Was a very disappointing stay at the coachman. On arrival checked in to our room instantly noticed the place is very tired in need of a lot of work, outdoor areas dirty and not kept up I understand in winter things can be hard to keep looking great, leaves are blowing off trees etc which can't be helped but stairs and all walls needed a good water blast dirt scattered around. Our outdoor seats also were quite uneasy to sit on, one was broken and the other one had the legs splay a bit once seated. In our room instantly noticed paint chipping off walls and marks all around, furniture stained/chipped and very old. One bedroom had the headboard sticking out from wall, on further inspection a big screw was poking out by pillow which is quite dangerous. The headboard wasn't even secured to the wall and I removed it, informed them before taking a photo but have attached photo of holes in wall where it was (hole where screw was poking out is being pillow). For staff to not notice the screws or headboard being loose makes me wonder how long ago the bedding was changed, or if it was just out of ignorance and left as it was. There was mould through out the unit another health and safety issue, especially on the doors that go out to spa area the windows also covered in water in the morning very damp place with not much ventilation as the spa area that bedrooms open on to has no air flow. The wall oil heater in the lounge is very old and took a long time to warm the place, eventually turned it off as the wall behind it was so hot to touch which could be a fire risk - no heat pump. The same bedroom with head board issue also had ranchslider that wouldn't lock and when I told them she said a handyman would look at it, it wasn't fixed before we checked out. The lights in the kitchen were flickering on and off making a fuzzy noise so we left the lights off for the rest of the stay. The bathroom was very dated and the shower fan in the bathroom does absolutely nothing leaving the whole area steamed up and window in toilet had a broken latch. To make things even worse we had to have a very short shower as the drain flooded as soon as the water started running. The mirror also had a big crack in it. We could hear people using the toilet and walking around in the upstairs rooms, so not sound proof at all. The spa was also a let down, to call themselves a "spa motel" is a joke, jets didn't work and they only gave one nights worth of the bubble bath liquid, so next night was basically a warm bath in a big tub no jets or liquid. Our kitchen bin was stinking and hadn't been emptied on our arrival so I left the used bag outside our door, eventually was replaced with a new bag after I told a staff member. Not once did we receive an apology woman basically just said she will get on to it. I unfortunately couldn't find one thing that I liked about this place which is a huge disappointment as we paid $450 for 2 nights. Everywhere you look needs a revamp, outside and inside. New furniture and a bit of paint would go a long way. Please don't waste your money here, I have stayed in many other places in Rotorua which I would happily return to. The photos advertised are nothing like what you get. Sadly for us the thought of a private spa was a real bonus hence why we booked in, wish we had just paid extra to use the public spa pools and given Coachman a miss. Location was good as close to everything but no benefit to us, there are multiple other motels/accomodation on the street in same location that look a lot nicer.

Rotorua Coachman Spa Motel – Extremely Disappointing Stay (Photos Attached) Our stay at Rotorua Coachman Spa Motel was one of the worst accommodation experiences we’ve had, and I would strongly advise others — especially families — to look elsewhere. We checked in expecting a simple and relaxing night away, but it quickly turned into a stressful and uncomfortable situation. • The stove in our room wasn’t working, and when I tried to get help, there was no one at reception and no answer on the emergency contact number. Eventually, the owner picked up the phone but took over 40 minutes to arrive, despite it already being late in the evening (around 8:30–9:20 PM) and my hungry child waiting for dinner. • When she arrived, she offered no apology or urgency — and when I asked her to help check the stove in the new room, she replied, “I have to go, my dinner is getting cold, I’m hungry.” Completely unprofessional and dismissive. In addition to the lack of service: • The bedding did not feel fresh, which made us question the overall cleanliness of the room. • The spa was not clean at all — far from the relaxing feature they advertise everywhere. • The shower was rusty and mouldy (see attached photos). • The spa can only be used after 9 PM, which is not clearly mentioned during booking — making it essentially unusable for families. • There was no smart TV in the room, so my child had nothing to do, and we hadn’t packed toys thinking we’d only be there for one night. Everything felt outdated, neglected, and poorly managed — from the room conditions to the attitude of the staff. It felt like guest comfort and service were the last priority here. Photos attached show the mouldy shower and general state of disrepair — see for yourself. This was supposed to be a simple staycation but turned into a frustrating night with a hungry, upset child and no support from the motel. Definitely not worth the money or stress. Rating: 1/10 Would not return, and would not recommend to anyone.

If you are looking for a temporary home away from home and you want it to be as comfortable or even more than your home than please DON'T go to coachman spa motel as it is just a waste of money. It needs massive renovation as everything looks old. The time the reception lady handed me the old rust key to my room I had a feeling that it's not gonna be a good stay. They say about views but apart from rubbish lying around you can't see anything else. The spa was the one thing that made me choose this motel but it was in a very disgusting state. Looks a 100 year old. Reception lady poured the milk from the milk gallon to a small jug and I had to carry it all the way to my room. So unhygienic. Nothing in the room would want you to stay in it. Everything seemed so boring. No refill of beverages were done maybe after the last clean up was done. Shower, kitchen, bedroom linens, spa everything looked old. PLEASE PLEASE PLEASE DONT WASTE YOUR MONEY GOING TO COACHMAN SPA MOTEL. YOU DESERVE BETTER. I made a mistake but I don't want other people go through the same thing. The whole place needs to be demolished and renovated. Coachman spa motel is RIPPING PEOPLE OFF OF THEIR MONEY. 1 picture I took was the 2 different colored towels. You can tell how old the towels are. There were a lot of things but I was so disgusted by it that I just stormed out of the room and later came back just to sleep as I had paid for it and had no other option. SO PLEASE READ MY REVIEW AND DECIDE ACCORDINGLY.

Im not sure how this hotel rates so high or how it continues to operate, as my understanding is that to make money you have to invest money and this is clearly not done here. From check in to check out the experience is certainly one to remember for the wrong reasons. Upon arriving you will be greeted with a cup of milk to take to your room, not a carton a cup. You will be rushed and treated not so well, knowing everyone has bad days but here this is not the case it seems to be the standard attitude towards guest. If you enjoy playing tetris you will love the parking, the one spot assigned to the room will prove a challange to reach with a very small park space and not room to swing a cat. The real fun is but when you get to your spot the suprise is someone else is in there because they had already told another person that the spot is vacante. Organisation 0/10. Upon opening the doors to your room you will be able to smell a distinctive smell, like wet towels. Things to watch our for inside the room, I would recommend inspecting the room prior booking. Unfourtantly we did not get the chance as we had booked online. Simple amenities were broken, unclean or simply were not avaible. The bed was not made well, with sheets left untucked, you can feel the springs and weather it been a tough srain or not, I doubt that even the sheets may of been changed. The iron was broken. The glasses were dirty. The shower, you would be better of with a bucket and a sponge. First if you find the bathroom a important thing dont bother with this place. The shower was absoloute filth. You can clearly see mould. The fittings are very out dated and barley work and on top of that if they have a full house there is limted hot water. Every hotel I have ever stayed at has had a fresh role of toilet paper, not here you just get half rolls and left overs. Ther also seems to be a bit of racism, as the rules state that no excessive noise is to be made after 9.00 They had no problem with allowing a large group of Asians gather outside taking furniture from ither rooms and gathering out side in the car park and having a party till 10. The biggest thing over all is the service. Its a joke, for the week we were there wd received the most basic and lazy service ever. Simple things like forgetting to make the bed. Not replacing the tea or coffee, leaving wet tea towels over dishes and not taking out the rubbish seem to be pretty standard here. I would not reccomamd this...

Dear reader,||||ALWAYS ALWAYS READ NEGATIVE REVIEWS online to get better picture of this ROTORUA COACHMAN SPA MOTEL.||||And NEVER EVER RELY ON GOOD REVIEWS/RATINGS ON BOOKING.COM or any other online booking websites like trivago, Expedia, agoda, etc. The so called good reviews you read online are either self generated by this hotel or been paid to people/friends of staff to give good reviews. ||||Plus, THE PHOTOS ARE MISLEADING on the websites. The condition of motel is worse than what you can imagine the photos. Even if you don't believe this review, you will agree to this after you have visited for yourself. And please don't complain later you weren't warned about the condition.||||The MANAGER AND OWNER WEARS TWO MASKS. They seem to be nice before the booking. Once they have received the payment, they don't "give a fk" about your concerns. They will simply ignore your complaints when you call them, and will not reply to your texts.||||Shruti the manager wasn't willing to refund after we moved out within 1 hr due to safety concerns even after we complained. She will come up with any excuse just to hold on to the money. There were some tenants who were notorious, as they were quarrelling and shouting at each other. As I was concerned about the safety of my young family, we decided to look for safer accommodation elsewhere in ROTORUA.||||Please DONT BOTHER COMPLAINING TO THEM if you don't feel safe there for your family. They will try all sorts of BS EXCUSES just to keep the money and not refund it. ||||Dear visitor to NZ, if you are visiting Rotorua, please BEWARE OF THE ROTORUA COACHMAN SPA MOTEL AND ITS MANAGER.
