Hello Adventure seeker, if you read my comment - you are probably thinking about staying here. Let me get you a sneak peek what will you get for your money. Main Lobby- decent, but if you look closely, you will see clearly visible wear and tear. Staff was ok, a slightly older gentlemen at the reception was the best. Breakfast at the main building - acceptable. (I don't know about the dinner) The Kai 'chill and joy' - ok for the drinks, but oh boy don't try eating there. Pool - looks ok, it has a Lifeguard, so someone cares about people there. Location - acceptable. Beach - no go on that one (pure rock), but it's close to few sandy beaches, so I wasn't sad about it. Let's go to the living quarters - 3 blocks, but I had 'pleasure' to stay in the 'brown roof one' (easily distinguishable in google maps). Pet friendly, but apparently only for the cockroaches (seen at least 4 different ones, RIP 2 of them) 7 am cutting grass with petrol trimmers is not viewed as strange. Furniture - wasn't changed since the war, probably, BUT I will give some credit to the matrass - it was ok. Room cleanliness? A myth written in scrolls. Blood stains on the bedsheet, ripped sheets overall, room service does not change it, just makes your bed, dust everywhere, calcium deposits and some other strange odors in the bathroom (oh yeah, also the bathroom is the main room for the Freddy the cockroach I don't know how many different roaches were visiting us, but each one we named Freddy) Wi-fi? It is legit the slowest wi-fi I even saw in my life. 2mbps with 600+ ping. TV? Tried Youtube through it - Works, but buffering stutters in the evening. Air con? Forget it. They will say it's working, but it never does, or they don't know how air con should work. Only blows room temperature air. You will say open the balcony during the night? Ah yes! But they you will suffer the majestic sounds of the luna park OR quads/buggies/motorcycles and they beautiful non-muffled exhaust on the Evagora street. Hidden 'features': If you want to get a TV remote - you need to pay 20 EU deposit. Not enough shezlongs for everybody on the pool, there is a solid case of not getting one already at 9 am. Checking in is ONLY after 2PM, good luck for those who flew in in the morning. Overall... I spoke with multiple locals is it normal here to have such an amazing hotel and all of them knew the poor condition of it and extremely cheap owner, i would gladly pay more for a normal hotel without cockroaches as pets, working wifi, working air con, etc. And for those who say 'I didn't come to Cyprus to sit at a hotel' and your expectations of a room is only a roof with walls - you are the perfect client of this establishment. Stayed at the sister hotel on the other side of the pool, Kai Hotel (Ving/Spies). But you check-in through Piere Anne reception. The buildings and surroundings are quite nice. Have some things to do to make this hotel a five ⭐ Breakfast - Suits all, not more than that. Lunch/Dinner - Can't say, never tried. Poolbar - Not the best but it works(just don't try the mojito or other drinks. To much suger essence. Didn't help even if you said it to them). Playing to loud music so you can't talk with you the ones on the other side of the table. But the music works for the most people. Not the biggest menu on drinks, beer, soda or food. But it works for the most of the visitors. Pool - On one side of the bridge in pool the depth is 92-95 cm. Other side bridge not the same depth, maybe around 60-70 cm. Plus they have a youth part in the pool, behind a bar fence. Sunbeds - Can't say it's many but it was enough. Didn't see anyone not having one. Also some sundbeds at the lawn on one side of the tiles that surrounds the pool. Room - Nice rooms with electric locks to the door. Not the best when the electric power went down. But the reception had a manual key for you to use, so it works. Beds in room - hard bed and the pillows are way to hard. The neck/head didn't get the support as needed. Angle on neck is around 70 degrees. Almost chin on breast. Refrigerator in room - The worst ever. It's just a wine cooler. Didn't even get the water cooled. Freezer in room - Doesn't exist. Room cleaning - Not the best at all. Only doing floors and switching towels. Had to ask for more toilet paper, not new even if only two squares left. No new coffee cups or glasses when dirty, not even something to clean it with yourself. Surface around pool - Needs more trashcans. You have one in each end. Have a few more people won't leave the empty mugs and other crap beside their sunbeds. Also the tiles needs to be deep scrubbed. Beige tiles where more like beige/grey/black of dust/dirt. Seaview - Nice. Only 30-60 meters from sea. Can't complain there. Beach - Not the best at all. If you wanna have a bath you will need to walk to a better beach, without knowing distances, would say 1000-2000 meters. Because it's not much of a sand beach. More rocks and stones in water and on land. Amusement park - Just 70 meters away. Expensive though but something for the kids to have an xtra fun time. Shopping/Restaurants/Bars - You will find the big street around 200 meters above the hotel. Plenty of places to spend money on.

We rented a car for further attractions like Paphos or Adonis waterfalls. And a buggy to go to Blue lagoon side; + Standart Sea Wiev room has balcony with beatiful view. + Staff is friendly and nice; + Food is diverse and tasty. Every night different cuisine. And two days a week there was live music which I really enjoyed, Mario was really nice singer; + We were allowed for late check out at reasonable price; - Rooms are low budget and old. It looks a bit worse than in photos. As a couple we got two seperate beds pushed together (I prefer one big). Bathroom was the worst part because of the size. You have to be very small/slim to move in bathroom. Difficult even to close the door by staying inside. Complicated to use toilet or bath. Anyways, I didn’t come to stay in room, therefore I enjoyed the biggest advantages of hotel. So I recommend it.

When we arrived we got told that something was wrong and that we would have to go to another hotel. We asked why? Nothing had been communicated to us till this point of arrival. As for the inconvenience they upgraded us to half board. We explained that half board isn’t something we really want as our plan was to explore the restaurants in the city. They said this is all we can do so you can either accept the half board and sign the waver or don’t take the half board but either way we would still have to go to the other hotel. It was really upsetting to turn up and be given no choice or choose to be homeless.|This back and forth conversation was going on for at least 40 minutes of which they were just refusing any thing we asked for. And the receptionist suggested for us to ā€œget checked in and calm downā€ even tho we were already very calm just quite frustrated. We even said because we have a pool party the next day could we get showered somewhere and she said ā€œnoā€. With no option we went to hotel Anthea across the road. We were told it’s with the same rate of the hotel we booked at. EVERYTHING about this hotel is DISGUSTING!! we were greeted by a rude receptionist who didnt even smile at us and just said ā€œpassportsā€. At Pierre Anne we booked a twin room, 3 beds with a sea view and balcony. When we walked into the room. It was outdated, we didn’t get a sea view, myself didn’t even have a proper bed to sleep in and we didint even have a balcony. I have put photos of what we had paid for at Pierre Anne and what we got put in. We went back to Pierre Anne and asked the receptionist if we could change hotels as the Anthea was really dirty and not what we paid for. She refused to help, said the manager was at home asleep and didn’t want to awake her! there’s nothing else she can do. I even asked would you want to stay here and she said ā€œnoā€ ! She then asked me ā€œhave you ever stayed in Cyprus beforeā€ i responded ā€œno first timeā€ to which she replied ā€œwell this is what it’s likeā€. I asked if I could find another hotel to stay in? she just shrugged her shoulder at me. Despite the lies told I did find another hotel available but then made the excuse we’ve already sent Anthea the money. At this point me and My friends were begging to not have to stay at Anthea. Another 30 minutes of trying the receptionist rang Anthea hotel and said can you upgrade the girls your end. Anthea agreed and we made our way back. When we arrived the rude receptionist just started saying ā€œno no no you paid standard room at Pierre Anne you get standard room hereā€ we explained what we was told. he then sighed and walked off, started arguing with people outside (I’m assuming moaning about us) we had no a clue what was going on. We was then shown an ā€œupgradedā€ room. It was the exact same as the first one we got put in but only this time there was bugs in the kitchen!! At this point I just started crying as I was so exhausted. I didn’t sleep the whole night; music was playing by the pool where we was put & it just felt so dirty and I didn’t even fit in the bed. The next day we spoke to the manager at Pierre Anne. I showed the pictures and she even said ā€œif I knew you was in that room I wouldn’t have sent thereā€! After a lot|Of back and forth again, We came to the agreement that we would have an upgraded room and we could pick between lunch or dinner for 3 days for the 3 of us and ontop of that we could have 3 drinks each for 3 days. Even though we were there for a week and believed they could have given us a bit more. We signed a new waiver. Our upgraded room was tiny and again there was no proper bed for one of us. For the whole week we had the same glasses and tea cups. Never changed or cleaned. On the first day we asked reception if we could use a lunch voucher. We were then told off by reception and said you should have come before 10am to collect it. It was 10:30 as we had just finished our breakfast. We were never told a time! so to then be told off by the receptionist in the reception area in front of everyone was completely embarrassing and belittling. We also wanted to use our drinks voucher to which we were then told ā€œ no it’s either drinks, lunch or dinnerā€ so whatever we signed was just a loud of bulls. After that battle we went and had lunch. We were then not even given the proper menu but a reduced one which had a serious lack of options. All 3 started were salads, nothing else. The 3 mains were, chicken kebabs, tuna mayonnaise wrap and tomato pasta. I was really upset by this as I didn’t see the point in being given something complimentary to then be given a lack of choice and option and have that taken away from me. I complained to the receptionist who said ā€œit’s nothing to do with us it’s the chefsā€. So I went back to the bar with the receptionist to complain to the bar manager who was equally as unhelpful. He was on his phone placing football bets most the time whilst we were sat there waiting for drinks and also liked to boast about how he gets a lot of money from doing the bets! Anyway I explained that my friend has an allergy to MSG and that a reduced menu isn’t good. Again, we got no where and had to order from the reduced menu. I ordered the vegan option (tomato pasta) when that came out there was a bowl of Parmesan cheese in the pasta! Every single persons response to every issue I had was ā€œthis is how it isā€ no compromising! overall after getting treated so poorly on the first night the rest of our stay was just awful. Every time we asked for something we just got a no. We asked for an extra pillow ā€œnoā€ we asked for some extra towels ā€œnoā€ I even asked if I could Fill my water bottle up somewhere ā€œnoā€ could I please get some spare cutlery ā€œnoā€ I really couldn’t wait to get home because they were so rude and not willing to help at all. I will never stay at this brand hotel again and I have never experienced such poor service. I have heard less ā€œNOsā€ from a toddler! So much of our time was waisted complaining about small things which didn’t need to happen and all stemmed from their mistake of sending us to another hotel! When really we should have just been enjoying the sun. And whilst this was going on I saw and heard plenty of other complaints going on multiple occasions so at least I know it...

Hello Adventure seeker, if you read my comment - you are probably thinking about staying here. Let me get you a sneak peek what will you get for your money.

Main Lobby- decent, but if you look closely, you will see clearly visible wear and tear. Staff was ok, a slightly older gentlemen at the reception was the best.

Breakfast at the main building - acceptable. (I don't know about the dinner)

The Kai 'chill and joy' - ok for the drinks, but oh boy don't try eating there.

Pool - looks ok, it has a Lifeguard, so someone cares about people there.

Location - acceptable.

Beach - no go on that one (pure rock), but it's close to few sandy beaches, so I wasn't sad about it.

Let's go to the living quarters - 3 blocks, but I had 'pleasure' to stay in the 'brown roof one' (easily distinguishable in google maps).

Pet friendly, but apparently only for the cockroaches (seen at least 4 different ones, RIP 2 of them)

7 am cutting grass with petrol trimmers is not viewed as strange.

Furniture - wasn't changed since the war, probably, BUT I will give some credit to the matrass - it was ok.

Room cleanliness? A myth written in scrolls. Blood stains on the bedsheet, ripped sheets overall, room service does not change it, just makes your bed, dust everywhere, calcium deposits and some other strange odors in the bathroom (oh yeah, also the bathroom is the main room for the Freddy the cockroach I don't know how many different roaches were visiting us, but each one we named Freddy)

Wi-fi? It is legit the slowest wi-fi I even saw in my life. 2mbps with 600+ ping.

TV? Tried Youtube through it - Works, but buffering stutters in the evening.

Air con? Forget it. They will say it's working, but it never does, or they don't know how air con should work. Only blows room temperature air. You will say open the balcony during the night? Ah yes! But they you will suffer the majestic sounds of the luna park OR quads/buggies/motorcycles and they beautiful non-muffled exhaust on the Evagora street.

Hidden 'features':

If you want to get a TV remote - you need to pay 20 EU deposit. Not enough shezlongs for everybody on the pool, there is a solid case of not getting one already at 9 am. Checking in is ONLY after 2PM, good luck for those who flew in in the morning.

Overall... I spoke with multiple locals is it normal here to have such an amazing hotel and all of them knew the poor condition of it and extremely cheap owner, i would gladly pay more for a normal hotel without cockroaches as pets, working wifi, working air con, etc. And for those who say 'I didn't come to Cyprus to sit at a hotel' and your expectations of a room is only a roof with walls - you are the perfect client of this establishment.

We stayed in the part of the hotel called the KAI hotel which is the newer building to the right of the main building if you are facing the entrance. Technically it is called KAI hotel, but shares the main facilities like the reception, pool and restaurant. This building has rooms which have private pool but they were not available. I can understand that there is a difference in quality between the 3 buildings of the hotel. The oldest which is to the the left of the main building and then the ones above the pool area. Our rooms were very nice and clean and modern with none of the problems faced by those with negative reviews. The hotel is in a brilliant location, with the sea as your direct neighbour. Located directly on the seafront promenade, It is just 10 minutes walk from the harbour where you can take great day cruises to the beautiful east of the island and a beach. In the other direction a 10-15 minutes walk to the beach where MUSAN underwater statue park is located (highly recommend for snorkelers/divers out there). A few minute walk to heart of the centre with all restaurants and nighlife. The Kai hotel building was very quiet at night despite being so close to everying and since it didn't overlook the pool but just direct out to the sea. Even though there is a major amusement park right behind the hotel, we could not hear it from our room. There is no sandy beach right outside hotel, but you can certainly enter from several areas but water shoes HIGHLY recommended, also for the beaches that are within 500m either side, as there are often rock shelves and stones. Direct across from hotel there is a little sandy area where you can enter the water but about 50m to the left of the hotel there is a circular bathing platform with several ladders into the water. To the left of that, there is a stone shelf with a set of steps in the water to a nice deeper dropoff to sandy bottom. Bus stop going east to protaras and west to nissi beach is directly outside the hotel. 1.50 Euro and 7-10 minutes takes you to Nissi and Maronossos beach. Breakfast buffet was included and was just fine. Standard fare of fruit, cereals, a variety of yoghurts (including OREO!), eggs, bacon, sausages, baked beans, potate, cheeses, meats pastries, and a small selection of mediterranean foods. There is an omelet station outside. Fantastic beach bar visisted by many from outside the hotel too. Pool was fine, but if you want a spot in the shade get up early. Have read things about the balcony doors not working but they are just a bit tricky. you need to pulla bottom latch down to open and if you push it back up the balcony is locked Overall a great place if you are in the new building and would at least recommend the KAI portion...
