The bathroom plumbing and drainage is absolutely terrible. The room had MANY issues:
The hotel manager needs to inspect this room with the maintenance manager to truly see that the room is not being well maintained.
The breakfast quality and choice of available food was quite poor.
The food choice is inferior. The fresh fruit choices need to be more than just melon. Papaya and mango are abundant on Panay ... please serve those! Fresh, crispy bacon is a must ... yet, it was not available two mornings in a row.
The quality of what's out on the buffet table is inferior. Scrambled eggs should not be sitting in a puddle of water. The poached eggs were cold and overcooked.
The hotel manager needs to regularly sample the food quality and availability and demand a higher standard.
I visit Iloilo often and I like the location of this hotel. We've stayed here many times. This may be our last stay. Marriott Courtyard delivers a much superior product for a modest cost...

-Professional, helpful, friendly staff.
-Clean and comfortable.
-Excellent air conditioning.
-WiFi with decent speed.
-Hot water shower on 5th floor works only after letting it run for 15-20 minutes (this should be addressed because unless you feel like wasting water it won't be too hot, but also not unbearably cold). On the 3rd floor it worked almost right away.
-Lunch/Dinner menu not bad, but as someone that doesn't eat seafood or pork the only two things I like are chicken penne pesto and the cheese burger (but the burger is overpriced compared to others in the area like "Azul Latin Bistro" and "Bread and Basket" right across the street). This is why I don't give a perfect 5 stars; but again it should not deter you because there are two excellent restaurants across the street. Same with beverages--just get some drinks from outside such as the 711 near by (one minute walk and no crossing streets etc it's very close)... NOTE: we didn't get the breakfast menu we chose not to so I can't speak for that..
-Great overall affordable 4 star hotel for someone coming from USA that is not accustomed to the country, but I highly recommend booking through a third party website for a deal otherwise its more expensive from Seda Atria directly. (for 2 adults first we paid 2500/night for deluxe room which we were told is normally 2900/night, then we had to leave and come back, and I found booking for under 1800/night via agoda.com for the remainder of our stay)

We think, in overall terms of courtesy, rooms, amenities, cleanliness, meals, location, convenience and especially value, this hotel by far is the best. Of course the more expensive ones like Richmonde or Marriott are larger bur Seda always provided superior service and quality. Near everything you want. Meals and drinks at the rooftop bar with free appetizers has never disappointed. The food selection at the rooftop is so good it deserved a separate review. Breakfast buffet is pretty good but there are also highly rated ralestaurants just across the streets, Azul Bistro, Juicy Lucy, Bread Basket. Batchoy, and several other smaller restaurants right behind the hotel. Fast food names are just right b6 Smallville clubs is a 10 minute walk down the street. No shopping in the same compound but SM and Gestive walk is a 60 peso cab ride away. Hotel has a small gym but you can run as many miles as you want along the river esplanade nearby.
