Admiral Viewpoint — Attraction in Seattle

Great spot with awesome views of Downtown Seattle. However, two small things that bug me: First, the viewpoint is really just a "point", or rather, several points along the sidewalk. It's not a park and there is no place to sit, relax, or park. I remember pulling over as a kid and watching this view for hours--ferries going by, the city abuzz, the viaduct looming. Now, I came to see what it looks like with the construction cranes and the tunnel, but the upkeep around the area is so overgrown that you can't really get the view anymore.
