Lived in New Village for 4 years and only have great things to say about it. It was great 4 years ago, and it's still great today.

Staff: ⭐⭐⭐⭐⭐ The concierge staff, leasing staff, and ancillary team are very dedicated to creating an environment where I personally felt welcome, known, and taken care of. The team is constantly arranging events as well. Movie nights, lectures, holiday celebrations - if you want to be a part of a community and get to know your neighbors, the opportunity is there for you.
Cleanliness: ⭐⭐⭐⭐⭐ The cleaning staff is always at work. You may not see them if you don't get up at the crack of dawn, but they work hard. I never had the experience of feeling that the common spaces, hallways, etc. smelled of refuse or anything of the like.
Maintenance: ⭐⭐⭐⭐⭐ Honestly the best. I can't speak highly enough of the maintenance team. As a resident you can login to your resident portal and make maintenance requests, and they are the fastest working team I've seen. They will be there at your door in 24 hours most of the time and get the job done in minutes. We had all sorts of requests over the years, like simple lightbulb replacements, replacing the rubber seals on our washing machine, diagnosing our loud washer, improving our water temperature, among others. They're friendly, fast, and skilled, and that's just what you want.
Amenities: N/A (I hear they're great) This is a blind spot for me because I actually never used the amenities on site. I exercise in my apartment and don't use the pool so I don't have much to say here. What I can say is that the pool is regularly opened and looks great. It's sheltered from the street noise, and is elevated off the ground floor and is behind a locked gate. There is also a great party room on the ground floor that can be reserved for events. It has flat screens, couches, a full bar, a pool table - I think, and is very clean and in a great location.
Noise Level: ⭐⭐⭐⭐ Depending on your unit, yeah, it can get a little noisy in Patchogue. For some people that's a good thing, for others maybe not. The walls in the units are THICK. I never heard my neighbors from within my own apartment. The front door is probably the weak spot for noise, so you will hear people in the hall if they're loud, or if you're in front of the elevator or the trash chute you may hear a bit. Four stars is mostly the street noise. We were on the 4th floor facing N Ocean, and for the most part we heard nothing unless we opened our windows. Patchogue can get pretty rowdy on a Friday night, so expect to hear some people, motorcycles, etc. It never really bothered me though, I actually found it kind of endearing. It's nice to be in the middle of a bustling town like Patchogue full of people having a good time. If your unit is facing inwards towards the parking lot, you probably won't hear a thing. If you're facing outwards and on the 2nd floor, it might be a lot.
Safety: ⭐⭐⭐⭐⭐ Patchogue is extremely safe, and New Village is probably the safest part of the town to be honest. The police presence in Patchogue is so large it's actually kind of a burden. (They will ticket you over the slightest thing, so you have to be extra vigilant. Never let your headlights go out, never park in a fire zone, never go 40+ in a 30 (the whole town is 30).).
Neighbors: ⭐⭐⭐⭐⭐ Great folk. We only had trouble with one neighbor in four years -and it was just some vape smell. Be prepared to wish people a great day in the elevator.
Overall Value: ⭐⭐⭐⭐⭐ Prices are high but it's worth the value because like I said above, it's just a safe, clean, comfortable space run by caring and hardworking individuals. All in all, Patchogue is a great, fun town. You'll love it like I did.

Read moreI have lived in this community for three years, and it’s disheartening to see how much it has declined over time. When I first moved in (2022), this was a well-maintained and desirable place to live. However, in 2025, it no longer lives up to the standards it once set.
Resident Screening: The quality of residents has noticeably changed. It appears that credit checks and other screening processes that once ensured a respectful and accountable community are no longer enforced. This shift has led to a deterioration in the living environment.
Accountability and Behavior: Residents are not held accountable for their behavior. The lack of enforcement has resulted in frequent disturbances and a general lack of respect for shared spaces.
Amenities and Maintenance: The amenities provided are not worth the high cost of rent. Maintenance issues abound, and the overall service provided by the management team is subpar. For example, stepping into an elevator soiled with dog urine has become a regular occurrence—an unacceptable standard for any residential community.
Overcrowding: It’s not uncommon to see four or five people living in two-bedroom apartments. This overpopulation, combined with the shift toward accommodating subsidized housing, has created an unwelcoming atmosphere for single professionals and others who once found this community appealing.
Price vs. Value: The current pricing does not reflect the reality of living here. A rent reduction of at least 15% might make this complex accessible and attractive again, allowing single tenants to return and restoring some of the community’s charm.
Conclusion: If you enjoy loud, inconsiderate neighbors and dirty facilities, New Village of Patchogue might be the place for you. Otherwise, I strongly advise looking elsewhere for a better-managed and more welcoming community.
What was once a vibrant and thriving place to live has become an overpriced and disappointing experience. It’s a shame to see such a dramatic decline in just a few years.

Read moreI ABSOLUTELY LOVE living at New Village! People complain that it is "pricey" however, I would prefer to pay an extra $100/$200 a month for the amazing service, friendly staff, a beautiful apartment and awesome amenities! I have lived in Fairfield apartments, and Heatherwood communities that are cheaper but the experience was awful! Management is amazing and if there is ever an issue (which is rare)they go above and beyond to resolve it. I have read the reviews about people complaining about how loud it is on the weekend, but 1) You are living in Patchogue where there are restaurants and bars, so not sure why they are surprised. 2) If you want a quiet area just pick an apartment that is not located on main street. The apartments are BEAUTIFUL the entire staff is amazing, they became our second family! I moved to Rhode Island, which was the only reason we left.
Additionally, the security of the place is awesome. I have never felt safer, between needing the key fabs to get in the building, to get in the elevator, stair ways... pretty much everywhere! I know no visitor or stranger can walk in the building. They also have security walking the hallways Thursday-Sunday.
With every place you move to there will be pros and cons. You will never find a perfect place. I would say there are only two cons...The parking, there is one spot in the garage per apartment. There are "resident only" parking spots, but sometimes its tough to get one. There are two huge parking lots located along Lake avenue that you can park in.
2nd con is the lack of areas to walk the pups. There are two grassy areas designated for dogs(which is to expected since it is pretty much city living) but a lot of people speed through the parking lot and it makes me a bit uncomfortable to walk the dogs thru the parking lot, especially at night. There is a larger "hang out" type of area you can walk dogs at; however, it was just on the otherside of where my building was.
So over all, New village is amazing! If you want to pay less then go to the Fairfields or Heatherwood communities you will get what you paid for. My neighbors and staff became my second family and I could never say that about any other...
