Do You Know About Philadelphia Apartments with Gated Communities?

TLDR: Rent is relatively reasonable comparing to other apartments in the neighborhood. Leasing office = management office =/= frontdoor staff. Parking is not safe. Amenities are pretty good. 1. Apartment unit: I live in one of the older buildings in the complex but still think the apartment is well-maintained. Ceilings are lower than my previous apartments and I can somehow hear people walking upstairs. 2. Building: I dont think this building have that many staff working on cleaning etc. So how clean the trashrooms, elevators, hallways are totally depends on the tenants. For me personally it has been okay-to-good conditions, acceptable. 3. People: I have to say everybody I have encountered living in this complex is SO NICE. Staff here? It really depends. Leasing office staff are very busy with their workload so I experienced the same email responding time issue that other people mentioned here. I only put one maintanance request so far and the staff came he was excellent - not only fixed the problem but also checked my AC and made sure that everything is okay. Doorman is really by luck. We have this really nice and thoughtful doorman (bear with me being bad at names:( ) who is willing to take a step further to make sure that when he is working, everybody will get their notification emails and pick their packages accordingly. Even for one time that Amazon sent my package to another building, when he knew it and the next day he took the package to my building and I couldn't be more grateful having him at the fronddesk. However, like I said it really depends. Since frontdoor staff are only working from 2PM-10PM, and are not on behalf of the management team so if you have any questions or issues, I don't think they will be able to help you. 3. Parking is hmm. Okay there are a lot of cars in this complex and accidents do not happen everyday. But when it happens on anybody, it will suck. I always parked my car somewhere that I can see from my home, but one day when I came back, the car parked next to me got broken in and the broken window was on the ground. So I took some pictures and wanted to let people know to be aware of. I went to the frontdesk, and obviously she knew it and just told me "oh in general it happens". It happens??? That's it??? When I was like then what should we do?? She told me I can check my car every 2 hours (slightly chance I could be hearing her wrong but I am pretty sure I heard 2 hours). Man you know it just does not make sense to anybody who has a car and saw what happened and got some suggestions like this. I ended up moving my car somewhere else in the complex and talked with a couple of tenants here - people complained about it, one of them his car almost got stolen and the management team told him the safety is not guarenteed. In sum, if you have a car, then try your best to be careful, dont leave anything visible and valuable in your car. I guess this is the best we can do. 4. Amenity. To be fair, the gym and pools are pretty good. I personally enjoy it and saw other tenants having a great time there, especially during the summer. So in general, when everything is okay then it's a pretty nice place to live. I spent two years in this apartment. I lived in 3 different states, 7 different apartments and by far this one was the one that I wanted to leave ASAP.

To be fair , I’m going to list both pros and cons.

Pros:

Very nice concierge people. Very friendly and helpful. nice amenities ( very beautiful pools ) , the gym is okay. Also, very very nice lounges ( although they were closed most of the last year despite that most of the restrictions were left at some point but they insisted to keep it closed).

the place itself is very luxurious and clean. No doubt is one of the best in term of ( luxury, clean , kitchen, bathrooms and shower !! ) A/C is the apartments is the best thing in the whole story

Cons:

very rude and bad communication from the management. ( this is number one reason why I moved out ). I can write multiple pages on this .

Examples :

1 - I received once an notice from them about possible noise coming from my apartment. Which is understandable. The problem is the way they wrote it , they didn’t even confirm if it came from us . I understand they assumed that we have 3 kids and we were the most likely reason for the noise complaint which is not true. The noise were made in a time were the kids were sleep ( too early in the morning or too late at night ) . The language they used is threatening ( which is their usual way of communication) , how they’re ready to kick me out of apartment if I repeated my actions. With a long letter highlighted with all colors to make sure I get the msg.

2- the community usually bring some food trucks ( sounds great , right ? ). Now prepare yourself for the emails that you will get the day before the event. ( all about threatening you that they will cancel the whole event if someone parked their car in the designated spot ). Why in the world I should be responsible for someone’s actions?

3- limited parking problem ( ok very understandable) , but again prepare yourself for bunch of emails threatening you about Twoing your car.

4- ( why I really moved out ) for 19 months in a row, I did not miss a payment. On the 20th month, I accidentally hit the payment twice, so some how they all went through but then my account became minus so the payments went back to my bank and then it got denied ( because the bank thought it’s a scam) . OMG ! Everyone in the management contacted me and started to threatening me about penalty, late fees , evacuation, how they gonna make it hard for me next time by only accepting money order .. etc . I explained to them what happened and that I work in a medical field and I need time to communicate with my bank .. etc. then I took a day off to fix this issue.

I have many more stories about their communication but I will stop here.

Back to cons:

-Very limited special needs parking. As a parent of special needs kid , having a special need parking is imperative.

-bad design at the building entrance. Which allow the cars to block it . Then good luck for you in the if someone block the entrance. You can laterally be stuck their for 10 min and be late for work or appointment. ( by the way, around 50% of the time the entrance is blocked by one of the employees ( tesla car with their logo)

-the green stickers ( very annoying and unsafe). Only presidential people know what I mean by that haha.

I think I’ll stop right here. In conclusion, it’s really really really a great place with very very very poor management. It was Very unpleasant experience . And honestly I did not feel home while...

I was scheduled to move in (transfer) tomorrow, and I've been trying to contact the management to confirm if the apartment will be ready for move-in. Unfortunately, I didn't receive any response by today, which is just one day before the move-in date. This situation has made me quite anxious, so I decided to visit the office in person. To my surprise, they informed me that the apartment won't be ready for move-in tomorrow due to a malfunctioning freight elevator. The freight elevator has been out of order for over a week, and the management didn't provide any information about this issue affecting my move-in until I arrived at their office.

I had already packed up all my belongings and even scheduled a moving company, but now I'm facing cancellation fees and additional costs to reschedule everything since it's only a week away. The management's explanation was that they had only checked their emails when I physically walked into the office. They mentioned their plans to clean, paint, and inspect the apartment on Thursday, which is my scheduled move-in date. This seems utterly impractical and rushed, considering they are planning to perform all these tasks in just a few hours before I'm supposed to move in.

Furthermore, they had no idea about my move-in time, even though I had reserved the freight elevator for the morning. I feel completely disadvantaged by this situation, and it's frustrating to see their lack of action. They unilaterally postponed my move-in by a week simply because I wasn't available on other dates, and their response was that it's not their responsibility. It's disappointing that I only receive information when I physically visit the office; otherwise, I'm left completely in the dark.

This entire situation is incredibly frustrating and unprecedented for me. If they had notified me even just a week ago about these circumstances, I could have adjusted my plans and avoided the inconvenience of packing everything. Additionally, a few months ago, my car was broken into in the garage, along with 10 other vehicles. Unfortunately, the management didn't take any action, attributing it to the rising crime rate in Philadelphia. It's disheartening to feel that the management is not taking responsibility for the safety and well-being of the residents, and I am left with a sense of frustration and disappointment.

Many aspects of the management have not been handled well since the company changed last year. The steam room and sauna have been unavailable for almost a year, and the pool, which used to be cleaned every morning, is now cleaned only a few times per week. Water blooms are even visible in the water at times. While I've had several complaints in the past, I have refrained from leaving a negative Google review. However, due to their lack of basic competence, I am greatly annoyed and have decided to leave this review. Everything I've mentioned is true, and I have even more concerns to discuss.
