This place is almost hidden from the public, with the roadworks outside you would easily miss it. The shop is along a parade behind the 21 bus stop. Inside the shop it has that Industrial/retro almost mid century modern decor. Theres bare lighting wires looping on the ceiling, CCTV well positioned and a projector with a sunny background beamed on the wall. Nice chill tunes playing in the background. There were two staff members when I walked in, interested in a hot drink and sandwich I asked if there was food? I was advised where the toilet was! 😂 The staff member obviously misheard me and quickly responded with the right answer. There was one veg toastie style sandwich left which I ordered and a Latte. I sat down, there are chairs and a bench style seating along the wall. The bench was comfortable and the table was at a good height/position. The toastie and drink were brought over in a good time. The toastie had beetroot, some other veg and a creamy sauce, tasted fantastic and was not messy. The Latte was lovely, everything was presented superbly. both staff members were lovely. I watched a episode of 'October Faction' whilst there, could have easily spent a couple of hours in there but closing time was looming. If you're in the area this place needs a visit.

We ordered a flat white, orange+apple+carrot+ginger fruit juice, an egg + tomato bagel, small cookie and salmon on toast. The food overall was great but the cookie was hard and not freshly baked. This was remedied by dipping it into the flat white. Which was enjoyable but the bean blend was slightly sharp for my taste. The bagel was delightful, no adverse comments there. The salmon on toast was very fresh and delicious with hints of pickled onion and an extra side of smashed avocado complimented it well. This dish did have some draw backs though, the item was described as coming with scrabbled eggs which it did not, and we had to order the avocado at an extra cost. Double check before you order for the latest menu as I’m sure this item was out of date. My girlfriend was really impressed with the presentation and speed of service. Overall a great experience and I would recommend it as the best brunch spot in a 15 minute walk.

The café itself is quite small, and somewhat minimalist. All the tables were busy, but it wasn’t a problem as we had our dog and were planning to sit outside anyway. The staff were lovely, and very friendly. I opted for a coconut milk matcha, and ordered a filter coffee for my Dad. The staff were really honest and told me the filter coffee wasn’t quite hot enough - and I really appreciated not being palmed off with lukewarm coffee. I ordered a large americano for him instead. My Dad really enjoyed his coffee, and my matcha was lovely too - although I would have preferred it to be a little bit hotter. It hasn’t put me off making a repeat visit though.

Good for: laptoppers, cinnamon bun addicts, perfect flat whites, perfect oat milk flat white (best in London!) Less good for: a big meal, cold weather, children

Industrial aesthetic, with painted white walls and black floors and tables. Friendly and welcoming staff. Large bright windows, although a little draughty. Multiple plug sockets for the laptoppers. Projecting the Great Dictator silent film with Charlie Chaplin onto the wall, and chilled out music. Today it was a panda cam, watching pandas in their enclosure. Excellent artisan coffee, using London roasted Red Brick beans, as well as a rotating specialist filter coffee. As well as the usual dairy, they offer soy, almond and oat "milk" alternatives. Amazing home baked cinnamon buns, with squidgy cream cheese topping,as well as other baked goods. "Good and proper" provide locally packed loose leaf tea (from Brockley), with Earl Grey, Green tea, lemongrass, peppermint, rooibosh (redbush) and breakfast tea. Full range of Fentimans cold drinks, and smoothies. Free tap water (no flavourings). Breakfast bagels (£4.50) and a small range of toasted sandwiches (£5) served with quality crisps make up their breakfast and lunch time offerings. Downstairs space which is planned for events and exhibition space. Single non accessible (downstairs) unisex toilet. One small lip to front entrance. Smooth wide floor for navigating in a wheelchair etc. LGBT friendly. Free WiFi Welcomes well...
