DO NOT APPLY IF YOU DO NOT HAVE RENTAL HISTORY FROM AN APARTMENT COMPLEX!
As we all know prices are raising in rent and I understand that, but what Soleil Blu Luxury Apartments is doing is misleading customers to apply for these apartments while leaving out information as why they wouldn’t be approved for a $300 deposit which is what they advertise deposits start at. I toured the apartment complex at the end of May and was told that the approval process would take 48 hours and that because I would be approved for an employer discount that they would waive my application fee. They encouraged me to apply due to increasing prices but didn’t advise me what circumstances may lead me to a higher deposit or disqualify me. I paid a total of $300 for two applicants and a holding fee. I went back and forth multiple times with the leasing staff with what they were missing and they would continuously dodge my questions when I asked what email they were sending my employee verification too and where they were sending rental verification too (proof can be provided). I provided my two most recent homes I lived in with private landlords and when I contacted those landlords personally they said they had not received any rental verification requests. It wasn’t until I told the leasing staff this they decided to send the rental verification forms after about a week of processing. No where on the application does it state they need a certain amount of years of rental verification/history or that it had to only be apartment complexes they approve for rental verification. In the end I was quoted a $3884 deposit because my co-applicants credit was “low” and that we did not have enough rental history. Assuming that the apartments they did contact from 2013-2016 did not respond to them as management has changed since then. Nothing in our credit history states that we have had an eviction or broke a lease and they wanted $5587 upon move in date for a 2 bedroom 2 bath because of this. When I disagreed to pay that amount and asked what would be my refund for not accepting the offer (thinking $100 would be refunded since it is technically suppose to be waived) they stated nothing would be refunded because I did not accept the offer. People need to know that this is happening because if I was advised they do not approve of private rentals as rental verification I would not have applied. And although I do have rental history with other apartment complexes because they did not respond to their requests I must pay the price. I can only imagine how many people they are either swindling $300 from or even $5000 during desperate times. In the years we’ve done renting and the process for it we have never been asked to pay this amount for our previous apartments and homes we’ve rented and when I mentioned it to the manager Kristalina she laughed and stated “well times have changed”.
UPDATE 06/14/2022 They state that I was aware of the high deposit? I was advised by the manager that I can do a payment plan for my deposit but was never given an option after that discussion just an email stating I owed $3884 by June 10th, shows lack of proper communication. I was contacted on May 31st to bring to my attention that the leasing agent contacted two separate apartment complexes but never the private owners. When I communicated with the private owners to see if they received communication from Soleil Blu on June 2nd they stated they never received anything. That’s when I brought it up to leasing staff who only sent a communication to one of the private owners I rented from and I have proof of that communication. So for you to say I don’t have enough rental history when you only communicated to ONE rental reference makes no sense and because you did not receive negative or positive feedback from previous apartment complexes but you see I rented from them from your report, now I have a higher deposit because of this. Read moreMy wife and I signed a lease but never ended up living here, so we can't say anything about what daily life is like at this complex. This review is more about the staff and management. We needed an apartment and were under an extremely tight time constraint. The staff went above and beyond to accommodate us They found us a unit and processed all the paperwork quickly. Everyone we dealt with was timely in their responses, courteous and professional.
However, the day before we were going to move in, there was "situation" that caused us to need a different unit. I won't go into detail about the circumstances or spend time complaining and blaming because again, that isn't what this review is about. Stuff happens everywhere; I think the difference should be measured by the response. In this regard, the staff wildly exceeded anything I ever expected from property management and/or the corporate office.
We needed a different unit within days, but one was not going to be available. Since we had signed a lease and already had paid a LOT of $$ we figured were going to have to fight to get out of it. We assumed that there was no chance they would be willing to free us from the lease or return our money without a legal battle (which we were fully prepared to commit to and were confident we would win but were dreading that process).
That's not what happened. There was no fight, but rather sincere apologies. We were released from our lease and our money was returned promptly.
This was months ago and honestly, I'm still shocked when I look back on this experience. I didn't sleep the night before I met with the manager to discuss a resolution; I did not think this was going to be a pleasant meeting. I was expecting this be a nightmare that would last months; instead it was resolved immediately, professionally and courteously. Another surprise was their consistently positive and kind attitude. Based on past experiences, I fully expected their attitude to change toward us after we asked to be let out of the lease we signed and have our money returned. However, they were just as nice and helpful as the day we first inquired about living there.

Read moreRant - Neptune Bay Apartments. I have resided in this specific apartment complex since July of this year. The day we moved in the Air Conditioner and Refrigerator broke. This was the only repair that was fixed in a timely manor as it is considered an "Emergency". Shortly after the Dishwasher and Microwave broke, it took two months to be repaired, I was told they do not do any repairs outside of 8:30-4:30 Monday - Friday, because of my pets I would have to take the day off work as " They dont schedule appointments" However my lease indicates otherwise. The beginning of the month, end of October... I received a phone call that they were doing some exterior construction and I would notice some light dust. I came home to chunks of drywall missing from the wall, the electric plug outlet on the floor and the entire window and wall shifted in. When I approached the management, I was told they would not even come look at the damage until the work on the outside was completed as they would not fix it until it was done. Once it was completed, I had a difficult time trying to get it repaired. I contacted the owner of the development - Upland development, I was told I would be let out my lease, I was told I was responsible for rent until it was rented, but they would do everything they could to get it rented. I work two jobs, so in less than a week we packed up and moved in with family. ( Keep in mind the damages are still not repaired).
