Overall the experience at this RV resort was okay, but there were definitely both pros and cons to this place. We haven't decided if we will be returning. They are very generous with their wording when they describe their amenities which can definitely lead to some disappointments. **The WIFI does not work.** Period. It won't connect. Maybe it does if you have a site up near the office? The description of the site that we reserved is: "Premium 40 ft by 21 ft year round tent sites located next to the creek, with water, electricity and a picnic table at the site." When we got there, they gave us a map and circled on it where to go. It was a camp spot that was near the arcade. It was not a round tent site and it was no where near the "creek" as the description stated. My husband went back to ask them about it and they gave him a different spot to try out. This one was also not a round tent site, and there was no water. There was an electricity post. And as for being near the creek.... there was a very tall fence separating the RV resort from a walk way and then on the other side of the walk way is where I assume the creek might be? There was no access at all to it. The camping spot that we reserved did not seem to exist. We kept the one that was near the fence, rather than the arcade because that spot has a very blaring spot light at night that would be hard to sleep by. The spot we chose also had a small rock wall that separated the RV's from the tents, so it seemed more secluded. Downside, you could see the road/hear the cars. This was not remote camping, obviously. On the positive side, the bathrooms were clean. But the outside sink for washing dishes was "Out of Order." The dog park was not clean because many of the dog owners did not pick up after their dogs poop. You could smell the dog waste bin from far away (yes, obviously there is dog poop in it so it's not going to smell like birthday cake. but our neighborhood dog waste bin has never smelled like that because it is emptied regularly). I seriously love dogs and we brought our dog camping. We appreciate this RV resort is dog friendly, but given that they should make sure that owners pick up after their dogs waste and frequently empty the waste bin. Also, I saw one of the RV owners let his two large dogs out and use one of the tent sites near the arcade as their own personal bathroom. So I am really glad we didn't choose those tent spots. All in all I would not say this was not a negative experience, but this is definitely the most we've paid for a camping spot $45 bucks (each night) and it was by no means the nicest spot we've been to.

I got the distinct impression this is a corporate sitting on real estate waiting to cash in. No attempt to invest in the property. Sites are extremely close together, everything is gravel and we had to reverse uphill and onto two blocks on one side to get level. There is so much you could do with this property to make it worth the (very hefty) price tag but it’s just a gravel pit. Value for money extremely poor. If I was paying $45 per night, I wouldn’t be whining. But we paid an average of $96 per night for the time we were there. One of my main gripes was not being able to choose a site - we would generally try to stay in a site with less traffic for privacy, and to keep our dogs from reacting to other dogs. Instead we got placed in a site where three roads converged and had people and dogs walking past 24/7. Another particular gripe was the placement and management of the dumpsters. Our site was right next door to one of the dumpster sites. The first night we were there the dumpsters were so overfilled that rubbish was blowing out of them into our site. I have a problem with RV parks that either don’t have enough dumpsters and/or they are too cheap to empty them regularly enough for the number of people at the park. The park also has a stupid design for the dumpster areas because although there are two dumpsters in each dumpster site, there’s only one small access point so everyone dumps their rubbish in the first dumpster which ends up overflowing after a couple of days. Management could try to make some grassy areas in the common sites around the pool areas. Gravel and dust everywhere. They also definitely have a problem with people not picking up after their dogs and there were a few shady looking people wandering through the camp, although we had no trouble while we were there. This is a place to park for a few nights while enjoying the surrounding area. It’s not a “resort” to park at for a few weeks or longer.

This is probably the only rv park in Colorado Springs I would recommend. The property is beautiful with nice mountain views and is in a great location for the touristy activities. The bathrooms are beautiful and spa like with working hot showers. The laundry room is nice with speed queen machines. There is also a gift shop/convenience store in the front office and propane fill up. Off leash dog park was small but nice. The lots are nice and pretty level and the spacious we saw in the area, though it is still close. As stated by otheres there is major construction on Colorado ave and at the park. It didnt really bother us in regards to travel or noise. So a few negatives were: -there is NO dump station for rvs that use portable toilets, Luckily we were close to the bathroom and only dumped once. Along with that, our sewer cap was broken so had we needed the full hookup we wouldnt have been able to without moving locations. -The hookup water there was questionable and brownish I wouldn't recommend drinking. Perhaps that is due to the construction? -Not sure why but the area doesn't feel particularly safe at night. -One of the residents was always washing her dishes in the bathroom at night, which was super uncomfortable. -There were also some pretty homely looking campers,which was just surprising since we were asked the age and condition of our camper. - someone was letting there dog poop everywhere and not cleaning up. I'm talking like 30+ piles located in a couple spots right next to the poop bins with bags. Overall, I would recommend staying here it is hands down the nicest park in comparison to whats around. If construction gets done and those other issues were addressed it would be 5 star.

This is probably the only rv park in Colorado Springs I would recommend. The property is beautiful with nice mountain views and is in a great location for the touristy activities. This is an edited review done after the owners response. This park is probably one of the nicest parks we have been to...and we full time travel with my husband's job. We have been to almost 100 campgrounds. The showers are wonderful and clean, the employees are always present and the ones we have properly met especially Shannon and Max are amazing! They have been super helpful! Honestly they are great! The grounds are super clean we haven't seen any trash at all. Plenty of dumpsters for your personal trash. They fill your propane for you if you have portable ones! There is some construction going on outside the park but they really keep up on keeping the grounds clean. Our neighbors have been awesome and like most of our trips we have made new life long friends. We are in s12 and it's really quiet at night. We explore the area every weekend and really have been having fun! I highly recommend the zoo and the actual garden of the gods park... GORGEOUS views...we will be here until December for this assignment so I will add more later. I would highly recommend this RV park. We have 5 children and they are having a blast. Lots to do and see they are not bored!

My husband originally gave a poor review because I was talked to rudely inside the laundry facility. I was parked next to the laundry door, side of building because there was no parking for the laundry mat (It was marked fire lane so I shouldn't have been there I know this) but I had 4 huge loads of laundry I was dropping off with 2 of my younger kids. We were going to take the car back to the RV and walk back to start laundry (we had been doing this for a week); however, an employee came in as I was setting my 4 loads of laundry down after dumping my purse and told me I needed to move. I told her I was just dropping my stuff then moving. She followed up with "Well sweety you have to move or leave". On that note I was frustrated being called sweety in a lecturing tone. While I was walking out I asked her where she thought I was to park as there were no parking spots available she responded well I don't know but not here. There's parking around the building by the pool she said...In a not so nice tone told her she needed to stop talking to people so rudely it is not ok. I did not swear of say anything mean...I sounded irritated at best. She didn't say anything after that just stared at me. I moved my car which was all the way around by the pool there was one spot left and proceeded to do my laundry. Well come to find out my husband as sweet as he is reviewed the camp poorly as to defend me. I did call corporate as I felt the sweety move or leave comment was not professional. What the owner heard from me was me almost yelling back saying she needed to not be so rude. Why am I typing all this now? Well I wanted to delete the stupid review but it will only let me edit it. So I needed to explain why the owner has the response he has. I had no idea a review was written for me although I love him dearly for defending me😀. I have sense spoke with the manager of the property and told him I would not have written a review but unfortunately I cannot delete it only edit it. I have re-reviewed it as a 5 star because the actions of one employee should never be a reflection of an entire business. People have bad days and it was just that I suppose. READ THE WHOLE REVIEW! We lived here for 4 years. The office staff has always been friendly and have been well trained to have excuses for the park. However the property is garbage. Just this year alone more than half of the washers don't work. The washers have stained my new clothes so many times and no refunds were ever offered. It's not their fault some how. The water pressure is so poor and the manager and owner knows this. I could never get my dishes clean enough no matter how much soap we used. I lived in K8 most of the time. When it rains my site was always flooded and muddy since it all dirt and rocks. The site next to it is like having a swimming pool at your front door. The lots are so small when it comes to parking your vehicle. We had people's vehicles partly in front of our RV so many times. Now let's talk about the free WiFi that constantly doesn't work. We had to use the employee internet password for the property and set up our own router to get any sort of reception. My neighbors for 2 summers couldn't even use both ACs at a time because the Electric needs fixed and it needed fixed the whole 4 yrs we were there. My rent went from $8k a year and changing to $1100 a month with no upgrades done and the park just getting worse. Out of all 3 managers that were there while we stayed nothing was fixed for such a price raise. The propane is so expensive on property. In the winter we would pay close to $200 light bill at times and atleast $300 in propane. Which is another reason we moved. It's a beautiful location with very friendly staff but definitely not worth the price! Also there is homeless all over. I can't tell you how many times bikes have been stolen or the bath houses are filled with condensation from homeless doing drugs in the bathroom all night and leaving the showers on. Most of the homeless live near the creek right across the street. Don't be fooled by the location. They offer you a place to store your bikes so they won't get stolen but you can only access them during business hours, which is very inconvenient. We stopped taking our dog to the dog park because she was constantly sick. The first manager we dealt with knew it was diseased but all they did was spray it knowing it needed to be totally redone. We also lived on the O row for a winter. The sites in the middle are so poorly done and uneven. Other reviews will tell you that. Now that I don't live the truth can come out. For the summer the front swimming pool was closed the majority of time due to maintenance needed. We also begged for 3 years to have the felt on the pool table to be replaced and we were told This park has way more problems than a pool table. Finally this year they changed it out. Then the guy acted like we should be grateful when it got replaced. The game room is a nice feature but all of the pinball games take your money or malfunction. We finally just stopped going to it. God forbid you asked for a refund on the games. BEWARE OF...

DO NOT BOOK A RESERVATION HERE!

Seriously, do yourself a favor and book elsewhere.

Not in a safe area!

My husband looked at the stars and booked us 3 nights. I on the other hand read the reviews and was alarmed by several of them. I thought, these reviews are extreme and this place simply cannot be as bad as described. Well, it is! We camped two weeks in SD, Yellowstone, and the Grand Tetons only to arrive here and had to stay in a hotel 30 minutes North, where we felt safe!

First, it is smack dab in the center of a town, smack dab. Old run down motels, homeless individuals, residential houses, and pot houses line the street right in front of the turn in for the 'campground.'

Second, it's not a campground, people live here. It's a trailer park, with campers. Not kidding. The manager told me all the workers live there, probably amongst other locals. When I told her I felt unsafe, she said they all felt fine, they live there...

They have a problem with the local homeless stealing, the security guard even said so when we told him immediately upon arrival we felt unsafe and addressed some of the concerns listed in the prior reviews.

RV camping MAY be ok here, but based off others reviews the whole place is a dive. Tent camping, forget it. The tent tow backs up to a CHAIN LINK fence with a walkway behind it..a few trees, a runoff 'creek' and then the MAIN ROAD! Not safe, private, nothing. Girl in the office said chain link has helped curb people stealing from the campers, what?! The tent area is a strip of gravel separated by tint wood fences. This is not camping.

Smells like sewer by the tent area.

I had to call twice, and visit the office twice during my time in CS to get a refund.

They had a domestic violence incident two days before we arrived. Security guard said it was the first incident like it in six months. Oh boy.

They have security guards. What campground has security guards? I have yet to go to one.

The website looks wonderful, don't be fooled! Security and office personnel called it 'Urban Camping.' Online also stated..at least when I booked, that the campsite was among trees, ha, nope. Kuddos to your website design team, A+. But......FALSE advertising all around.

We left immediately after looking at our site and the area. We ended up staying in the Fairfield Inn North. Nice place, great price. Clean and safe. South CS Spring, Exit 141 to 145 or so...I will NEVER be back. Unfortunately to get to GOG or Pikes Peak, both are off these exits.

Also, you cannot see the Garden from the campsite.

Hope this helps save you the pain we had to deal with. Our two and a half week camping vacation ended with us in a hotel and fighting for a refund. We did end up with a refund, but they kept 10% for not cancelling 72 hrs prior. However, canceling was never the plan and when we arrived, it was clear we could not stay. They should have refunded 100%. We were there...
