Our lease just ended here, and after putting together a pro/con list I settled on a 1-star review.
Pros: Very nice community center including pool, hot tub, recreation area, and workout center. Nice, new appliances and floors after being renovated a few years ago. Friendly and helpful current maintenance staff.
Cons: Narrow parking spaces with vertical columns will guarantee vehicle damage, even for compact cars. Extremely thin walls (adjacent and above) so you can hear others talking, listening to music, and dogs barking within a 6 unit radius. We lived on the ground unit and could physically see the ground above us bowing while the tenants above us were active in their living room. Windows were not replaced during the renovation, and since we were on the ground floor we experienced many leaks with water ponding in low spots in the bedroom. Original plumbing was left in when the units were renovated, which causes a distinct foul odor in the shower drain and backed up quite frequently in the bathroom sink and tub drain. When we first moved in the second floor drain malfunctioned and we had wastewater dripping on us from the ceiling for a couple weeks until maintenance fixed the issue. Extremely low water pressure makes hand washing dishes, showering, and everyday water use hard especially during peak times of day. Inefficient A/C units. Units were jammed into their current location causing stress at pipe bend points which lowered air pressure at vents significantly. Electrical bills for the 625sf apartment were quite high. As with most corporate-owned housing, a "cleaning fee" was assessed after we thoroughly cleaned all surfaces, walls, baseboards, and pulled out all appliances to clean behind them. Additional charges were also assessed that totaled close to half of our original deposit with no explanation beyond a "line item" for the charge. Price. There are much better options in Tucson, especially for people renting on a budget. The significant rent increase over the past two years puts this complex at an extremely luxurious level which is unfair to tenants given the actual quality. Security. In two years the gate codes were not changed once. Back access gate inconsistency. Quite often we would find ourselves exiting onto Campbell during rush hour where it is very challenging to make a left turn due to the back gate sensor not working. 3 community grills. Although these are nice natural gas grills for residents, these were not cleaned often (maybe once or twice max in two years). Additionally, wire brushes were provided to clean, and we found wire fragments from the brushes in our cooked food which made us weary to continue grilling. Whenever the landscaping company would cut the grass they would blow scraps to the lower units and then collect. The problem was the poorly insulated doors allowed a lot of the compost to get inside the units for us to clean up.
Overall we would not recommend anyone spend their hard earned money living here as the rent price is not worth the amenities provided and as with most corporate housing a large percentage of your deposit will be withheld regardless of the condition in which you...

Let me start with the pros of this apartment complex: Apartments are spacious and remodeled. Location is really good and everything you would need is within a mile from the complex.
Now to the cons: Prices went up and keep going up from 2017. There is about $30 fees for trash valet but you are limited to certain times and days to put the trash out and it has to be inside the plastic garbage container. What that means is that you will have to either have another container to use while the other one is sitting outside your door or you gonna have to cumulate trash bags in your apartment till that time comes especially on weekends. -Frequent water maintenance which is inconvenient when you are trying to take a shower or something because they cut the water to do the maintenance. The complex is full of trees and there’s too many bugs and flies outside that are ready to enter your apartment the moment you open the door. Also if you park your car outside, you will have hard times removing all the leafs especially after a tainy or a windy day. Had many issues throughout the years, some were dealt with easily and some required some back and forth. Always try to communicate with the office and well address your concerns so they can help you. Some issues might take a while to resolve with some back and forth and some might be easily resolved with couple emails or phone calls.
Overall, my experience at the Treehouse was some what good with some flaws here and there. In my opinion the Treehouse was unbeatable in the past and was one of the best options in Tucson because of the location, price, and that it’s fully remodeled. Read moreThis is my first apartment I've ever lived in and I loved it. I moved here in July 2023 by recommendation of some friends of mine who have lived in the complex for several years. It's been so great, the pool and common areas are clean, the tenants are friendly, and management is helpful. The walls are thick and I can only hear next door neighbors if they bang on the walls or yell-- which doesn't happen often-- or if I'm standing in the bathroom and the sound travels through the vents. It's also really convenient with the two gas stations, bus stop, and Safeway across the street as well as its proximity to the University of Arizona campus. The in-unit laundry was also fantastic! No bugs and generally no problems with bums or bad neighbors. Overall great experience!
If you really want to be picky, I would just keep in mind that there's no overhead lighting in the bedrooms. If you're a fan of lamps and low lighting like me, this is no problem at all. There is also no ground floor and regardless of which floor you live on you will either have to walk up or down a flight of stairs. This is really only a problem if you, a family member, or a friend have disability needs or if you're moving furniture.
The only reason I'm leaving is because my roommate is moving out of state and I found a good studio with more square feet for a much lower price close by.
