Student Living - 800 Swanston — Hotel in Melbourne

really nice place compared to other apt around (I was about to stay at arrow on swanston, college square is literally 10 times better). Rooms are clean, no rats (I live in third floor though). We are always updated about maintenances around, the staff are generally nice (at least to me), the internet here is really good ($49 a month for 100GB quota and 15 MB speed, there are other cheaper options) and it never ever breaks down. they really care about the place (they occasionally hire contractors to clean the outside windows/painters to repaint the wall). I don't socialise here so i don't know bout the other residents. My TV was once broken and they happily replaced it with a new one (through the warranty thing i guess), my sink was leaking and they called a plumber to fix it the next day. security and receptionist are there 24/7, which is nice. The only downside is that the rent is pretty expensive ($1439 to $1565 for a single bedroom)...well i guess its because they're close to melbourne uni (like literally across), but with a receptionist and the treatment I am receiving up to now, the price is...

I goto Unimelb so was happy to find this place nearby. My experience has been for 1 year from 2021-2022.

It's the worst place to live. The administrators led by the coward Hansel try to scam you every step of the way. The people working at reception are rude.

Forget about getting your deposit back. In the end the money you might save on rent will be scammed out of you. They will increase your rent every 6 months even though that is not allowed by the law. They circumvent this by having you sign a eviction notice when you are signing the contract. Still very shady practice.

Walls so thin there's basically no privacy. They will send your couriers back.

The only positive is the proximity to Melbourne Uni which is right across the road. The unit is NOT cleaned professionally. To give you an indication how disgustingly dirty it is, the empty vacuum cleaner was full even after 3 rounds of vacuuming. We did carpet steaming and the water was BLACK. The rest of the place had to be cleaned with disinfectant. It was an incredibly filthy and dusty place. Items broken or not working. The apartment is meant to be cleaned professionally. The broken or non working items should be fixed. The inventory check and exit condition check must have been very poor. The laundry facility - washing machine and dryer needs cleaning.
