This lease period was genuinely one of the worst experiences I have ever had as a renter and the problems began on day one.
Firstly, I was allowed to move in a few days prior to maintenance being completed between tenants. This included fixing and repairing a mail box with no door, replacing door knobs on the bedrooms and closet as they did not have them at the time and moving a dryer from the dining room to the closet where it belonged. Wendy, verbally promised me that each of these things would be done and maintenance would be in and out of the apartment initially to finish their last few tasks something that never took place without me having to intervene. However, I will come back to this as I believe it is more important to lay out events in chronological order.
The day of lease signing - I inspected the apartment (as one should when starting a new lease) and photographed each and every issue I discovered. Additionally, it was during this time that I would discover that Spring Forest Appartments had failed to properly disclose that the unit was absolutely infested with German cockroaches. A serious health hazard which they failed to resolve over the entirety of my lease.
Following this discovery I requested pest control come by and it was scheduled. Pest control did come by however - it did nothing to resolve the infestation. Kicking off a cycle of multiple visits which never seemed to fix the problem at hand.
Meanwhile, during this time, a month had passed and the maintenance which was supposed to occur as verbally promissed would be preformed - was not performed completely. During this time I had no mail box for over a month - and I never received my $1500 deposit back in the mail from my previous apartment due to this. This issue had been ticketed multiple times (closed without resolution) and then finally required an email to be sent to the upper management to be resolved. This is unacceptable.
After this was completed, a two month period in which I had no more issues would start however, this would not remain the case. My partner and I would discover mold in the utility closet shortly after these events and this would be treated however, this detail will be important later.
This would be the last successful repair before the next period of issues would be kicked off in which we would file a ticket for repairs and maintenance would simply close it without action.
This occurred on a repair to the weather seal on the door multiple times, the stove - which took three months to repair and was not properly repaired until the city code enforcement office was contacted and the air-conditioning unit which was and is to my knowledge still failing. The same air-conditioning and heating unit which is not up to code per an email received last November indicating it cannot maintain temperatures during the winter - which city code defines as a minimum of 65ºF when the temperature outside is bellow 20ºF.
I am thankful for the help the city gave us in fixing the issues we were facing. Please do not sign a lease here for your own good.
Edit: Adding this as it’s occurred after the lease end - the apartment is actively trying to blame me for damage done by their maintenance personnel and stains in the carpet that were present prior to my move in date. Additionally, Fabiana M. one of the other reviewers- works for Spring Forest which is a clear terms of service violation & conflict of interest. Beware.

Cons: Cheap fix maintenance. There’s been multiple pipe leaks from other units (they didn’t notify any residents that may be affected) that have caused damage to my personal items. Carpet probably has mold. I had to moved all my items from the floor of my closet 3 or 4 times (a lot of shoes/ shoe racks) All they did was dry it up with the fan. Some maintenance workers are not trained properly. Had the fan blowing up dirt from the carpet all over my clothes. The smell was so bad in the closet that you could smell it in the bedroom and I had to sleep in the living room. Ceiling falling apart. I have put in a total of 55 maintenance requests from my 4 years of staying here. Maintenance does not contact you 1st before entering your apartment, even after requesting for them to do so 1st. New random added fees: A new yearly $50 fee for “amenities”. Like what amenities are being added? (Maybe a resident) likes to ride their raggedy loud car around the block at 5am Do NOT get their renters insurance. It does not cover damage to your items due to their neglect. Rent increases 2020 - 2021 = $814 2021 - 2022 = $829 2022 - 2023 = $881 2023 - 2024 = $940 2024 - 2025 = $1045 Complex is not worth what’s it’s going for now Cigarette butts and trash everywhere. Roach problem Thin walls Unhelpful office staff. They do not take care of noise complaints. Neighbor behind building 3913 (building 3917) leave their dog out all night on the balcony barking throughout the night daily. 12am… 3am Gas utility (so extra utility bill) Office: high turnover rate. Rude maintenance workers. Upstairs neighbor in unit 3913 G is heavy set and stomps all day, everyday moved in Aug/ Sept 2023. They have started removing carpet from the units.
Exterior building lights not working and office could care less. Building 3913 exterior lights were out from 7/8/23 to 10/20/23, it was pitch black infront of my door at night/ morning for 3 1/2 months. Very dangerous.
Frequent new parking rules & additional charges.
Neighbors that just moved in to 3913B in May ‘24 likes to blast their mariachi band music at any time of the day.. even at 3am.
Make sure to give them a 60 day notice because they do not notify you.

I cannot make toddlers sit down all day especially when I am at work majority of the day! Even today they came up stairs and banged on my door like a manic demanding my children to sit! Even talking to corporate I got told oh well nothing we can do! they stated the police were called but they were called to remove someone from our house that did not want to leave and in the end, we got in trouble for protecting our house!
