I recently relocated from Viera to West Melbourne . Natasha was the first person I engaged with in person as she was there when I inquired of the unit availability. The property was undergoing renovations of several units once of which I had interested on 3rd floor. Natasha gave a thorough review of the amenities that were offered at this complex along with the steps needed to apply. I was sold and quickly commenced the application where Natasha stayed in contact throughout the entire process via phone calls and email. where she responded in a timely manner and provided status throughout the process. If I called the office, I was always kindly greeted and treated respectfully. Upon my move in date, I was assisted by both Glenda and Natasha where I received my welcome package and keys to the new apartment. Upon filling out the move in checklist there were some notable concerns of some of the equipment in the unit as it took some beating from the prior tenants. The washer and dryer were in bad shape and had a foul smell, the guest room fan was wobbling tremendously on the high setting. The master bedroom bathtub was discolored even after being cleaned and the master bathroom sink had a lot of play in the fitting on the sink where it would shift in both directions. Natasha did a quick walkthrough that same day and addressed all the concerns with the manager Teresa. Later that day one of the maintenance personnel John came arrived as he had some concerns with the AC unit . He advised us on Saturday that the unit had went kerplunk and it had to be replaced. He explained that he already briefed his manager Teresa of the issue and highly advised that the unit be replaced in which she approved and that we should have a new A/C the upcoming week. John adjusted the A/C so that the unit would push out cold air until replacement. Later that day Natasha coordinated with Glenda on setting up the two bathrooms to get refinished. On my way to the office, I happened to catch Glenda outside who explained the contractor will arrive to refinish both the master and the guest bathroom Tuesday . She provided a heads up that there was no need to vacate the unit however, the smell from the finish may be overbearing for some. A blessing indeed as the master bedroom was the primary concern .
Monday, I received a phone call from Natasha advising me that the contractor has arrived for the A/C. The contractor was very professional, respectful, and got the job done promptly. In less than 6 hours, the old unit was removed, new unit and thermostat installed working great. An hour passes and the maintenance crew member Carlos arrived to swap the old washer and dryer with new ones. Carlos had both units swapped , installed, and working in no time. He also was very professional and kind throughout the process. Carlos followed up a week later to replace our netting on the balcony, tighten the bathroom sink and installed a new fan in the guest room .Carlos and John are a pleasure to have as maintenance personnel and all interactions have been a outstanding. Having a Facility background, I know how difficult it is to keep up with work orders for 300 plus units. The fact that both these two men were knocking these work orders out like Rockstar's is very impressive as they continue to maintain professionalism, promptness while executing great work.
In the mix of all this, my mother was having issues with setting up here Lux account and was expecting a package. Brittney took the time to thoroughly assist my mother in resetting her account and creating another so that she could have access without hesitation.
I'm extremely grateful of the staff-Teresa, Natasha, Glenda, Brittney, Carlos, and John. Read moreThis place is crap and bs and saying this complex all that isn't true and over charge u Britany and Glenda don't do anything but sit in the office if u have any issues all they do is refer u to the courtesy officer or emailed them that doesn't do anything and apparently if u say that she doesn't do her job she will rolled her eyes and basically kicked u out because of it instead of resolving the issues The whole complex is dirty they don't maintain the complex The stairways in the hallways are covered in trash and dirt the stairways are all broken and have dents in the stairway and chips broken and rusted and breaking apart they're overcharging you for amenities and half the time the amenities are not open and then valet trash charging u as well but barely comes The structure is made out of wood so you hear every little thing and you also get ignorant and loud kids and people downstairs wouldn't recommend living on 2nd or 3rd floor that are constantly being loud throughout the whole night The whole complex smells like marijuana and the office doesn't do anything about it even know it's violation of your lease The pool is very tiny and half the time there's a bunch of kids in the pool and I never even seen them clean the pool I lived here for a year and I've been having ongoing issues with maintenance issues and leasing office not addressing the issues they would sit there and lied to you and don't respond to your emails The leasing office don't have communication skills and they're lazy and can't do their jobs this complex is not worth it just a lot better complexes out there and they're overcharging you for a crappy apartment these apartments are not renovated and you can see that they've been worn down if you like loud noise and being right next to a loud road this would not be the complex for you barely have anything for kids except a playground which is very tiny but have to time I wouldn't take my kid outside because smells marijuana and people do not watch their kids there's a lot of rude and ignorant ppl not friendly in here either also people are constantly speeding through the complex and there's been a few times that I've been almost hit because people keep flying through this complex and there's kids out playing as well and people still flying throughout the complex the leasing office wants good reviews but they can't do their jobs properly they'll charge u a extra $150 a month if you're late I definitely wouldn't recommend living here to anyone especially if you don't like loud noises and also if you don't like kids running around in the hallways late at night screaming and hollering and also playing soccer in the hallway when there is a grass field over by the lake stay away from building 1 there's a lot of issues which is a building I can't say anything but the other buildings but I heard there's some other issues going around as well these apartments are not maintained nothing against maintenance but maintenance is on top of everything it's mostly it's the leasing office Britney is very unprofessional and should not be working in a leasing office if she doesn't have communication skills and also Don't care there's also been times that I smell marijuana a few times in my apartment so you will have to watch out for that as well there will also change the rate every month which I never heard of in an apartment complex that they constantly keep changing the rate every month and they are overcharging you for stuff that's not Worth it if you want to pay $1,900 or more go ahead but I'm telling you right now this complex is...
Read moreI’ve signed about 4 leases with this complex and have always been happy living here up until the last 6 months or so. I live in a 2/1 without a balcony and am being charged about $400-500 more than what’s advertised online… I pay $1975… whereas a 3/2 is being advertised as $1900 base rent currently. I guess they like to punish long term tenants? I didn’t realize the reward for being loyal was paying hundreds more than everyone else… I’ve also spoken to several neighbors over the last year and it’s becoming more and more apparent we have just been paying WAY more than everyone…
What we pay is just the cherry on top, what’s led me to even write this post is our experience with maintenance and management.. Our fridge stopped holding the right temperature (sat at 60 degrees) and we submitted a ticket for this.. the night of a worker came to check, but didn’t even look at it and asked us to unplug it the next morning to defrost… our food would’ve been Fine had he helped us that night, but refused bec he was headed home. We unplugged the fridge like told and when we came back for the day it was plugged back in but still not working… this same cycle was repeated a total of 3 times and 3-4 weeks of back and forth.. mind you, not once did we receive a call about this issue. They kept marking our work orders completed without actually fixing it and we lost about $500 worth of groceries over this span… I left at least 3-4 voicemails that have been unreturned. Not once have I received a single ounce of communication until maintenance finally knocked on my door without warning with a replacement fridge.
ALSO, unsupervised children frequently run around all over the complex at all hours.. about 2 months ago there was a group of 3-4 teenage boys who were going door to door attempting to gain entrance into any unlocked units… they reached our door and started KICKING our door several times as if trying to break the door in. My boyfriend ended up opening the door and scaring them off, but these same kids were going door to door attempting to sell old smelly military uniforms and hats? Not sure what’s going on but it is extremely unsettling.
Lastly, the amenities seem great.. but they rent out the public spaces on summer days for large parties that completely consume the grills and pools with families and children that do not live here.. Preventing paying residents to use these amenities.. just very frustrated this last year of living here.. I could totally live with some of these issues had I not found out I’m paying hundreds more than everyone else with WAY more square...
