Unpleasant Stay – Definitely Not Recommended We stayed here recently and had a very disappointing experience. First, the kettle provided in the room had clear green mold or bacterial growth inside (photo attached). When I raised this concern with the reception during checkout, the lady on duty insisted it was “just Rotorua water” and claimed they clean the rooms every day. However, if regular cleaning was done, there would be no mold buildup like that. Instead of giving a sincere apology or showing concern, she was dismissive, defensive, and unprofessional. Secondly, the room was nothing like the advertised photos. It was obvious the pictures must have been taken years ago. The actual condition was very run-down, with visible rust, dirt, mold, and peeling paint throughout the bathroom and fixtures (photos attached). The “spa tub” was just an outdated old jacuzzi that felt questionable in cleanliness. Inside the toilet bowl, there were even small brown particles left uncleaned. The facilities inside the room were extremely old and uncomfortable. The fridge was noisy all night despite adjustments, and would randomly make loud ice-drop-like sounds early in the morning. The bathroom was poorly designed — there was no proper shower box. Guests are expected to climb dangerously into a high jacuzzi tub just to take a shower. This setup is clearly unsafe, especially for elderly guests or those with mobility issues. There was also no proper ventilation or extractor fan. Adding to the frustration, the soundproofing was terrible. Around 4 AM, the neighboring family began talking loudly and children were screaming. We couldn’t sleep properly with all the noise. Overall, this place is overrated, overpriced, and not worth the $300 a night. Definitely would not return and highly do not recommend to anyone considering it. There are much better and more honestly managed accommodations elsewhere in Rotorua.

We went to the front desk to change a room, but were told that there were no other rooms. However, the front desk staff brought spices and sprays to deal with it, and said that it might be caused by the previous guests not turning on the exhaust fan. We stayed for one night and still couldn't stand the smell the next day, especially since I have severe allergies, so I asked the front desk if we could change a room. The front desk said they would come and see. This time, a female staff member came and said that she didn't smell anything, as if I was making trouble for no reason. I was surprised that my husband and I and the staff yesterday all said that there was a smell, but she said that she didn't smell anything, including the air freshener they put in yesterday. The front desk is managed by Chinese people, and their attitude is very bad. I don't believe this happened in New Zealand, which ruined my mood for the two-day trip. I will never choose this hotel again, and it's very strange where the good reviews came from? We also believed the good reviews and chose this hotel, but the experience was a disaster. I have to choose a star to post my review, otherwise I will choose 0 star. (Repost it for adding some pictures to show the disgusting bathroom)

First time my wife and daughter's have been to Rotoroa as they are born and bred Canadians. Wife booked the family suites at the last minute for our family vacation. A perfect option for families looking for family accommodation in Rotovegas for checking out New Zealand's cultural wonderland as we did. Our suite come with two levels. Upstairs onsuite kingsize bed in the master, queen bed in the second main bedroom and 2 single beds in the third bedroom, main bathroom and separate toilet. Downstairs a very large and spacious lounge, full dining table, fully equipped extra-large kitchen, private balcony and the rooms very own outdoor patio area. Excellent value, excellent customer service, excellent facilities on site. Close to all the NZ outdoor attractions and cultural events. We absolutely loved our family suites! Ngā mihi.

First time my wife and daughter's have been to Rotoroa as they are born and bred Canadians. Wife booked the family suites at the last minute for our family vacation. A perfect option for families looking for family accommodation in Rotovegas for checking out New Zealand's cultural wonderland as we did. Our suite come with two levels. I even paid an extra $60 for these advertised features, as my husband is tall and suffers from back issues, and I was happy to pay more for comfort.|What I got was a complete bait-and-switch. Upon arrival, I discovered that:|• Our room was upstairs, not on the ground floor as advertised.|• The spa pool was crammed next to the bed, not outside as shown in the pictures.|• The room was significantly smaller—30 square meters, not 36.||I called the owner immediately to express my dissatisfaction, and his responses were utterly appalling and unprofessional:|1. He admitted they don’t measure their rooms accurately and claimed the listings are not to be trusted. How are they justifying higher charges when the descriptions are blatantly false?|2. He said he gave all the ground-floor rooms to people who arrived a day earlier and booked two nights—effectively either double-booking me or prioritising others at my expense.|3. He excused the misleading listings by saying all the room pictures are lumped together, despite charging more for certain rooms. This is outright deceptive!|4. He offered to move me to a “small room” on the ground floor that was supposedly “cheaper”—insulting, considering I had paid extra for better features.|5. He blamed me for not explicitly requesting a ground-floor room in the booking |notes, despite his listings indicating this was included in the upgraded room price.||As if this wasn’t enough, the top floor room I was shoved in was disgusting. The furnishings were worn, the bathroom sink was covered in black grime, and it was literally falling apart. It was uninhabitable and far below any acceptable standard.|When I demanded a refund or to be moved to the room I had paid for, he refused outright and lied to Booking.com, spinning a story that he had done nothing wrong. Booking.com’s customer service was sympathetic but ultimately unable to help, only offering me $30 NZD credit as a token apology.||In the end, I was left $200 NZD out of pocket, with my birthday weekend ruined by this scammy, negligent business. The owner’s refusal to take responsibility for his blatant false advertising and abhorrent service was infuriating.||Avoid this place at all costs. The shady practices, filthy rooms, and refusal to honor bookings make this one of the worst accommodation experiences I have ever had.
