Had a lovely stay. I may have had the smallest single room but it was more than enough for the money, and with a superb  view out of the large window over the town. I was made very welcome. The proprietors are very friendly.  The room and separate bathroom we're immaculately clean, bed was comfortable and had adequate space for storing clothes. Now it just leaves breakfast.. ... full English, which was hot and very tasty, or something lighter if you prefer (just choose whatvyou want the evening before) cereal, toast, fruit, juice,..... I've probably missed something but it was excellent.... oh and fresh brewed coffee ☺  it has to be good for me to leave review. And if I'm visiting the area again I'm staying here!

A great place to stay in Lynton. A historic house poised above Lynton. Friendly and welcoming hosts, Ness and Phil. The breakfast choices are many and varied but everyone is delicious. Rooms areas expected in a historic building but they take extra care to assure everything operates flawlessly. Rooms areas expected on several floors but Phil will help with lugging luggage if needed. Lots of walking opportunities.

A lovely bed and breakfast in a beautiful location. The food and facilities were wonderful and Ness and Phil were excellent hosts. Every day I tried something different from the menu and it was always delicious.

We stayed with Phil & Ness at their charming hotel a couple of weeks ago, and cannot speak highly enough of the experience.

We could not have been made to feel more welcome, and found them the most friendly and engaging hosts, putting their guests at ease with friendly chat, and always making you feel at home.

Their hotel is clean, well appointed, and ideally placed for exploring Lynton, Lynmouth and the North Devon coast. It was so helpful to see written advice on our booking confirmation that recommended Lynton restaurants, and booking early to avoid disappointment. I followed this wonderful advice, and we had incredible meals at the Old Bank and The Oak Room.

Phil was full of good advice for local walks, and Ness's breakfasts were simply wonderful.

We left feeling that we hadn't got to know Phil & Ness well enough in our two night stay, and I hope we'll be back to Lynton in the future, if for no other eason than to stay at Rockvale House, and meet these wonderful...

The warmest of welcomes from our arrival to our sad departure. Ness and Phil take hosting to the highest level and will do everything to make your stay the best it can be. |Spacious room and quality bedding with loads of added extras included. Secure onsite parking in a tranquil setting a short distance from the main attractions of Lynton. Wonderful breakfasts cooked by Ness using quality produce including homemade bread and jams. Appreciated the complimentary bar vouchers, gin and tonics while enjoying the stunning views over the valley were a great start to the evening. Thankyou for making Barrie's birthday one of the best. He enjoyed your joint rendition of Happy Birthday at breakfast. We both enjoyed your wit and charm and can't thank you enough for making our stay so special. Hope to stay with you again very soon.|Linda and...
