your packages in a parcel locker, mailbox, or at your front door. If that happens, I guarantee you won't be getting your package. People here are thieves. I don't think the cameras around the property even function. These should be placed everywhere! Especially the mail rooms where packages get stolen! There are always 50 - 100 packages scattered on the cabinet of the parcel room that is unlocked, literally anyone can walk in and steal it.
There are rats and cockroaches everywhere! There was a rat living in my water heater storage area for a while. The fire alarms will go off randomly at night or early in the morning and take almost an hour to resolve.
I've seen multiple instances of electric cars parking next to an outlet in the guest parking garage to steal electricity from the property. Guess what? Management and security will NOT care or enforce this either. I've never seen security patrol during the day or at night.
Kids run around here and take over the computer rooms. They also run around on their e-bikes. Cars here will not stop at the stop signs. I have almost gotten hit multiple times while crossing.
The gyms are very basic and I've seen people use the amenities who don't even live here. I've seen them leave the gym and drive out of the apartment complex.
In the beginning, they marketed Delrey as the "premium" building with a concierge and a pool that the other 3 buildings are not allowed access to. However, the concierge has not been open since COVID and as I mentioned earlier, the pool has become a free for all.
I have lived here for over 2 years and every day it's been a new issue - sink flooding, black gunk coming up from the pipes into the sink and the shower, water leaking from the ceiling, neighbors that throw loud parties every day, neighbors that stomp above you all day long, neighbors that wash and clean their patios without any consideration for damaging the furniture of those below them. Rent is $3,000+ for a 1 bedroom and I don't feel like I am getting the level of quality that I'm paying for. Living here has been atrocious. I don't know how there are any good reviews for this property. They need to do a better job. This property is definitely not worth what they're...

I have been a resident of the Village since January of 2019 and have paid rent on time or early since. For the last year or so I have been month to month and June of this year I have had cockroaches (flying too) coming out of the drains and into my apartment. They would fly and crawl around the bathroom, shower, and roam around the living room and kitchen and I finally ended up vacating after they started going in my room out of my walls.
After 4 pest control visits, all of the pest control vendors articulating the same thing - spraying the unit and drains and baseboards will not do anything. This is a larger Irvine Company drainage issue as there is likely a leak in the piping which they need to fix. I articulated this multiple times to Irvine Company and even asked for a unit change. They either ignored my calls and e-mails or said "they are working on it" with no response or action from them. It got so bad with the cockroaches to where they figured out how to get in my room and ended up coming out of my walls. I woke up in the middle of the night to cockroaches on my wall and ended up leaving my place at 2:30 AM that night and staying somewhere else. The next day I signed a new lease and vacated my apartment couple days after.
I have been month to month, and when I requested my prorated rent for July back credited back for the days I did not occupy the premises due to the unfit and uninhabitable conditions and laid everything out, the community manager, started raising her voice telling me what I did was illegal and that I owe another full month of rent.
I had sent my e-mail to Irvine Company on July 10 laying everything out and requesting my prorated rent back, and she called me back July 21 and claimed she did not read anything I had sent them and would call me back by end of business July 22, raising her voice and pushing to end the call early. That did not happen and she ended up calling me on July 24, disregarding everything I had asked and like a robot just continued to say they are keeping their stance and I still owe another 30 days of rent. Keep in mind I have been month to month this whole time and have no reason to try and break my lease early.
Now instead of crediting me back, they are trying to charge me another full month of rent claiming I am rent responsible and didn't put in my 30 day notice, completely disregarding the infestation of flying cockroaches over the last month. Tenants in California do not need to put in a 30 day notice if units are uninhabitable (which cockroach infestations fall under). I have been recovering from a degenerative disc in my spine, and this ruined my rehab program the orthopedic doctor put me on where I am required to exercise on the floor as cockroaches would randomly run out unexpectedly.
This has been a disgusting and horrible experience. On top of this, I did have my first cockroach in my unit dating back to October of 2022 but I had thought it was a one time thing until this June. The Unit 3405 and located top floor on the Del Rey Building, and they already put it up for lease. The chance of them actually addressing the drainage issue and fixing the leak in the piping is very slim - if you are renting an apartment at Village simply don't. If you decide to rent anyway, watch out for this Unit as it has flying cockroaches coming out of the drains and unless they address the leak or larger plumbing issue they will keep coming out.
I would advise anyone who is looking to rent from Irvine Company specifically at the Village to stay away. I have personally seen rats and cockroaches in the hallways and roaming around. I have been a doubter of all of the yelp and googles until now but can confirm first hand that all of the reviews are...
