Passersby at the front entrance of the hotel will not notice it. The wall-like appearance provides greater privacy. A) Rooms: compared to similar hotels in Kyoto or other Japan places, the rooms in this hotel are much larger which is a great plus considering that the price range is pretty similar (what a big deal having almost a doubled square meters room with the same price). Rooms are well-cleaned and maintained. Inside the room you can find slippers, pajamas and soaps (including shampoo and conditioner). Other room amenities (combs, facial cleanser, toothbrush, etc) are available at the ground floor near the reception and you can take those whenever needed. Inside the room was also available a massage chair - amazing to relax after a long walking day.
B) Location: good. You can reach the vast majority of Kyoto attraction in 25/30 minutes by walk and in case you are lazy or cannot walk you can use public transportation having a train station literally outside the hotel.
C) Breakfast: good. Western options are limited but still available. Food quality is ok. I particularly appreciated having local foods (including sweets).
D) Service: good. I used luggage shipment with no major issues. The service can be paid only with cash so please make sure to have enough cash (it’s needed 5K yen to send two large luggages of 25kg each). I also used self-service washing machines and appreciated the convenience of wash detergent already included - you just need to put your clothes inside the washing machine, insert 100 yen and press start.

We opted for the Eco plan for house cleaning ( but they have a fresh change of towels and PJ in a bag outside the room every morning), free coffee all day, with super good amenties. They provide a foot massager upon request. A lot of small details in the room that make the stay super comfortable- high grade tea.with beautiful tea set, high quality kettle... sea salt at reception for a bath... Breakfast was great, again, a lot of small details like Sakura bowls that served tofu, high quality food... it lights up your day before heading out to visit. There is construction next door, we were not affected though our room face directly on it, the noise kinda start after 10 and end around 4, so our sleep was very good. There r small shops like bakeries, bistros around the hotel, however, they open late but close early.
