We booked a room for 3 nights through Booking.com and upon arrival was given room no 8.
When we opened the room it had a putrid smell which we would not have been able to sleep through. It seemed like a damp carpet smell. This smell was giving us a headache.
When complaining to the staff they said it was the air freshener. This was untrue as we use the same air freshener at home.
On Bookings.Com it states that laundry services can be done at extra cost and the staff said that this was not true.
There's a vendor machine but it had no stock.
The cupboards were scuffed badly.
The shower drain was filthy.
The walls in the bathroom were filthy.
There was no handbasin plug.
The walls were filthy.
The towels were in a bad state.
There was no air conditioner or fan.
The mirror was broken.
We sent the following email to Inn & Out on January 16 2025.
Good Evening
Inn and Out Sandton , is totally unacceptable and disgusting..it's unliveble and totally sub standard. There's a disgusting smell coming from somewhere which seems like it's coming from the carpets that were left damp. And when requesting a refund the owner just refers to the refund policy which means losing money which is unacceptable as this is your fault and not ours. As this is your fault we shouldn't be held responsible.
There's things advertised that are not here - this is false advertising.
We would like a full refund as the unacceptable condition of these rooms is not our doing but yours. People work hard for their money and now to have to lose half is unacceptable for a situation not caused by us but by you. Your staff apologizing for the smells doesn't help. Just give us a full refund so we can leave this place immediately.
They did not bother coming back to us.
When I reported this to Booking.com so that we could get a full refund the following 2 replies came back.

Read moreFor the price you pay, it's convenient. Rooms are much smaller [this is the single bad room] than the photos shown. Unfortunately, the carpets look nice, but they haven't been deep cleaned. The room smells [bad]. I had to buy a room deodorant... Not having air conditioning creates an issue: you can open the windows [and the door, a little] and air circulates... the mosquitos, too. The windows should have a mosquito net [it's common in South africa not to have one, I guess mosquitos is a recent issue in Johannesburg. So... I had to buy a mosquito killer device. A small shopping mall is nearby [7 min walk], and there is a pub/restaurant across the street. I was surprised: no laundry service [my fault, I didn't read the all thing...] Internet works well, and the 32in TV has Netflix. The bathroom is basic... very hot water. The place looks secure and has a mini patio/garden where you can sit outside relaxing. Probably not a hotel to stay too long... depending on your needs and pocket. You can run [exercise] outside, on the road, it seemed quiet [I walked/ran 3.5 km easy]. Very friendly staff and promptly they will attend to your needs [my bathroom ceiling lamp was off and the came in 3min to replace the buld]... By the way... you have to bring your own soap... They provide housekeeping, and they change the towel every day. The place, when busy, is a bit noisy. People walking up the stairs may wake you up, I recommend ear plugs if you need to go to bed early and need to sleep for the next...
