My wife and I are very disappointed. We have only been in our new apartment for a mth. And in a mth we have had to call the police out over 16 times. The leasing agency will tell you to record which we did and to notify them which we have just to be constantly blown off by pretty much the entire office crew. On top of that we were told that if we keep having problems with the upstairs tenants that we should move oh and btw we would have to pay more in rent to do so and we are the ones being constantly violated. Claudia in the main office can't answer critical questions, our leasing agent is never anywhere to be found. Oh and btw on top of this the heating unit has went out, and apparently over 16 calls to the police and 16 lease violations get you absolutely nothing here with the arbors. On top of that we were threatened and the management has done absolutely nothing but give excuses and apparently if you have an autistic child the quiet hours do not apply. Lastly we still have holes in the walls that haven't been repaired and a dishwasher that does not work and just last night we had to call the cops on the same unit (715) cuz this apartment complex has o security and all the women in the leasing office seem very incompetent. Lastly don't try and leave a msg because they will not reply nor answer back and Claudia will put you on hold so she doesn't have to deal with your issues.... Horrible customer service!... Now after months later I have an update... Y'all ready... Mauldin police stopped coming out after over 50 calls and said it is the complexes issue. The complex told my wife that the judge would laugh at our issues because of this sad ass states tenant rules... We were told that we had to move because the tenant who has caused the issue won't leave which shows they have no leverage with their tenants. Then they tried to lease our current unit to someone else not once but twice while we are currently living in the unit... Trust me u can't make this shit up. The girls in the office sit and talk about every tenant that comes with an issue. I told my wife ain't no way we are moving when we did nothing wrong and them asking us to do so shows a horrible lack of business character.... Oh btw if you need a transfer make sure it is within the same apt complex because if not they will charge you to move not trying to help ease any burden caused by them or their lack of management... Oh and forget calling and leaving a msg... That shit don't work either.... U gotta literally pull up on these fools in order to get and reply... Sad... Now about 10 days ago I received another call from corporate. Within this call I was pretty much told that it would be on my best interest to still move. Despite not being the ppl who have caused any issues. Then I was told to look on website to see if any apts were open and this was even after I insisted that my wife and I were going to stay put. I was given contact information and a time frame in which the individual would be back in contact. Needless to say that call never came to be, and this is after several calls and several voicemails.. Now while in our conversation I was told if we need anything maintenance related to make sure we put in a request before 6 a.m. which now leads me to today's newest problem. At 5 a.m. I went into the kitchen turned on the light and had seen a mouse. My wife and I got on the portal put in a request BEFORE 6 A.M. Now I am off work all day today and as I am relaxing waiting on the maintenance man WAYNE to show up, I get a txt SAYING THE WORK IN THE KITCHEN HAS BEEN COMPLETED BY WAYNE!!!!!! HOW IS THAT WHEN NO ONE EVER CAME TO MY APARTMENT?????? So ok I'm thinking to myself I must be nuts RT so I call up to the leasing office. This is where it gets good. So I guess their maintenance men can't come and lay down mice repellent and or traps.... Oh and that it's a pest control issue and sorry about your issue but we can't get pest control out to your apartment until..........NEXT WEEK MONDAY..... AS A MAN WITH A WIFE DO YOU THINK IMMA WAIT TIL...
   Read moreMoved into The Berkshire complex on Independence Day 2014. It was the biggest mistake I have ever made. My apartment number was 1105, a two bedroom unit. At first, the apartment seemed really cool and the office folks were really nice. You can't ask for a better location to call home...for the moment anyways. After a couple of months of me and my family living here we began to experience issues with the apartment that needed immediate attention. The second bedroom on the east side lacked insulation and had a really bad draft of air through the closed windows. Our first winter that we lived there, we experienced extreme cold temperatures regardless of how high we set the heat in the apartment. The windows had built up ice on them and it felt like you were sleeping with the windows open throughout the night. I knew that there was nothing that could be done about this any time soon so we just learned to deal with it. Some more issues came about in the kitchen. The drawers were glued shut at some point and when it started losing its adhesion from opening and closing, they began to fall off. This wasn't too bad of a fix so I took care of that issue with a couple of nails. The dishwasher had a broken rack that fell off the rails every time that you pulled it open. We just learned not to use that rack at all and dealt with it. The refrigerator also had some broken racks on the inside of the door. We decided not to store anything on the door after our items kept falling off when we opened the fridge. Since it was made of plastic, there was no way of fixing the issue permanently. The living room has a couple of power outlets that don't work, but it wasn't a major necessity. The main front door to the apartment has cracks that lets in daylight, dust, air, and insects throughout the seasons. There's a constant noise in the dining area that sounds like someone is taking a shower all the time. Never understood where it came from but we managed to ignore it. The master bath toilet had a rotting flapper in the tank that caused water to continually leak making an annoying trickle sound. This was an easy fix as well so I repaired it myself. The master bath tub kept getting clogged up and every time we showered the water raised above our ankles. No matter how many Drano treatments we used it kept clogging up. I decided to take apart the drain plug and used a snake line to pull out some nasty stuff that had been in there for months apparently which was causing the clog. This wasn't that terrible of a fix and it cleared up the drain lines where the Drano couldn't get out. Ultimately, these were small petty issues that can be worked around but the straw that broke the camels' back for us was when there was a rainy season and water kept coming through the master bedroom (closed) window. This was a major issue that I couldn't fix because I was on the second floor and it required fixing from the outside as well. I finally submitted my first work order, and it must have taken these guys a couple of days to come look at it. They said that they applied weather stripping to the window, and that it should be fixed. Well, a couple of weeks went by and another few storms blew through the complex and water started leaking into the bedroom again from the same window. Another work order was submitted by me but this time, I didn't get a reply for weeks. I called the office and could never get anyone so I left messages with no reply still. Then I sent emails requesting for assistance and finally someone left a note at my door explaining that there was a change in ownership and management, therefore my request may have been missed. They also said that they would come and take a look as soon as possible. During this time, my family went on vacation so that was the last thing we thought about since we were under the impression that the issue was getting addressed. After our three week vacation, we came home to a bedroom floor soaked in water and my bed, two night stands, and a dresser entirely water damaged. Please see my 2nd review...
   Read moreI wanted to share for anyone thinking about living here. DONâT DO IT! If there were negative stars I would rate it negative. First off, the apartments arenât turned over professionally and tons of stuff is remained not fixed. The rent will go up through your term with old as dirt compliances and when you ask to get new ones due to rent going up, they deny it. Putting in a maintenance request is pointless. Your response either doesnât happen or takes 2 weeks. By the time they responded we had already spent our money to fix it ourselves. Calling the front office is the biggest pain. Most of the time you get a response. You NEVER get a response if you leave a voicemail. We have called up to 10 times throughout a day sometimes just to see if they would answer or call back before going down to the office to find multiple ladies sitting there talking to each other. Donât put your account on automatic draft because theyâll pull fees on you without notice and read over your lease agreeement. Weâve been here going on 2 years and will be moving out when our current lease is up. This past rent they charged us $250 in fees. Apparently 6 days late involves them charging us the 5% late fee and a legal fee for eviction. Please explain to us how we are going to pay our bill for almost 2 years and one payment weâre 6 days late and you try to evict us??? On top of this, when we called to see what the legal fees were just in case the lady up front was completely unhelpful, unwilling, and rude to say the least. We called about 8 times on Feb 16th 2019 around 2PM or so and when asking how many days late did we pay it or any questions related she said âI donât know. Iâm not sure. I canât see it. It hasnât processed yet.â We didnât ask you when we paid it. We asked when it was due and when did you guys start to draft it which you can see! Then as we replied,â$250 is a little excessive since we havenât missed a payment and we were only 6 days late and we had autopay so your system technically messed it up. We thought it would just be a late fee of $50 which by law says 5% of the rent.â Her response wasnât something like,âI understand. Itâs just you guys signed in the lease...â Her response was,âWell actually sir. Weâre not talking about the law. Weâre talking about your lease agreeement that you signed giving us this permission. So please donât mention the law again. Youâre going to pay it.â Her response was not only unexceptional but should get her demoted to maintenance or fired. This is the reason over 100 people Iâve talked to wonât come here or come back. Hopefully management sees this and takes care of the young lady who was suppose to be professional...
