Wasn't our first choice but our favorite hotels were fully booked and we were a big group. Was able to get rooms with this hotel but a little bit wary due to some reviews. But was happy we ended up with a wonderful experience.||||Bed was super comfy, even compared to other 4 or 5-star hotels. The rooms with the twin beds were bigger size, but they also have smaller rooms with just a double bed for 2 people. I love how the 2 twin beds were big sizes, almost like it was a small queen size. Kids who slept with their parents were comfy enough. Water pressure at the shower was excellent, it's like being in a spa and was perfect after a whole day out walking around Shibuya. The different floors had different themes, it reminds me of the small art hotels in Europe, only that it has Japanese themes.||||Location was perfect. I was a bit wary of it being near the bars etc esp since we were a family with small kids but it was pretty safe. We even walked those streets the first night coz we got a bit lost walking back but felt safe. The hotel was also just steps from the restos and shops in the busy part of Shibuya, around Dogenzaka and Udagawacho. There's a Family Mart and 7 Eleven just beside the hotel. Even the JR station Hachiko Exit was just a comfy few minutes walk away. I would definitely stay here again.||||The rate for the room was a bit high for a 3-star hotel (maybe bec it was on the end of the year holidays) but given the surprisingly great quality of the rooms, amenities and location, it was well worth it. We were a big group and occupied several rooms, check in took a while as we were a big group and there were additional protocols like taking everyone's temperature, etc, but they actually did a good job considering the amount of work needed to get us all settled. The front desk folks were very friendly, greeted us everyday and even gave us some Japanese snacks on Xmas Day. Also loved that they provided a bottle of water for every single day of the stay, plus a bag of fresh towels, yukata and shampoo, soaps, etc everyday even if we chose not to have them make up our room.||||We stayed on the 2nd and 3rd floors while our other parties stayed at the 9th and 12th, and the noise level was acceptable even at the lower floors. It almost look like an old apartment complex that was converted into a boutique hotel and they did a lot to make the small space feel modern. Yes, the shower / bathroom are all windows which gives it a modern feel and makes the small space look bigger at the same time. Don't worry there are curtains if you want privacy. The whole room has everything put away to conserve space. Yes, the hallways are decorated differently on each floor.
Toto bathroom was top of the line. The bathroom had some motion detection that gets the everything ready for you as soon as you walk near it. Smell? none. Poo? gone. Seat? Warm. I will buy that bathroom one day. Bed was comfortable. They are proud of it that they have paperwork talking about who made it.
Finally a hotel that offers decent speed wifi. 50mbps. It's not fast, but most hotels get tourists downloading movies all day killing internet for the rest.
The service was superb. Was about to buy an umbrella. Then the worker said don't buy one, and handed one to borrow for free.
Location? Literally go outside and you are next to a TON of food choices and even night clubs and stores. It's a very good location if you want to be in the middle of action. The constant load of people does get tiring though.
Price is great if you keep an eye out on the room rate. The price fluctuated a lot. I recommend booking a cancellable room. I was able to book for about $150/night. The price kept fluctuating between $150-250.
Was able to hear a lot of noise outside. People slamming the doors or just stomping on the floor above. Not sure where it was coming from but people are quiet after 10pmish.
The front door when entering was VERY heavy.
Like many Japanese hotels, you need to turn in your key before leaving. This feels secure and not secure at the same time. You don't have to worry about someone stealing your keys and going to your room, but at the same time, the workers can just hand your keys to someone random.

Read moreThe hotel structure itself is fine. Nothing special. It seemed like an apartment building to us rather than a hotel, and the experience/vibe was similar to staying in an apartment building. Not bad per se, but just sharing our overall opinion for those who are considering this property. Neither the building nor the decor lends itself to being a warm or tendy environment - more or less a building adapted to be a hotel but absent the design and decor to give a hotel feeling. The building has a small lobby equipped with a check-in desk and elevator. (Note on this same trip to Japan, I also stayed in another property in Tokyo and in a property in Kyoto, and, in comparison, I found the experience of the other properties to be that of a hotel guest experience.)||With that said, though, both the property and our room were clean. The staff was very nice, friendly, and likable, but the property seems like a barren building of hotel rooms behind closed doors.||Great location in Shibuya - one can walk to everything, but one late weekend night, we did hear people carousing outside for a few hours even though our room was about midway between the top and bottom floors. Shibuya is energy packed; the place does not slow down. I describe it as New York's Times Square on steroids. Personally, I prefer Shinjuku, which is still action-packed and offers plenty to do, but also offers an environment and vibe that allows one to recharge - at least it did for us. ||Where the proprietary can improve is locking the main door at night, and perhaps even during the day so that one can only unlock the door with his or her room keycard Anybody could have entered the lobby but probably could not go anywhere else as one needed the room keycard to ride the elevator to the rooms.
