Pros: Chloe was a great host! Very welcoming, helped with luggage and made a great cooked breakfast. One thing I did find uncomfortable was the overuse of the constant pet names. I didn't find that bit very professional. ||Cons: unfortunately there was more cons than pros.|-cobwebs. Room was filthy and thick with dust.|-dirty cushions and received a dirty towel. |-overall scent of the lodge/bed covers was off. I did see a dog sitting in the dining area so could it be from dogs staying in the lodge? |-soap was not replenished, there was a dribble left and there was no body wash left in the dispenser at all. |-could of done with more toilet paper. Did not appear to have been replenished. |-shower sealant could of done with being replaced. |-toilet smelt really off. |-bed was not comfy at all, I didn't get a wink of sleep and on top of that the floorboards and door made an absolute racket. Could also hear other people slamming their doors shut on and off throughout the night to get to the shared bathroom downstairs. |-stairs needed a hoover. ||I understand it's not a hotel, however if you are going to open up your home to members of the public you cannot be neglecting the basic upkeep/cleanliness of the place. |The basic neccessaties should be there and be replenished. |The poor girl was also on her own and had her children to look after also. I feel it's a very big house for one girl to keep on top of by herself. If you want good reviews and to be successful in getting more customers, I highly recommend some more staff and a cleaner. Broom Lodge is in my opinion one of the best bed and breakfast in largs and long standing ! We have stayed here on a number of occasions and it has not failed once , clean comfortable bed to our comfort! Plenty tea coffee hot chocolate biscuits left in room ! Also use of microwave and fridge! Which you don't get in other bed and breakfasts especially in largs ! Breakfast outstanding cooked to order and to your liking and plentiful fruit and cereal and yogurt to start ! And most importantly kloe ! What a fantastic host ! Nothing was to much bother carried our heavy suitcases to our room gave us recommendations on where to eat and drink and even offered / give us a lift to the train station the following day when taxis where not available! Nothing was a bother , I don't understand some of these negative reviews all I can say is it's a bed and breakfast not a hotel and I think alot of people come with hotel expectations and expect vip treatmeant (which kloe gives) but forget it's a family home that's open to the public not a franchise hotel so if the decors not to your liking that doesn't mean it was bad or deserves a bad review that's just not to your liking! so long as its clean and the breakfast is good that's all that matters , I highly recommend Broom Lodge and kloe any day ! This was our forth visit to Largs, we booked here as it was the only B&B we found with vacancies. The breakfast on the first morning was cooked by Chloe the owners friend, this was great the only downside was one of the owners dogs got into the dining room begging for food, the second morning it was cooked by the owner sadly not as good as the first morning. We stayed in room 2, the room needed refurbishing, the bed had a mattress topper on looking at the mattress underneath it looked as though it had seen better days, the blue top sheet had what appeared to be a white stain but it was as though bleach had been in contact with it. Besides the cental heating there were two electric heaters, one in the room and one in the en suite which had rust marks on it, despite this heater being on all the time the en suite was very cold. The window was aluminium and when the blind was down the wind was moving it. The draws were dusty with bits in we had to clean some before we used them, there was dust in other places which indicated poor cleaning. Some of the floor boards were loose. I can't understand how previous reviewers have given this guest house five stars. Its best asset is the view across towards the islands stunning. It's sad that this house with a revamp could be one...

Not a great stay. My main problem was the showers, right at the other end of the corridor from my "sea view" room. In one the light didn't work, and in the other the temperature control knob was missing and only cold water came out. The working shower's spray head was covered in black mould - I reported this but it was given only a cursory clean (picture is after cleaning). The shower pan was cracked and the toilet seat was askew. I was told there was a "knack" to using the broken shower but not what the knack was. I've seen far better facilities in backpacker hostels half the price of this place. Breakfast was OK, though the eggs were hard. I appreciated the fresh fruit and yogurt, so have given two stars rather than one. The owner was away on holiday.

Great big house. Decor was really nice. Very tastefully done. Peaceful location not far from the ferry. We were quite happy with our double room. It was big, roomy, and we were grateful to have a microwave & mini fridge in our room too, which was unexpected. The only issue we had was the sealant around the shower & sink could do with a re-grout, but apart from that it was spotlessly clean. We didn't eat there, so can't really comment on food. Would we go back? Definitely YES 😁

Highly highly recommend. The rooms are clean and comfortable. The house is beautiful with many rooms. Breakfast every morning offers a full Scottish breakfast with very yummy toast and jam. Seona is a delight! High energy and makes everyone feel welcome. Must stay here when visiting Largs.
