Modus Vivendi Villas — Hotel in Municipality of Thira

One of the best accommodation experiences we have ever had! We booked the villa through the website, and Mrs Argiro, the owner, was absolutely excellent to communicate with — really helpful and responsive. She kindly arranged for us to check in very late at night without any issues. She also checked on us during our stay to make sure everything was ok!

The villa itself is amazing, with an indescribable view. There are two rooms on the ground floor with double beds and one room upstairs with access to the terrace. Everything was spotlessly clean, and the villa has everything you might need for either a short or long stay.

For us, the location was perfect for where we needed to work, and it’s not far from the main towns. The roads are easy to navigate and in great condition. There is private parking, so you don’t have to worry about that either.

Mrs. Vouli, the lady who takes care of the villa, was wonderful! She informed us in advance about a possible power outage and was so helpful and accommodating when we asked to leave our things after check-out while we finished work. She even let us use the facilities a bit longer so we could be fully ready to travel. We are so grateful for that.

I cannot recommend this place enough. If we ever find ourselves in Santorini again, we will definitely look for this villa to stay...

STAY AWAY. We stayed at this place for five nights. The location is terrible as it is located right next to a main road that has extensive traffic, including trucks driving though making a lot of constant noise. The location is also extremely windy, which essentially prevented us from enjoying the terrace and the ocean view for any meaningful period. What makes this choice especially bad is that the host exhibited belligerent and unpredictable behavior and she became progressively more hostile and aggressive towards my family throughout our stay. She constantly changed the rules on us during the stay making it very difficult to enjoy the use of the premises. To avoid her, we stayed out most of the day. She created a very stressful environment by texting me throughout the stay her new rules and arbitrary demands for additional payments that was not owed. She once showed up close to midnight knocking on our door and starting yelling at us demanding payment. The next night she changed the keys on us preventing us from leaving to the airport until we paid her additional money she arbitrarily demanded. We arrived in Santorini as part of our honeymoon vacation. We opted to stay outside of Fira/Oia to have a quieter experience but keep the amazing view, and this place delivered!||The Villa overlooks the Caldera on a quieter part of the island, closer to the red/white/black beaches and Ancient sites on Akrotiri. The view from the balcony is beautiful, even though while we were there it was fairly windy some nights! The wind is to be expected when you are that close to the Caldera and added to the experience.||The inside of the Villa is beautifully decorated, comfortable and clean. There are three full bedrooms, however with only two of us we chose to only use the one at the top of the stairs. The bed was comfortable, the a/c worked perfectly to keep us cool, and the view continued onto the rooftop patio.||We loved staying here as it was the perfect distance to have a quiet night in while being able to see downtown Fira during the day!
