THE GOOD: View is great. I am assuming this is a family business and they are friendly. Staffs are also friendly. Location is great in the centre of Brunate close to the funiculare station. Water in the shower has good pressure. They promised free parking and they delivered.
THE BAD: This place does not have air conditioner. In Summer, The room gets extremely hot in the afternoon and early evening. We are talking about 38'C+ inside the room. The only way to cool the room down is by opening the window and a floor fan. But other guests are smoking on their balconies and your room ends up smelling like smoke. Also because you have the window opened, insects come in. There is no fly screen.
This alone should deter you from booking this place.
The floor of the room is covered in dust. As soon as we stepped in, we can feel the layer of dust on our feet.
Fridge in the room is broken and it looks like it has been broken for a long time. We read a review from a few years ago mentioning the fridge is broken and it is still broken.
There is no drinking water provided in the room. Drink from tap only. It would have been nice to provide drinking water.
There is no standard ammenities like water kettle in the room. So there is no tea or coffee facilities in the room.
Room is pretty small. There is no space to open your luggage. Once you open your luggage, you can't...

Two cots made up the "double bed." By cots, I mean like ones you would find at a summer camp. The toilet was so close to the shower and bidet were so close, you could not use either. Oh, there was NO SOAP. Yeah, just a little detail. Pretty sure they offer you soap in hotels in Syria or the congo... The refrigerator was... you guessed it, broken. Plugged in and didn't get 1 degree colder than the room. Lake view did not have a view of the lake, just the neighboring hotel's roof (where we stayed the next day) The bedding, mattress, floors, and pillows were so dusty and dirty, my fiance remained sick long after we left Como. not to mention there were stains on the sheets, the fan was covered in a film of dust, the floors were sticky everywhere... Towels were scratchy and hard. Useful as sandpaper, maybe. Bedding was likewise scratchy No tissues in the room. Hotel does not pay for the 5 euros to go up and down the cliff to reach the hotel from the town. So each time you want to leave and come back, it costs the price of a meal for one.
In short, worst hotel I have ever stayed at. Ever. DO NOT...

He quickly checked us in and helped my husband with our bags, which no one else has done anywhere we've stayed in Italy this past month. He made us feel right at home. He had restaurant recommendations (which we used and they were perfect) ready and a map of the area. He showed us to our room which was very clean, nice comfortable size, great shower and bathroom and the beds and pillows were very comfortable making good sleeping for 4 nights! The view was beautiful day and night and exactly as described and shown in photos. The breakfast was incredible each day with fresh fruit, pastries, cheeses, meats, cereal, tea, coffee and even scrambled eggs cooked to perfection. Every staff member we met spoke English as well as Italian and I believe some spoke French and German too. They were all friendly, kind, helpful with directions even to the post office. The cared about our comfort and needs each day. First morning there Gione had sight seeing recommendations based on what we wanted to see and do and he gave excellent directions.
