Wouldn't recommend. I just give a review based on my profession. This place willfully break the laws, and case will go to the small claim court. My car was damaged by the garage gate arm. The property manager(beyond unqualified for the job if she didn't the know the laws, I plan to let her supervisor/company know about her poor qualifications/law-breaking behaviors). Teryn had no legal knowledge(unless he knew and lied) and tried to fool me by telling me they waived liabilities in the lease agreement addendum.(I confirm that I knowingly, voluntarily agreed and signed the waiver clause:) .(because it doesn't matter, it is unenforceable)) Luckily, as a lawyer, I happened to know that they can't waive(they can write whatever they want into the leasing contract and have you sign it, it doesn't matter, it can be void, unenforceable) all liabilities when it's against public policy and interest, negligence, defective product, poor maintenance, poor operations and other circumstances under Illinois laws. ((765 ILCS 705/1) (from Ch. 80, par. 91)Sec. 1. Liability exemptions. Except as otherwise provided in subsection (b) which covers commercial, non-residential buildings and leases, in a residential lease, every covenant, agreement, or understanding in or in connection with or collateral to any lease of real property, exempting the lessor from liability for damages for injuries to person or property caused by or resulting from the negligence of the lessor, his or her agents, servants or employees, in the operation or maintenance of the demised premises or the real property containing the demised premises shall be deemed to be void as against public policy and wholly unenforceable.)I know exactly what they are doing. Almost all leasing companies throw in this waiver clause in their leasing agreements. then they try to hold to that clause. But guys, be aware, just because you agreed and signed to the waiver clause/amendment, it is often void and unenforceable. don't let their BS fools you. sue them, let the court educate these law-breaking companies. when you win, they also have to pay for your filing fees and other costs. Well, you read this far, in case you're a fellow resident who is frustrated with this place and wants to move, I will help you out a little. Did you know that they can't legally(this is a state specific law but it is generally true in most states, so check on your state)(sure its in the contract, but that doesn't make it legally or enforceable :)) punish(punitive damages aren't allowed regardless of your consent(meaning even if you agreed and signed) you with fees for early termination/buy out of your lease too(I know most people pay it thinking it's fair, it's in the contract, they just don't know the laws, cost them a bit to hire a lawyer for a relatively small amount(2 monthish rent vs attorney fees, probably the biggest concern for nonlawyers residents) in question), don't want the hassle or afraid of going to court) even though it is in the contract you agreed and signed? you do have to pay a little but often less than the stated amount in the contract. Read moreThe building is okay, but the management group is HORRIBLE and OBNOXIOUS. I am visiting a friend here for the Christmas holidays. There are ample space outside the building for guest parking, and you do need to get a guest parking permit, which is only valid for 2 days. We have the permit, put it on rearview mirror for another friend, but her car got TOWED. Turns out that you have to write down the resident name, plate number, and CIRCLE the month and day you start to park there. There are instructions on the permit, I know it is our fault to not follow the instructions TOTALLY, but it should NOT have to be resulting in the vehicle being towed. Plus, there is a nice paper instruction with all the warning and examples of wrongly written permits. BUT, if the management intends to follow the rules THIS strictly, they'd better hand out that instruction paper with EVERY permit they hand out, but we received NONE. I was told an electronic version is send out to the residents, but seriously, who would really read every single email word by word. When we went to the management office to ask for advice, all they did was repeating the rules and how to write the permit. It gave me the impression that their attitude is just "You are wrong, we are right, and we are NOT interested in your complaints or suggestions for improvement at all." Bottom line is, I know rules are rules, but the management could have done this in so many different ways to make the experience better and having the residents in their mind. For example, they could have called us to confirm before having to tow the vehicle, since the resident name is on the permit. They could have given us a citation instead of towing away an one-month new vehicle. As said above, they could have that instruction paper stick together with every permit to show that they mean business. They could have pre-written the permit with dates and residents names there. At least they could have put a warning sign about towing and instruction about how to write a permit CORRECTLY somewhere in the parking lot in a place easy to see. But they have done NONE. My friend's car arrived here at 8pm, and the towing happened around 10PM. Seriously, what kind of management group would come out in the middle of the night, checking not only whether each vehicle has a permit, but also whether the permit is written CORRECTLY. I also heard some other residents comment like "who haven't been charged of some wrongdoings while living in this apartments". Their way of handling this made us think that they don't CARE about the happiness and comfortableness of their residents at all, but they are ONLY interested in catching every TINY mistake you make and get some money out of you. They could keep that fine of $200, but what they lose is the willingness to keep staying in this building after the current lease or the potential of referring a lot of our friends to come be our neighbors. Read moreWe have lived at ONE for a year. We are moving for several reasons, but the main one is that they increased rent $400/month. Here’s my pro and con list for those looking to live here.
Pro -the workout room is well equipped -the location next to the pond with walking path is great -maintenance does respond quickly, although doesn’t always fix the issue. -parking is every level -huge closets with plenty of storage space -ONE is very family oriented and seems like they do a great job hosting social gatherings. We never went to one because covid but there were opportunities -fiber internet which is fast and awesome to have when working from home -we loved the fob instead of having to carry around a key
Con -in the winter, our electric bill was over $200. I think this is because the units aren’t well insulated (you can feel everything through the windows). The company sent an email to everyone about it being high and gave “suggestions” to help so it was not just our unit. -the noise travels between units with ease. I can hear my neighbor peeing, singing, and their dog barking -people drive unsafe in the garage and management doesn’t care. I worry about the children getting hurt. I was almost hit in the garage by someone going around the corner at unsafe speeds -there’s tons of doors to open regardless of where you are going. This is not handicap accessible building -the trash room is terribly located -most of the dogs here are not well trained. There’s a lot of barking and growling at one another. I get that I’m agreeing to live at a place with dogs, just something to consider if you have a reactive dog. Dogs will bark for several hours at a time (our neighbor’s dog barked from 3:30-7:30am non stop). People also don’t do great at picking up after their dog so there’s a lot of dog poop along the back. -there are rules that you have to follow but they don’t give you the guidebook until you move in. But don’t worry; these rules actually are never enforced -there’s a lot of smokers (pot and cigarettes) in the building. Instead of finding who is doing it, the company just sends emails to everyone reminding them of the rules. No actual reinforcement -THE BLINDS ARE SEE-THRU. At night, if you have a light on in the apartment, people outside can see into your unit. I’m not talking outlines. I’m talking straight up see everything. -no fans in the bathroom (could lead towards mold building up) -huge gaps between the door and the floor means noise and air travel really well -the billing is not very clear. While it adds up to the same amount some of the charges are not clear what they are for.
TL;DR: overall, it’s an apartment made to look nice but is actually cheaply made. It’s definitely not worth what they are charging. Also, if you do end up living there, please know the blinds are...
