While I have patronized this strip mall the past 31 years, this is my 1st review 12/'19: -- While an older center, the owner has resurfaced the parking lot several times in 31 years, as well did a complete facade structure modernization about 10 years ago. -- It is anchored now by Viva Market (used to be Raley's) with Sears Outlet, Planet Fitness, DD Discounts, Dollar Tree, and Salvation Army holding down the other large anchors. -- A handful of smaller shops have remained consistent pretty much the entire time--billiards, KS Dry Cleaners/Water, Callen Pool Supply, nails, Round Table Pizza and Allen Donuts. -- A few newcomers in recent years: rugby/soccer gear, Mexican bakery/deli, Mexican ice cream/dessert restaurant, and western gear. -- A U.S. Mail box still gets one pickup daily at 11a.
Multiple free-standing buildings also run across the entire front of the mall's parking lot. They too have undergone modernization cosmetics inside & out over the years. -- Long standing--Carl's Jr., McDonalds, See's Candies, and combo A&W/KFC. -- The bank and formal Mexican restaurant have left with relative newcomers moving in--escape room (entertainment), dental service, hair salon, Starbucks, and Subway (both restaurants have drive-thru's).
The entire complex is regularly patrolled by car/foot mall cops. While the overall feeling is safe, there's still the daily presence of vagabonds and teens after school who can monopolize the few scattered seating areas installed at the last big mall remodel.

There are homeless all over the property at all times of the day. Human waste on the walkways and trash everywhere.
