Kotzias Beach Apartments — Hotel in Pissouri Municipality

Apartments have great location, at the edge of a small village, with a local shop and few restaurants just steps away. Beach is very close, just few minutes walking. Rooms are rather old, but still good enough even for a longer stay (we stayed for a week). The overall experience could be significantly better, but there are some minor and not costly things to be improved. Sheets are really old and should be replaced already, no bloody stains experienced like in some reviews, but there definitely are BED BUGS, not sure if in the bed mattress itself or in the covers you cover yourself with. Kitchen has everything you need except for the pots - there is just one and quite big, something smaller could work well. Vacuum cleaner would also be a great thing, mostly for longer stays (4+ days), there are some brooms available, but it's definitely not the same result. Cleaning is a strange story - there was a lady (?) emptying the trash and toilet bins - some days. Not on weekends and definitely not regularly, even during the week she wasn't there for 2 days. There were no instructions given to us on this topic, nor no spare trash bags, there are some black bins, but these were full on days the lady was not there, so no use anyway... I think this is a real pity and a cheap mistake. Otherwise there is no other cleaning, just taking out the trash. One of the days we found that doors were not locked after the "cleaning"...it was possible to open the main doors just by pushing a bit, if they were not locked, so this is something that should not happen! Also, strangely, there were just 2 plastic chairs on the terrace (apartment for 4). Space around (garden, stairs etc) is a bit dirty, should be at least swept once a month and dirt collected from time to time. No-cost fix again. Evros (Director of the place) is really great and helpful, he fixed the A/C for us and borrowed us a hair drier. Overall, the place has definitely a potential to become top due to its position, but really some minor investment (of time and money) is more than needed! We are not people to take a lot of notice of negative reviews. We read between the lines and give everyone the benefit of doubt! However on this occasion the negative reviews are very real. We will NOT return to this place. |Booked an apartment with balcony. On arrival at midnight with self check in we found our room and it was not the specification we booked and even worse the air conditioning was not on with no means to switch on...it was in the high 20's even at this time of night. The only way we could get air in was to open patio doors but being on ground floor it was a security risk so did not sleep and we were exhausted after a late and long flight. The standard of the acomodation was disgusting and so outdated.|We got moved to another apartment which was a significant improvement but still had maintenance issues. After 5 days we had ro move again for the remainder of our holiday. 3 different rooms in 11 days.|The pool area was disgusting, in particular the shower area, the pool had a rubber liner in it which was coming apart.|There was no where to store your luggage on departure day so if you had a late transfer you were stuck with all your luggage unless you made alternative arrangements as we did. |Throughout our stay Jet2 holidays could not be more helpful. We spent our last day on a day pass at the Columbia Hotel and it was the best part of our holiday. They stored our luggage for us and ensured we were looked after until our taxi transfer arrived.|Steer well clear of the Kotzias if you value your hard...

Lovely, quiet and peaceful location, just 100m from the beach, restaurants and shops. Praxoulla and Evros were both lovely and together with all the staff, were really helpful. ||You wont need a hire car here as a door to door taxi up to the village is 10 Euros each way if you want to go, however if you want to explore then a hire car provides the freedom. ||Our apartment was nice and spacious, clean, comfortable and fully equipped for self-catering, plus fresh towels and bedding was available when required as well as room cleaning.||The poolside bar was nicely priced with a selection of drinks and freshly prepared hot food and other snacks including Ice Cream and FAT FREE Ice Cream too!!! The pool itself was also clean, quiet and peaceful with plenty of sunbeds and parasols to move around with the sun or keep in the shade. The rest of the grounds were well maintained and manicured.||The only negative was that whilst the residents keep to the rules by not taking their own food and drink to the pool, we saw "outsiders" bringing their own food and drink and at one point in a large cool bag which was disrespectful to the owners.
