The people at the leasing office r RUDE.dont trust phony 5 star review.This place is extremely loud with people blasting music from their cars and backyard,slamming doors ,having party or screaming match after 10 pm.LOUD kids SCREAMING their lungs out day and night.walls are PAPER THIN you can hear it all worse than a cheap motel."minorities" are a majority now.the police is here all the time 4 various issues with tenants.this place dont feel safe at all.dont bother putting a complain they will give you the run around.i suffer DAILY MIGRAINE and SLEEP DEPRIVATION since moving here. While people are struggling to pay for their rent and food they keep increasing rent .Their prices are beyond ridiculous.full of pot heads . You can rent a condo or a house for that price.This place was built during the 1980 and IT SHOWS.All their "upgrate" are actually downgrade . Instead of changing bathroom vanity and sink they just paint and glazed everything over to hide the old . Its ALWAYS peeling off .The kitchen is even worth the cheap plastic or coating is peeling near the sink ... the washing machine inside the unit will rip your clothes apart .Expect new holes in your clothes . This place is infested with ROACHES and mousquitoes its beyond disgusting.The trashes are always overflowing and spread on the ground smells so bad . The ground by the trash is sticky and smelly.The new "off white" carpet feels even cheaper than the old brown one . They claim to be dog friendly but you will have to pay a montly fee per dog or cat + a pet deposit, there is zero dog park inside the complex just a few grass area ( where your dog can catch fleas all summer long).The third parties they hire around the property are beyond incompetent ( and probably the cheapest around town) .Its a mold/ termite paradise. Most people living here are extremely trashy thanks to management wanting to keep this place at almost maximum occupancy they will take anyone on a government program to insured they get paid and dont have to many empty units . No one in their right mind will pay their grossly overpriced units you can rent a nice house for cheapper MANY other better places within rancho . The carpet is a nightmare you constantly have to vaccum and steam because dirt and dog hair get caught in it .most places have hardwood floor granite counter top and stainless steel appliances not this place . If you like to feel like you live in the guetto or early 2000's this place is for you . The working staff/ handy men are lovely people its sad their management team is so horrid . The leasing office close at 6 pm so past 6 pm things get wild as no one is on site exerpt one person doing the night shift. They somehow expect people to have all the time in their life to come week day business hours if you have an issue ( most have jobs and not everyone is 9 to 5 )after that you have to deal with them via emails ( which goes nowhere ). If you hate this place and want to break your lease before a year because the constant noise prevents you from working from home or sleeping properly be ready to lose quite a bit of money.they dont care about tenants just money .DON'T RENT HERE RUNN AWAYY. Look at other places many have hardwood floor real hardwood cabinet for cheapper than this place . Look on zillow realtor talk to people around for rentals coming up . Don't believe the phony 5 stars hype . This place is old and falling apart ( they want to go cheap on the materials and hire the cheapest most incompetentthird party around) . Their "gardeners " are a joke who dont know anything or proper trimming. They have giant tree near by all the 2 level units and those big tree branches break during winter . DO NOT LEASE HERE – ATTENTION: LEWIS FAMILY GROUP & CORPORATE OFFICE

Our experience at Terra Vista Apartment Homes and Townhouses was, without exaggeration, one of the worst leasing experiences we’ve ever had.

We came in for a tour of a 2 bed / 2 bath unit and were immediately met with hostility and unprofessionalism from the leasing staff—with the sole exception of Marcus, who was the only one to treat us with basic decency and respect.

Upon walking into the office, we were stared down and given eye rolls like we were unwelcome guests. The manager behind the glass office (whose demeanor alone should disqualify her from being in any customer-facing role) was shockingly rude. She snatched our IDs without a greeting and openly expressed frustration over the distance we traveled—insisting it was “not normal.” Not once did she approach us like a professional. Instead, she barked, “Come over here, I have questions for you,” from across the room.

There was zero warmth, no hospitality, and a clear sense that we were bothering them simply by being there. It was so off-putting and hostile, we decided to leave before even taking the tour. That says everything.

We’ve since chosen to lease at The Vinyards of Ontario, where the leasing staff was polite, welcoming, and actually happy to have potential residents walk through the door—even though it’s slightly more expensive, we’re relieved we won’t be stuck dealing with rude, miserable people for the duration of a lease.

To the Lewis Family Group: if this is the standard of customer service you allow at your properties, you’re losing good, qualified tenants before they even step foot on a tour. This wasn’t a misunderstanding—this was a toxic environment created by people who should not be in positions of welcoming new residents.

PROS & CONS PROS: Firstly, It has been a great first year living here and most of it is on account of the amazing staff and team here at Terra Vista Even when we have had some challenging times, they have remained calm and kind. Our family has experienced nothing short of great conversation, support and even shared excitement of our newest addition to our family. The entire maintenance team is phenomenal. Special spotlight for Dejaney, who has went above and beyond for our family when we were working through renewing our lease. Her along with Karen and Isabelle are our some of our deciding factors for staying a second year. These 3 ladies are so genuine, kind hearted and REAL! They are straightforward about their requests but have shown understanding and support through all of our shenanigans.

CONS: The reason I gave the apartments 4 stars instead of 5 is for some factors that I believe are possibly out of their control.

(1) There are coyotes that roam the parking lot at night and run into the bushes near Mountain Vista.

(2) There are some really Ignorant and "ghetto" tenants that walk up and down the parking lot yelling, cussing and just being a nuisance to the community.

(3) ITS HELLA EXPENSIVE!!! BUT I guess all of California is huh?

Overall, we are grateful for our experiences & memories made here at Terra Vista. We feel safe with our kids in this community and raising our newborn baby girl here as well.
