I lived at Broadstone in a 1 bedroom apartment in Building 1 from April 2023 - February 2024, then I moved in with my husband who lived in a 2/2 at Broadstone in Building 2 from October 2023 - December 2024. Here is my thorough review of the complex.
-- Building 2: If you decide to move here, stay VERY FAR away from Building 2. The people who reside in that building do not care about upkeep. They let their dogs pee in the elevator and poop right in front of the door to the building. They are constantly smoking weed and are insanely loud at all hours of the day. -- Trash: Overall, there is always trash in the stairwells (mainly cigarette buds even though it is a “no smoking” complex). Trash pickup is also 1-2 times a week which means that there will be multiple dumpsters in the middle of the road between Building 1-2. -- Parking: There is always someone parked in the walkway between Building 1-2. More than a few times, people have even parked (and left their car) in a way that you can’t get around them to get to the parking garage. Another issue is, if you parallel park between buildings, people will block you in by parking beside you (you can see in the picture below) -- Pet waste: ~80% of the dog owners in the complex don’t pick up after their pets even though there are pet waste stations all throughout the complex. Often, I would even see someone letting their dog poop directly next to a pet waste station then not pick it up... Which truly sums up the people that live here. -- Building 1: Between the two buildings I personally lived in, Building 1 is the better building. It is cleaner and quieter than Building 2. However, don’t lease an apartment on the side of the pool. Especially during the summer, people would be in the pool until midnight and would be as loud as they pleased. -- Mail/Packages: Broadstone runs their package system through Fetch which is the MOST inconvenient thing I have ever experienced in an apartment. The way Fetch works is you have a completely different address for your packages than for your mail. Your package is sent to a Fetch warehouse and put in your “box.” From there, it is picked up by a Fetch employee and delivered to your door. Sounds great in theory, but your packages get to you days later because of the extra steps. Plus, if you have people sending you packages, they have to have both your mailing address AND your package address and know the difference between the two (considering we had dozens of wedding presents trying to get delivered, you can see how this was an issue...). -- Moving out: We moved out Dec. 3, 2024 and didn’t receive our deposit back until the last week of January even though our lease says we would get our deposit back within 30 days. When I returned our keys, I was not given any information on moving out and the leasing agent only took my keys and put them in a drawer (no email confirmation or anything). In fact, I had to ask them if they needed our new address to which the leasing agent responded, “um yeah probably.” Then he searched his desk and pulled out a sticky note... Needless to say, I didn’t have full confidence that our move out was recorded. Sure enough, through initiating a conversation with a different leasing agent at the beginning of January, I could tell that our move-out process hadn’t started.
All of that is just the overarching issues. We experienced lots of nuance problems throughout our 2 years of living there that just made our time there that much worse. If someone forced me to live at that complex again, I would choose Building 4. It has its own parking garage and seems quieter than the other buildings.
However, if you don’t care that you are paying a luxury price tag for a non-luxury apartment complex, this is complex for you! All of the issues we had with the complex wouldn’t be a huge deal if we had paid significantly less in rent. Don’t let the great amenities fool you... the tenants in the complex make this a terrible...
Read moreIf I could rate them zero stars, I would. But alas, one gold star they shall receive. If you're seriously considering Broadstone Junction as your next home, do yourself the favor and run. I've been a tenant for three years now. Rent always paid on time nor have any complaints been filed against me. You would think that management would appreciate me not giving them a hassle or being a problematic tenant. One would think....
Issue #1: "Controlled Access is just an illusion" For nearly three years now I've requested management to install a fob scanner to the South West door of building 2000 which is where I happen to reside. Some tenants/guests tend to leave the door propped open while they walk their dog or go to their car. This results in the door remaining propped open with rocks, sticks, even an occasional shoe throughout the entire night. This gives any passerby access to all 4 floors of this building which puts ones security at risk. Their argument against installing? "It's an emergency door...." Well alright...if that is considered an emergency door, then what are the other 4 doors considered? Because they also have emergency signs leading up to them and also have a fire plan map posted at each door.
Issue #2: "We're going to make you sign something saying no use of illegal drugs...but then we're not going to do anything about its consumption or sale on our property." To each their own on this...but if you're going to require tenants to sign an agreement stating you will be enforcing a drug policy, then you should probably follow through with this on your accord. The halls reek of marijuana during the evenings (again, to each their own) and repeatedly I've had some tenants offer to sell me weed.
Issue #3: "Parking spaces...what's that?" It's strange, some of the parking spaces in the garage (again "controlled access") are painted wider than others. Sure, that can happen...but what about citing any vehicle that is parked across two spots forcing residents to have to continue searching for spaces?
Issue #4: "Oh, your car was hit in the garage and the person fled? That's tough bro." If having a hit and run on your vehicle was a game of Bingo, I'd have B and I right now. No cameras are installed in the garage, and management doesn't really care. I've already had to go out of pocket twice now, once on a door dent after someone slammed into my door and now on a new bumper after someone swiped across it. It just so happened to be that my car wasn't parked too far from the cameras that monitor the entrance of the garage, figured I'd call them and see if I could get lucky on getting footage and then filing a police report. Their response? You need a police report....AND then you need to have them open an investigate and a Gwinnett County Police Department officer needs to come down and go through all of the footage to see if they can find anything. HAHA! Okay...sure...because GCPD is really going to do that right?
Well reader, I hope you had a chuckle reading this review. It may come off as a high expectation jerk, but I'm really not...at least I don't think I am...pensive stare
I'm just fed up, and thankfully my lease is up sometime in the Summer. (Though if any member of management is reading this and wants to let me break the contract with no fee...I'd be down. We'd be doing each other a favor if you think about it.)

Read moreMe and my boyfriend lived at Broadstone for 4 years. We loved and enjoyed living here, however as of recently there have been raising concerns. First, the maintenance staff was always providing a star performance and I credit them for keeping this community running and looking beautiful. In no way do I blame the staff because they were constantly working hard here and it was appreciated.
Rent Payment: They switched their portal to one that makes you pay a smacking $79 processing fee to pay rent with a credit card. Which majority of people use of course especially in this economy.
We also had to break our lease due to moving to another state for a job opportunity. I recommend getting in touch with the leasing office and having records of it. I knew they would give us a run for our money, but they tried to charge us DOUBLE the amount we were supposed to pay. They did in the end honor what was said in the emails, but be mindful of the move out fees.
We moved in when it was pretty empty, so we watched the place grow. I’ve also seen the rise in the amount of dog poop here. I’m a dog person, I love them to pieces , however the owners here refuse to clean up after them. I went as far as getting a camera for my balcony because the amount of dog poop daily was ridiculous. I do see the maintenance staff going around with a bucket to clean up which is sad because it shouldn’t be on them to clean up it should be the dog owners. There’s no way to hold the owners accountable. The new apartment I just moved to, does lab testing on the poop and fines the owners. I would recommend it because the dog poop is/was a huge problem. Also, the entryway to the 2000 constantly smells like dog pee as well.
The mail service Fetch isn’t my favorite but, the amazon lockers were better in my opinion. Parking is limited which can be annoying especially if you have guests. I was able to let up the gate with the old key fob, but they switched to sticker keys, so parking can be an issue. And the train isn’t as bad as ppl make it seem. Overall, for my first apartment, I had a good living experience.
Broadstone is an amazing community. The leasing staff are always 100% willing to help and I appreciate them. Zaye was extremely helpful as well. They are willing to negotiate with you and try to help...
