When it was time for resident surveys, I made sure I noted the sewage water the āas isā apartment, and Candiceās many offers to let me out of my lease instead of fixing the problems that I brought up.
Shortly after these resident surveys, I was given a notice stating that I would not be allowed to re-lease or renew my lease. Crazy, right? I was given the number to a lawyer that would be representing Marshall Park. I begged MP not to wait until the last minute to make me aware of the reasoning.
From the day that I received the notice until July 24th (my lease was up the 25th) I did not receive one return phone call or explanation as to why I was not being allowed to renew my lease. Marshall Park deliberated and determined not to allow me to renew my lease before I even was given the opportunity to ask for a renewal. I begged for the opportunity to know the reasoning to see what the problem could potentially be.
They had my car towed when I had already told them I had gotten a new car (I also told them the make and model). I had been parking my car in the same spot for two or three months with no problems. I left to go out of town, I came back and my car was towed. While they gave me back the $300 that I spent to get my car, the two flat rear tires on my 2018 BMW that resulted from the towing I was not reimbursed for.
There was an instance where I notified the office that my air was not working. While I appreciate the prompt service, it would have been nice to get some notification that a maintenance worker would be sent almost immediately.
The maintenance worker knocked, did not receive a response and entered. Upon entering, the maintenance man should have heard the shower, left and came back another time/later. Instead, he heard the shower and continued with the work order. When I asked him politely what he was doing he gave me attitude and asked me āWell do you want your air fixed or not?ā. He later came back to apologize.
On July 24th, the day before my lease was set to end and I was expected to move out, we called the lawyer supposedly representing Marshall Park. He answered on the third ring and let us know that the reason I was not allowed to renew my lease is because I forced my upstairs neighbors to move out because of my bothersome ceiling knocking (when the upstairs neighbor was too loud I would take a broomstick and tap on the ceiling a few times, which I resorted to because talking to them didnāt seem to work). I notified the leasing office that I was doing so.
I asked Marshall Park months before not to wait until the last minute to notify me of what was going on. Iād been complaining about my upstairs neighbor for weeks and the only solution Marshall Park offered me was for me to go upstairs and have a friendly talk with her, which I did.
There were a few occasions where Marshall Park told me that they would call my upstairs neighbor on my behalf and ask her to be a little gentler with her steps but I am assuming that never truly happened. If the neighbors were ever complaining about me and my actions, as it was so intense that they had to move out, Marshall Park shouldāve called me on their behalf at some point. However, I never received one complaint, one email or one phone call regarding my ceiling knocking. If they didnāt call me, surely they never called her.
I also think that part of the issue is the fact that these apartments are nicely but cheaply built. I can be in the kitchen or sitting at the island and I can hear everything that is going on in the bathroom above me.
There isnāt one person of color employed in the leasing office and I guarantee itās the same for the corporate office. The only black people Iāve seen are the older black women theyāve employed to CLEAN. The only person that was ever nice to me in that leasing office was Jason and Seth. The hallways are always soiled and the residents donāt care to even attempt to clean up after their pets. The complex Could be so much more if the residents and higher management...

Now for the long version....
This was the first place we called home when we first moved down to NC. I have always and will always feel like that place felt like "home". It is a VERY convenient area. You are no more than 15 minutes from Cary, Downtown, Crabtree, Brier Creek, Lenovo Center, etc. There are a ton of restaurants nearby and it was off Glenwood which we really liked.
The staff is I.N.C.R.E.D.I.B.L.E. I CANNOT say in words how amazing they all were. Maintenance was very quick with any issues we had (within 24 hours) & also super friendly. Bree & Aaron at the front desk are very warm and friendly and always willing to help with any needs. Meg is also very nice & answers emails very quickly. Even Zee, the valet trash person, was so nice and loved to chat.
And then there is Candice. Let me tell you... I would die for Candice (haha), but seriously she helped us out so much and is the most caring property manager I have EVER talked to. We had a roof leak for months (leaked 13 times!) and literally Candice did everything under the sun and pretty sure she was going to go to contracting school to fix it herself soon lol. Can you imagine having a constant roof leak and STILL talking positively about the Property Manager? I mean I feel like that is unheard of. I truly wish every staff member the best and they truly made the apartment "home" for us.
The amenities of the community are both a positive and a negative for me. The pool is super nice but gets extremely packed on weekends, but during the week it was pretty empty. The grills were nice and there were 4 so there was usually one open, but they didn't always work. The pool table was finally replaced 2 years after we moved in. I know there were some shipping issues with that. The pool sticks were often broken and people would leave the area a mess. Overall, we really just used the pool and the grills. I know Candice has to get approval from corporate, so I didn't blame the staff at MP for this, but it still can be annoying.
The apartment itself was huge. We had the Raven layout and we absolutely loved it. It was a little over 1200 sq ft and the layout was really nice. It had built in shelves, a separate pantry, TWO garden tubs (which we then had to find in a house because we loved them so much), granite countertops, a separate island, TONS of cabinet space, a linen closet, washer and dryer included, hardwood and carpeting, a corner balcony (all of the balconies are massive there), etc. It was really nice and we absolutely loved our personal space.
The clubhouse was super nice and the apartment would hold events almost every month with food and drink for no additional cost. It was a nice way to meet people in the apartment and made the apartment feel more like a community.
There were some negatives... as you have read in other reviews the fire alarms are annoying. We had them go off at least 20 times in the 4 years we lived there (I am talking whole apartment fire alarms). We actually got to the point where we wouldn't even leave the apartment if they went off because of all the false alarms.
There was a lot of dog poop around the community. People would let their dogs just poop/pee in the elevators and never clean it up.
The weed smell was ATROCIOUS. It would come through our laundry room and bathroom vents, it was outside.. again, nothing they could do except say don't smoke inside but it was bad.
Lastly, there was a stolen packages issue. The drivers weren't delivering to doors per instructions, but it would be barely an hour sometimes around xmas when it was left out and stolen. There really needs to be cameras or something because it was super frustrating.
Overall, this place was home and I would recommend to anyone considering it. Every place has their flaws and this one is no different. The staff and the living space definitely make...

After callling Candice out on her numerous offers to let me out of my lease early that has definitely stopped. Seth has also improved. Heās actually my favorite person in the front office. They respond to emails quickly, they are... pretty amazing in the front office and I am hard to please.
The events that are organized at this apartment complex are great... I canāt blame the complex for the actions of the residents.
The food trucks are great, the pet spa is amazing. The hallways are always clean and always smell good. This is really a luxury apartment complex... they live up to that.
I will say, I hate the parking sticker idea simply because I live here and my car has gotten towed. It was extremely inconvenient but Marshall Park was SPECTACULAR with handling the situation and reimbursed me for the towing fees.....
I donāt think itās a good idea to have a tow truck patrolling the parking deck!! I donāt think visitors are that serious of a problem :)
The gates in the parking deck should probably open a little faster.
And Iām still upset about the fact that when I initially moved in... there was sewage water coming out of every faucet and shower in my apartment. Every time I turned one on it stunk so bad it radiated heat. They told me it was fixed? I ran a bath for my son... he stepped in, his skin turned red (no it wasnāt too hot) and started itching.
I had to ask them 4 times to fix it. It took over a week for them to fix. Maintenance staff can be a little lazy with things.... instead of draining the water tank they decided to run the water multiple times.... also my apartment was rented to me as is... with no maintenance fixes... so my washing machine sounds like itās on itās last leg of life (Iām hoping they wonāt try to stick me for my 2k security deposit).
And the floor/ceiling isnāt thick enough... STOMPING is a HUGE problem. Live on the top floor of you can....
If you have AT&T you wonāt have service in your own apartment....
I still have residents look at ME like I donāt belong, they still look at my company and my visitors... if they have any type of melanin in their skin tone... as if they are coming to rob the place.
I would love to be able to attend events without being looked that or feeling like I donāt belong but none of these events are of any service to me.
My sister came and she asked me why everybody stared at her so hard. I told her maybe it was because sheās beautiful. She responded with āI felt racism is soon as I entered that gate to the parking deckā and I canāt help but say I feel the same exact thing every time I enter my own parking deck.
I have lived here since July and Iāve only experienced one person that lives in the complex actually smiled at me and it was a younger Asian woman.
I have had people come into the mail room while I was in there and immediately leave wait for me to exit and then go back in. And I know I donāt stink :)
It can be very hard to realize or notice all of these things when you initially look at an apartment complex... but please when you come to view Marshall Park Apartments, take heed to how people react to you and how people look at you!!!
