Overall it’s OKAY! Just make sure your rent is paid on time or you can expect 700$ in late fees even if your 4 days late. And if your four days late they will file eviction. They don’t care if you have always been on time with your rent, they are not very understanding. Because let’s face it. Things do come up, that can put you a couple days behind. The punishment is mind boggling. They also throw these events & it seems like it’s more of a college party, & more like a party for their friends and benefits. They call it family friendly but I definitely don’t recommend bringing your kids to an event with a ton of young DRUNK people. They have alcohol/open bar at these events. & it’s not in a very classy manner.The lady that’s in the office she’s like the manager or something. AVOID her. She’s just rude and nasty. I only go up there to pick up packages and even that is an unpleasant experience. She reminds me of Sarah sanders, she gives those vibes. She is just rude and her facial expressions are horrendous. For the price you pay you could most definitely find a nicer place. There are little nasty bugs that we have no idea where they come from. You pay for pest control but they never spray. You also pay a 20$ “new carpet fee” EACH month. & we actually had to pay 1900$ all together to move in and that’s with the rent “waived” for the rest of the mo. & we are supposed to get that back, but from the experiences we have heard from neighbors who have moved out and reviews etc they aren’t easy to get your deposit back. So we are pretty sure we kissed that 1900$ good bye. This place has done nothing but sucked money out of us. It’s not worth it. I promise you. We were new to the area and jumped to fast into the decision to rent. The floor plans they take you to see don’t expect your apartment to actually look like that. We didn’t get any of the updated light fixtures or anything. None of that crown molding either. Also the paint on the walls are horrible. It’s like a CHALKY texture. You know those chills you get when you scratch a chalkboard, yeah that’s how it feels when you touch the walls. Only in the bathroom and kitchen they actually took the time to put like a coat of that stuff that makes them feel smooth and glossy. Oh & that pitch they give you about their car detailing area LOL. It’s disgusting. If you vacuum your car with that SINGLE vacuum then your car is gonna smell like rotten fish. & the wand to wash your car lol it’s a joke I get better water pressure out of my sink. There isn’t even an attachment for the house to actually vacuum your car. It’s just a half cut circular hose. We were promised a down stairs and of course the day we got the keys it was all the sudden a misunderstanding. From what I have seen there are mainly younger couples or people with no children. There aren’t many kids. There is no parks for kids either. The gate breaks a lot. They need to enforce the speed limit around here. It’s crazy how fast people drive around in here. Also watch out for your garbage disposals when we moved in there were maggots inside and in the tube that goes from dishwasher to where ever it drains. My “brand new” dishwasher had a horrible smell. If your upstairs, your balcony has horrible drainage. If there was bad weather and water gets in balcony you got to siphon it out. My apartment wasn’t properly cleaned when we moved in either. And the garbage is ALWAYS full and stinks so bad it just lingers so OVERALL if you just need a place that looks nice from the outside, & you can piss away money, & you never have any life/family emergencies that can get you in a pickle at times, & you don’t care that the people in charge of where you lay your head down are completely cold, nasty people. & that make YOU feel like YOUR the inconvenience, & if you love the smell of rotting trash. Read moreThings seemed great at move in, but I guess management changed a lot over the year we lived here. The property could be maintained better, especially behind the buildings and in the back. Lots of trash. The inside of our apartment was always incredibly dusty despite constant cleaning; the HVAC closet was coated with a thick layer of dust and we were told by the office that it was our problem to deal with, and by maintenance that if they attempted to handle it, it would just stir up more dust. The provided air filters kept falling out of the AC unit as well. At one point, maintenance staff had to replace the unit's broken AC coil and we were stuck with a window unit for about a week. We had problems with the water heater from move in; it would go cold very early on in a shower and it took several repairs to get things improved. Also, we had a leak in our ceiling where rainwater came into our bathroom through the fan vent. We called the office emergency hotline, but since it was late at night, we didn't hear back til the next day. Honestly, the maintenance men are great people and hard workers, but are probably stretched very thin. The problems with the buildings and company are not their fault.
Our apartment also didn't have the same amenities as others. I knew a handful of residents whose units had multiple different light fixtures installed, i.e. spiral and track lights in the kitchen area, which ours lacked, and when I asked the office if they could give us one, since I confirmed we pay the same rate and have the same style of unit, they said no and told me they were phasing out LED fixtures as folks move out. I know this isn't the case partly because I had friends move in after us and they had the lights still in their ceiling. Not to mention that when I left one of the closet lights on in our place for maybe an hour, since I was going in and out, the globe exploded glass all over my clothes and the carpet.
The dumpster and gate also broke several times, and in many of these instances residents didn't even get a courtesy update. Trash piled up outside in the heat for days, and anyone could drive onto the property with the gate wide open, and we rarely got an email about it.
We repeatedly reported excessively noisy, partying neighbors during quiet hours and it didn't accomplish anything, despite calling both the office and the after hours agent multiple times across weeks. Staff declined to send the neighbors a heads up email during the pandemic to prevent future issues. They basically told us that if we don't call exactly when it's actively happening, and then if they couldn't hear it outside when they got around to the building, then there's nothing they can do.
Upon move out, we and some other tenants we know were charged a fee to professionally clean the carpets. The property manager said that it was written in an agreement that either we must show proof we paid out of our own pocket, or we pay that rate, but none of us could find that clause in any contracts or notices we had. The Fountains sent our last bill to collections within days, and even though our receipts indicate we paid them a month ago, we're still sorting all of that out. Read moreThe apartment complex itself is not terrible they do reasonable landscaping and keep the apartments maintained. The leasing office is fairly easy to deal with in order to rent the apartment however they nickle and dime you with fees. They are unable to keep the only trash compactor working or even just to schedule its emptying at a rate that keeps up with usage and doesnt break it monthly. Almost every weekend trash is piled up and they email residents to hold our trash. The gates work about 30% of the time so people just go through the broken in the open position gates with their cars and there are little to no signs of security cameras however a reasonable number of police and military live at the complex so it is fairly safe. Pet fees and rent are extremely high but with that money they do not maintain the dog park at all. It is just dirt, leaves and poop forcing us to bathe our dog very frequently but there are many friendly dogs and dog owners at the complex so overall it was a benefit. The only thing that 300ish$ initial pet fee plus 40$ per month actively pays for is dog poop trash cans that are emptied sporadically but usually after they are overflowing for a month. Each resident pays their own electricity with georgia power as we should. Somehow each month the building charges an average of 16-20$ in additional "electricity" costs per resident for the common area which is 1 building and several street lights and a trash compactor. Impressively over 350 apartments thats 7,000$ per month which sounds like they make residents collectively pay for electricity for more than just common areas... when moving out, make sure to only cut off the electricity bill on the day or day after the lease ends not the day you turn in the keys or they will add a 75$ fee to the tiny amount georgia power charges and send it directly to collections instead of any normal notification or reasonable fee... count your security deposit as good as gone even if you get a refund. in order to get my security deposit back it took 12 calls and 4 months to finally receive it. Much of the financial aspects are the fault of corporate ownership and the leasing office seems to not be able to do much about that.
Mail at this unit is also funny my first 3-4 months i received 10 letters a day of past residents mail but then all of a sudden only mail directly addressed to me would be in the mailbox with anything addressed to my wife lost... im not entirely sure which way is better but we lost some important mail addressed to my wife.
The gym is okay not great about 1/2 of the equipment is in various states of disrepair but enough is useable and its generally not busy.
Its a liveable apartment building if they were able to fix the trash situation, get rid of some corporate fees and manage it at a local level it could actually be a good apartment but the pettiness of the corporate fees and inability to fulfill basic tasks irritated me to...
