If you're considering moving into Marq at Crabtree – DON’T!!! UNPROFESSIONAL MANAGEMENT, ANT-INFESTED APARTMENTS, AND ZERO ACCOUNTABILITY.
I’ve lived in this apartment complex for six months, but what I’ve experienced over the past month has been absolutely infuriating and unacceptable — and I’m posting this now because management has completely ignored my last email and taken zero responsibility for the miserable conditions I was forced to deal with.
In July, my apartment became infested with ants — they were crawling on my bed, nightstand, on my bedroom carpet, by the windows, in the living room and literally every other surfaces. I submitted a service request and also emailed the office, clearly stating that the apartment was in unlivable condition and immediate action was needed. I received no proper response. They eventually scheduled a pest control visit, but it did nothing — the ants were still everywhere, especially in my bedroom, and the situation kept getting worse.
Ten days passed, and the issue was still unresolved. I had no choice but to leave my apartment and stay in a hotel because I literally could not sleep. Would you sleep in a bed crawling with ants? I sent another email explaining just how bad the situation had become and how they were in violation of the lease by failing to provide a healthy and sanitary living environment. The next day, after spending the night at the hotel — exhausted and frustrated — I went to the leasing office and handed them a printed letter with everything I’d said in the email. Of course, they were surprised — because they hadn’t even read my email. Then they started feeding me excuses about “trying different techniques” to fix it. I documented everything with photos and submitted another service request. Only after all that did someone finally come and treat the apartment properly.
And what’s worse? When I asked for reimbursement for the hotel stay, they told me no. They claimed it was my “decision” to leave. Really? So I’m supposed to stay in a pest-infested unit waiting 10 days with no effective action? Or was I supposed to ask for their permission if can leave the apartment because ants were crawling on my pillows and everywhere on my bed And apartment.
To add insult to injury, they tried to blame me for putting out ant baits — which I only did because they were doing absolutely nothing. That level of gaslighting is beyond insulting.
Let me be very clear: I have no kids, no pets, and my apartment is always extremely clean and well-kept. I have professional cleaners come every 3 to 4 weeks. So trying to imply that the infestation was due to anything on my end is completely false and unacceptable.
They then completely dismissed my concerns, and when I followed up again — they ghosted me. No apology. No ownership. No compensation. Just finger-pointing and corporate deflection.
This isn’t just poor service — it’s gross negligence, and it has real consequences.
I’m filing a legal claim because they failed to make things right, ignored my last request for compensation, and most of all, failed to meet even the most basic responsibility of providing a safe and livable home.
If you’re thinking about moving here — don’t – Look elsewhere! Every person I know was totally surprised and said the management should've taken responsibility of all what happened in addition to the frustration i had to live and go through!
The place might look decent at first glance, but the moment something goes wrong — and it will — you’re on your own.
Management is unresponsive, dismissive, and completely irresponsible. They don’t care about their tenants, and they won’t lift a finger when you’re in crisis.

After touring over 12 apartment complexes in Durham and Raleigh, the Marq simply had the BEST value and location.
Other places were dated and/had "Commuity watch" signs or reviews about crime in the complex...
The Marq apartments are new and beautiful and extremely SAFE. You can only access the building with a key fob. While this means if you are having guests you will need to go outside to let them in, overall it's worth it for the safety.
They have VALET trash too which is very convenient.
The only reason I'm moving is because my husband and I are buying a house. I have loved the apartment so much I often thought that if I could BUY it, I would.
My unit is ~1200 sq feet - 2 bedrooms and 2 bathrooms on the top 5th floor of the main building. It has gorgeous FLOOR-TO-CEILING WINDOWS and granite countertops. The lovely view on the deck is of the saltwater pool. Gosh, it's like living at a RESORT!!
The 2 walk-in closets are so HUGE, I put a twin bed in one of them that jack-and-jills with the bathroom and have actually had extra guests stay in there!
If I want to go to the gym, all I need to do is take the elevator downstairs. The gym, by the way, is more than adequate- with LOTS of useful equipment.
The complex is always clean and they are dog friendly. We have a dog and they have a treat station that he loves going to after a walk.
Speaking of walks- talk about LOCATION! You can super easily walk to the Greenway for a nice run or walk with your dog. Want to take a leisurely bike ride? No problem! The Marq has free bikes you can borrow.
You can also walk to the Crabtree mall! And if you want to enjoy downtown Raleigh, you are only a 15 minute drive or an affordable Uber ride away. Uber to the airport is also very affordable from this location.
My commute to RTP is very manageable as well!
Being on the top floor, we have had ZERO issues with noise. It's super quiet in our unit!!
When I tell others what I pay for rent they can't believe it. When we have friends over they are always so impressed with the apartment!
You also get amenities such as free coffee/espresso bar in the gorgeously decorated lounge area, business center with free printing, and maintenance that will respond to your requests and concerns at LIGHTING speed!!

Pros:
Amenities: (pre-COVID) were wonderful-the gym in particular is great. They used to have classes once a week and they will probably start again when things settle down. Gym is kept cleaned and the machines and equipment are top notch. You can rent common area spaces for parties and such. Pool is small, but very nice. They have food trucks weekly.
Parking: Plenty of spaces for guests and personal cars (there were some break-ins for people who stupidly did not lock their cars overnight).
Maintenance: 24 hour turn around with easy online ticket system.
Apartments: Very nice and new with stone countertops, big patios, and great bathrooms.
Staff: Very friendly and nice and answer emails/phone calls in a timely manor. Neighbors are generally really friendly.
Cons:
Rent Price: While most apartments are overpriced-there are steep renewal fees, and lots of small fees for utilities add up. However, they are transparent about them.
Neighborly Disturbances: This is the reason the review is not 5 stars….my last year my neighbors were HORRIBLE they smoked cigarettes and marijuana and all the leasing office did was say “call the police” which in Raleigh would do nothing since smoking cigarettes is legal and small amounts of marijuana is a small fine not worth investigating (they put no smoking stickers on the walls which of course did nothing). Walls are thin so sound can be loud. Also candles aren’t allowed so there’s not much to do with smells. It got so bad I moved in with my bf after the neighbors made everything intolerable. They could have done much more since the neighbors violated the lease agreement constantly but were never evicted.
Packages: My last year my packages were stolen constantly, while there isn’t too much the office could do about it we complained about it so much it would have been great if they installed cameras or had a package system.
