Mangrove Place and Residences — Hotel in Lapu-Lapu

Stay away from this place…

Pro's: -Very friendly and helpful front desk and guards. -Nice shower. -Right now the rooms are brand new, but will be heavily deteriorated in the near future based on the maintenance of certain things

Cons: -Passive two-faced manager. -Rooms are poorly isolated, resulting in having to leave the aircon on for a long time and minutes after turning it off having the room above 30°c again. (at least this is for the monthly stay rooms on the top floor). -Contracts are edited AFTER signing them. -Aircons are window-type, and make a LOT of noise. -At the end of the stay they try to scam you into paying extra charges. -Monthly stays are cheap until you start including the extra charges for electricity (which is very high unless you like living in a sauna), parking, bedsheets & pillows (yes, the rooms come without bed sheets &pillows). -They claim to be super cheap but they compare themselves to hotels that have gyms, pools, 24h front-desk, active cctv, isolation and many other things they simply do not provide and most of all, this does NOT justify the actual end bill. -The Wifi is ATROCIOUS... We spoke to the manager about this and the answer was 'Well, IOS devices simply aren't compatible with our network', whilst my girlfriend also had issues with her android phone. -The parking is also NOT free, with constantly water dripping from the aircons onto the cars, resulting in dirty stains ALL the time + birds pooping on them without CCTV.

EDIT after reading the reply: address our minor concerns? we instantly brought these up to the manager and he was going to get back to us with some information... we waited almost 2 WEEKS out of our 1month rental before we got any real response... You also said that you would happily give us an alternative place (which you did and you also said the issue is the same there...) and any other solutions were never brought up.. You (the manager) are extremely passive when it comes to doing your job sir. So anyone reading this, don't believe the lies the replied to my comment, these are...

Do NOT stay if you need a kitchenette! I stayed in Mangrove Place and Residences for 28 days (mid-December 2024 thru mid-January 2025). I reserved the hotel and prepaid because the rooms looked like a decent size and because it advertised that the rooms have kitchenettes. There is NO cooktop or stove; there is NO rice cooker or microwave; there are NO pots or pans or plates or utensils or cleaning equipment. There is a refrigerator, a kitchen sink, a water kettle and a vent hood. Shameful they describe this place as having a kitchenette.

The internet did NOT work for about 10 of the 28 days during my stay. Numerous discussions with the staff got NOTHING done. Actually, the staff were using the internet from the next door business (I would have to go done to the lobby to connect the business next door to get internet).

The bathroom basin water is yellow and brown (clears up after running the water for 20-30 seconds).

There are no safes in the room.

What was good: the air conditioners worked well; the two-bedroom room was spacious; there are storage closets in each bedroom; there is hot water in the shower and the bathroom wash basin (not at the kitchen sink); cleaning staff did a great job; balcony was nice. Front desk staff...

MANGROVE PLACE AND RESIDENCES IS A HIGHLY RECOMMEND PLACE BEHIND OF YOUR HECTIC SCHEDULE!!!

I recently had the pleasure of staying this residence and I must say it was an EXCEPTIONAL experience. The staff were incredibly welcoming and accommodating, well-grooming, always willing to go above and beyond to ensure my stay was comfortable. The room itself was spacious, clean, and well-appointed with all the necessary amenities. I particularly appreciated the attention to detail and the high level of cleanliness throughout the property.

The location was also convenient, with easy access to public transportation and local attractions such as Mactan Newtown, Sto. Niño Mactan - De Cebu, Mactan Shrine and Beaches.
