The only good thing was the location.

The warning signs about potential issues with this accommodation started appearing right after I made the booking, but at the time, I didn’t pay much attention to them. Initially, I carefully reviewed all the apartments offered by this host since I booked early and had plenty of options to choose from. I decided to book a TWO-BEDROOM apartment. However, a few days later, I received a notification that my reservation had been "upgraded" to a nicer apartment – except this new apartment had only ONE BEDROOM. They assured me I didn’t have to pay extra for this "upgrade," but they never asked if I was okay with the change. After reviewing the updated reservation, I reluctantly accepted it, even though it didn’t have the two separate bedrooms I initially wanted. It wasn’t a deal-breaker at the time.

Fast forward seven months to the date of our reservation. We arrived at the given address, where a staff member greeted us and led us to what was supposed to be our reserved apartment. However, to my surprise, they brought us to a completely different apartment – one I had previously looked at and rejected during my initial booking process. It was dull, worn out, and unwelcoming, to say the least. This wasn’t a vacation apartment; it was downright depressing.

I immediately explained that this was not the apartment I had booked and that I wouldn’t stay in it. They first tried to convince me that I had made the change myself, then blamed Booking.com, claiming the platform didn’t display the correct photos. This was a blatant lie – each apartment had a specific name and corresponding photos, which matched perfectly. After a long back-and-forth, they eventually claimed the issue was with the air conditioning in the original apartment. I told them I didn’t mind, as I don’t use air conditioning, but they still refused to let us stay there. Most likely, they had already given it to other guests who had initially booked the terrible apartment they were now trying to pass off to me. My guess is that those guests had caused a similar scene, prompting the switch.

Realizing I wasn’t backing down, they offered to take me to another building where they claimed to have an available apartment. Upon arrival, they showed me an apartment that initially looked decent. However, it turned out it wasn’t available for my entire stay. This led to yet another move to what they assured me was the last available apartment. It was free for the full duration of my booking, so we were finally accommodated there. Unfortunately, the apartment was completely dysfunctional. It was essentially one large room, half of which was taken up by a non-working jacuzzi – yes, a jacuzzi in the middle of the bedroom. There was no sofa, no table, no chairs, no kitchen, and no second bedroom. The only place to sit was the bed or a single office chair. A total disaster. It was nothing like the apartment I had originally booked, but being 12,000 kilometers from home during the Christmas-New Year period, with no viable alternatives, I had no choice but to accept it.

And the issues didn’t stop there. The bathroom had a toilet and bidet, but no towels – just an empty towel rack and no sink to wash your hands. Instead, there was a large sink in the bedroom/jacuzzi area, but no hand or face towels. Why bother with those, right? There was a shower in a separate room, but no shower gel or shampoo. The apartment came with only two large bath towels, which we had to use for everything – hands, face, feet, and everything else, wherever and however we could.

As for cleanliness, there was none. In seven days, the floors weren’t cleaned even once. The towels were changed only three times, and there were days when no one even entered the room. It was an...

If you like tiny ants crawling all over the place ... then Boracay Beach Houses is for you! Extremely disappointed in this place ... the pictures are deceiving! We arrived and were instantly disappointed in the room! My husband went to explore other accommodations and while I was sitting on the bed there were about 20 ants crawling on the bed cover. I immediately went to ask the hostess, who let us into the room upon arrival, to ask if they bite and she quickly came back to the room with a spray bottle and asked if they were black. There were still ants on the bed cover and when I showed her she said that those ones did not bite and left it like that. Her explanation for the ants was that it had been raining a lot. My son went to sit at the desk and I told him not to as it was also crawling with ants. My husband could not get the coded safe to work and after seeking the hostess’ help she, too, could not get it to work and again, left it at that. In other comments left regarding safety, we felt very unsafe in these units as the sliding doors only had a hinged lock. Thankfully my husband found accommodations down the beach at Asya Premier Suites which was incredible as we were in a very spacious suite with a private pool. The master bathroom suite was as big as the room we were to stay in at Boracay Beach Houses. The cost was much more for our new accommodation but well worth it! So, if you don’t mind ants, Boracay Beach Houses may be for you but...

This is our home away from home. We've returned many times and will continue to in the future. You can NOT beat the view, how close you are to the amazing white sand and clear blue water. We stay in the wavesong and jolliver adjoining room for the kids. A beautiful place to stay with kind caring staff and security and let's not forget KING the kindest dog on the island. A beautiful breakfast to start the day, a quick dip in the most beautiful beach to wake up and you're set to relax on the beach beds under the coconut trees and enjoy the most glorious sunsets. Clean large rooms plenty of space for our family of 5. Room serviced each 2 days. Very clean rooms, sheets, towels, bathrooms, complimentary water station. Mini bar fridge, coffee/team facilities. The team are always accommodating for our breakfast request and even offered the kiddos pancakes which was super sweet of them. Super quiet end of the island which we love but lots of places close by within a few mins walk to eat lunch dinner snack coffee shakes etc||Family friendly, not busy like a big franchise hotel, the most beautiful beach, sunsets and views from your front door.||Not a negative but a suggestion to perhaps add a little something as a welcome, perhaps a refreshing drink or something would be a nice touch.||Do yourself a favour and stay at the Boracay Beach Houses. ||See you next year,|D...

Short walkind distance to restos and groceries. We had the tenancy to go towards the Stations, but the real beauty was on the other side where to explore the Hiden Beach and the calmest. They have a refill of beers and beverages any time you wish, and the breakfast is more than perfect of what we needed. All in is perfect for families with kids. We used to go to dinner near station 3, last day we discovered a very nice place next door. Even being hited by the winds and rains of a hurricane, we had the most wonderful 4 days stay on the island. Although we leave far away, I wish the day I can bring my family to discover PH in Boracay and, of course, the warm of Bech Houses Boracay. Stay there, please, as is, until we come back to see you! In my opinion, this is the best resort in Boracay. The location is perfect - slightly beyond Station 3, just a 5-minute walk. This part of the beach is not crowded as it is at Station 1 and especially Station 2, and that is really cool. The best place to swim, relax, and sunbathe. But if you wanna party, D-Mall and the Station 2 bars are just at a 20-minute walking distance. The resort itself is super cozy. All three villas on the beach are comfortable and perfectly equipped. We booked the whole Mactan house for two families of 7 people, and it suited us perfectly. The breakfast was kinda monotonous but still fresh and homey. The resort doesn't provide lunch or dinner, but there is a cafe next door with the excellent food. The resort management and staff were super friendly, attentive, and helpful. Overall, we had a great time there, and we'll definitely choose Boracay Beach Houses again for our next vacation.

The Boracay Beach House, a gem at Station 3 in the lively Island Boracay . A small hotel, which is very personally managed and where the staff is very friendly and caring .The Rooms are nice , clean and neat. The Room Balcony is a plus because of the stunning view at the Beach / Sea . All in all, I can recommend this small hotel and if I get the chance to come back I will return to this small , relaxing lovely place.Thanks to all the Staff who made my stay here memorable. This part of the beach is not crowded as it is at Station 1 and especially Station 2, and that is really cool. The best place to swim, relax, and sunbathe. But if you wanna party, D-Mall and the Station 2 bars are just at a 20-minute walking distance. The resort itself is super cozy. All three villas on the beach are comfortable and perfectly equipped. The Boracay Beach House, a gem at Station 3 in the lively Island Boracay . A small hotel, which is very personally managed and where the staff is very friendly and caring .The Rooms are nice , clean and neat. The Room Balcony is a plus because of the stunning view at the Beach / Sea .
