UPDATE: they’re looking to sign up existing residents by charging more for rent! When the rent is ridiculous for what we have gotten. There’s been no true fix in service & awkward vibes with the reception staff. The security guards are still cool. I would not re-book this place or recommend it. Do not book this place because it’s close to the uni, shared flat or another accommodation would serve better purpose. Around 7 months ago or so, the night shift security guard was awful. Very rude to guests Glad he’s gone The issues that my friend has had were ALL the following @neth has mentioned on top of that are; Slow replies to emails (Rude ignorant or not realising the point in emails) Being promised by the previous receptionist (Rebecca) I.e free 2 weeks rent & now not being fulfilled Door could not lock from the inside & had to use immense force to lock it (imagine playing rugby with the door for 10mins every time you want to lock the door especially when you’re going sainsburies or sleeping). Took around 4 months to fix Friend being 1 of the first guaranteed to have the top studio - not fulfilled Moved in whilst building was still under construction No internet connection when moved in for the first 2/3months No hot water since this morning (27/05/2018-28/05/2018) Bathroom is ridiculous considering the price you’d pay for rent. You’d bang your elbow every turn. Blinds are weak Wardrobe is ridiculous, whoever designed it must’ve won an award. (The way clothes hook on are facing you rather than the side) Air ventilation is utter rubbish. On our front facing window. We have 1 ventilation which works (we’re able to open/shut it). There’s a 2nd vent on top & is constantly open. The general sound cancellation is very poor, could hear neighbours talking & footsteps from above. The people that work here have gotten a lot better. A lot of issues still remain. If you’re going to move here id consider other options. Considering the monthly rent, it’d better to move in with flat mates who are considerate where problems will be fixed promptly.

Great new place that's just opened. Love that they kept the original name of the pub that was part of New Cross history for many years. Excellent menu & value for money but still produce a good quality of food. Definitely would recommend, a must try. ... ♡

Conclusion: BUILDING & FACILITIES ARE EXTREMELY TERRIBLE || STAFF ARE NICE

RECOMMENDATIONS:

Do not come here solely by the fact that it’s close to the University of Goldsmiths.

Do not underestimate the facts I’ve given. Trust me. I lived here, you haven’t.

#Although it's a brand new accommodation, Here's what happened.

FACTS & LOG:

Small Storage Space. (Wardrobe is badly design with ridiculously planned compartments.)

Small Shower Space. (Only 68cm x 68cm for width.)

Narrow Work Desk. (Desk is 40cm for depth.)

Low Water Pressure. ("Limpy" water is the best description, for both tap & shower. Except kitchen.)

Bad Noise Cancellation. (Walking normally can cause stomping sounds, talking with normal volume can penetrate through room walls & floors.)

Ventilation Is Terrible. (Stuffy, no air flow within the flats and rooms.)

Only 2 Washing Machines & 2 Dryers Are Available. (100 Residents Here.)

Letting Student Move In While The Dorm Was Still Under Construction. (16th of September 2017)

Weeks Without Internet Connection. (16th of September to October 2017)

Multiple WiFi Routers Were Installed A Week Later. (Gets full signal: 802.11ac, 5GHz, 60 Channel)

Inconsistency Of WiFi Connection. (Full signal but slow or no connection to general websites, unable to connect to streaming sites like YouTube, Spotify consistently even WhatsApp was not usable.)

No Hot Water In Shower. #1 (26th of October 2017 - Same Day Fix)

Internet Connection Fully Fixed. (Late November 2017: Full signal everywhere & high speed connection.)

No Hot Water In Shower. #2 (18th - 20th of March 2018)

Water Temperature Unstable. (20th of March 2018)

No Hot Water In Shower. #3 (31st of March - 2nd of April 2018)

No Room Heating. (31st of March - 2nd of April 2018)

No Hot Water In Shower. #5 (19th - 20th of April 2018)

Temporary Lost Of Internet Connection. (26th of May 2018 - Same Day Fixed)

Lift broke down. (4th of July 2018 - Ongoing…)

No Hot Water In Shower. #8 (13th of July 2018)

PERSONAL EXPERIENCE:

Noisy. (My room faces the New Cross Railway Station, noisy even with window shut.)

Feels Suffocating. (Bad ventilation with the flat and room, had to open the window for fresh air but the noise of the railway station bothers me.)

Claustrophobic Bathroom. (I'm relatively thin person but it is still an uncomfortable experience when having a shower. Especially bad after a long day and coming back to a terrible shower.)

Annoying Drainage. (Shower drainage clogging regularly since the first day, even just letting the water run normally it forms a pool that submerges my feet.)

Nowhere To Store My Clothes & Items. (The wardrobe is compartmentalized in a counterintuitive way, either too big with no sections to separate and organize or too small and narrow to put anything in.)

Annoying Placement Of Clothes Hook. (The placement for the 3 hooks are right next to the opening of the door, which causes things to drop off on the way out if brushed against.)

Sticky Bulletin Board. (Pins when taken out are coated with residue, drops off from the board after a while)

Room Temperture Exceptionally High. (When Closing To Summertime)

Relating to AXO:

AXO Student Living customer report page has been under maintenance for more than a month. (Still under maintenance. 16th of September - 26 of October...On going.) (No longer under maintenance. November 2017.)

Reports issue to the reception, reception tells me to contact AXO HQ; Contacted AXO HQ, tells me to report problem to the reception.

Receptionist were told to ask student to give good feedback in...

I stayed at AXO for 2 years and was astonished by the behaviour and conditions I saw. While I was there the top floor of the building caught on fire leaving my floor flooded so I had to stay at home (I recieved no compensation). The security guards are lovely however the same cannot be said for the receptionists who are rude and unhelpful. If there are issues with these memebers of staff the manager is very hard to reach and wont even give out his name!! (DODGY). While staying in second year I had to stop using my shower for 5 days on two occassions as my shower was leaking through the light into someones room below me. This is a massive health hazard and when asking the manager he said "the building is very old" - this is a lie the building was redone 3 years ago! The most shocking thing i have heard about is boys breaking into girls rooms when high and AXO doing nothing about this. Also the receptionists have slept with students in the building which is beyond unprofessional. I would never recommend staying here as they charge a fortune for a very very bad service. I did not feel safe in this accomodation and if I could would have moved out earlier. It is a money grabbing company who will do anything to make money out of students. If I could put less than one...
