Great accommodations for longer stays or for a family/group. Well located a 6min walk from shinjo metro. Family mart is located directly next door. Checkin is done on an iPad stationed in the lobby where you pre checkin online before arrival and then talk to a person through the iPad the first time you arrive. There was a person physically there in the lobby most of the day as well to help with checkin (but not 24/7). Luggage lockers in the lobby for free and a nice onsen you can reserve at a reasonable cost. No other amenities on site though and the room doesn’t have any coffee or tea but is fully stacked with all kitchen utensils/cookware you need along with hot water, microwave, electric stove, sizable frig and freezer. This is more an Airbnb style accommodation vs a hotel. What sets this place apart is the value for large rooms. We got the largest since it was only an extra ~10% vs the smallest room. The large family room had a separate bedroom with two beds, living room/dinin room with big table that could fit 6 ppl, and kitchen area with separate bathroom with a door and a shower room with a door and a toilet room with a door ( shower and bathroom were interconnected but toilet room was separate). There was also a washer/dryer single combo unit with detergent provided. The wash was efficient but dryer took three hours or so as expected with these types of combo units. It was inside the bathroom so you didn’t really hear the noise if running at night. We were on the top floor corner room 503 with view of the mountains and street below. Note room entry requires entering a long pass code every time which means you need to have a good memory or access your phone to remember the number. Both tvs had access to Netflix, YouTube, and prime along with Japanese tv channels. Wi-Fi was strong in our room. Our Japanese style room (we chose it vs non Japanese style is available) has the two beds along with roll out mattresses for up to three more in the living area. Read moreStayed for 5 nights in a 30 square metre standard western style apartment with twin beds. At only a year old, still in good condition. Well thought out and executed. Had a lounge and 4 seater dining table, separate bath/ shower room ( with excellent rain shower), separate ( tiny) toilet room and a kitchenette with cooktop, fridge, microwave, and oven/toaster. All the crockery and kitchen equipment you need for basic cooking. Plenty of hanging space plus drawers and a safe. Large window let in plenty of light though view not great ( rooftops and apartments). Could be opened but unfortunately was locked. Air con efficient and quiet. Saw other residents but very quiet. Check in and out was streamlined and having a passcode rather than room key was a great concept. 2 coin operated shared use washing machines available in the basement. We found the location excellent:- less than 10 minute walk to Sanjo and Gion-Shijo stations or to Kyoto City tourist bus stop and many local buses. Easy flat walk to the river, Pontocho, Nishiki etc on one side and Yasaka Shrine, Marayuma Park, Kodak-ji on the other. Family Mart downstairs and Lawsons around the corner with excellent FRESO supermarket 10 mins walk away. Many restaurants nearby. Recommend Onigiri Kiki next door for delicious takeaway onigiri. Also Teppan Manryu just over a block away towards Shijo on the same side of the street. Very small so go early...
