Go shopping they said. It'll be fun they said.
They said it, because it's true (with caveats)!
For almost half a decade, the Market at Town Center has had what I’ve needed, when I’ve needed it.
I am not a fan of retail therapy. If YOU are, however, you'll need actually therapy because you’ll most likely be here longer than 3 hours per visit.
We've successfully “wasted” 30+ hours here; it's the perfect place to burn time (and money).
Highlight: If you need it, they have it. Supplementally, most stores have an “order from store” option for (usually) no extra cost AND free home-shipping.
Downfall(s): Dated interiors. Terrible customer service, specifically at the retail stores. Not pedestrian friendly between First Colony Mall & Sugar Land Town Square.
Fact: Signs of businesses within First Colony cannot be placed on poles. Exterior aesthetics common to retail businesses (from department store exteriors to restaurants) must have a brick-covered exterior and white lettering.
Steve Ewbank, the executive vice president of Planned Community Developers, the developer of First Colony, said that a brick shopping center in First Colony had a price tag higher by 10 to 20 percent than the price of typical shopping center. ["Blending elegance and fast food." Houston Chronicle.]
Bonus Fact: Neighboring the Market at Town Center is the more posh Sugar Land Town Square.
Center. Square. Confused? Don't be.
Locals consider the entire area to be the “Town Square” or just “First Colony”. Technicalities.
Call it what it is, the Mall.
Washroom Situation: Marshalls is at the bottom of the places I'd suggest to relieve. However, when ya gotta go, ya gotta go.
Restaurants in the Market are not keen to let you pee without pay.
There are no stand-alone, public bathrooms at the Market.
Town Square across the street has several.
Parking Situation: Unless it's a holiday (or Sugar Land City Hall has an event across Town Center Drive) there is ample parking, even on weekends.
If it is indeed a holiday, be aware that Sugar Land City Hall (SLCH) blocks Jaywalkers from crossing between Center & Square by posting temporary fencing the day before.
Furthermore, the parking lots of the Center will fill-up 1 hour prior to an event, usually held at CH, and the poorly laid out lots will make you wish you stayed home.
History: The Market at Town Center is older than the Town Square, but it still generates a massive amount of revenue.
The Market has: 16 Dining options. 28 Shopping options. 4 Banking options, and 10 other business & service options.
Without going into greater detail, rest assured that there are MANY options. For example, choose from dozens of stylists at Alex Burton's Salon complex. Some really talented, up-and-coming personalities there.
Shout out to Tony at House of Blades who I first met at Burton’s (now located on the other side of 59, behind Target).
Tip: Park once and walk to each store in the market, end to end is only half a mile.
Bottom-line: Nothing special here, but that's exactly what makes it special, ironically.
The strip malls that have super unique boutiques cause additional traffic.
In the words of Michael Scott, “‘KISS’, Keep It Simple Stupid”.
Get in, get out (at least on weekdays!)
Stuff your face, chop your hair. Even find that sweet, new dining room chair.

Read moreThis is a very good mall to visit as there are so many places to shop from and eat at. You have several restaurants and shops all in one place. These are some that come to mind: Marshalls, Ulta, Ross, Nordstrom Rack, HomeGoods, Pier 1 Imports. There are also many restaurants to enjoy: La Madeleine, Benihana, Sabal Thai Cafe, Masala Wok, Smash Burger, TGI Fridays, Chick-fil-A, etc. Parking is never a problem. And the best thing is, it is so close to the First Colony Mall and the...
